Start Your Market Research Select your state – CA or FL or Click on ‘Search Properties’

Use Visual Heat Maps to Dive into Local ‘Hot Spots’ Start by viewing county-level heat and details Select your heat criteria from drop-down menu Find top-rated counties (red color is best) Zoom into the city-level using: Map’s zoom features, or Click on a county, and select ‘Zoom Map’ 2 1 4 3

View City-level Heat & Averages Click on a city on the map to review city averages If you like a city, you can then: Jump directly to search listings for the city Zoom into a map of the city – “Zoom Map” Add it to the “Compare List” by clicking “Compare” 1 2

Add More Top Cities from Market Table to Your Compare List Sort market table by column based on Score, list price, $ per Sq.Ft., Cash Flow, etc. Find your cities of interest Click on city name – select ‘Add to compare’ The ‘View Compare’ button will activate (if not already active) on the first compare selected 1 4 3

Compare Cities to Assess Relative Investment Potential Click ‘View Compare’ to see comparison chart Compare investment potential based on Scores, market/economy, lifestyle, and property data For any city, click on action icons below city name to see the city on map, or search listings in that city To go back to market table, click ‘Back to Cities’

Search Listings in a Chosen City There are 4 ways to search for listings in any city: Click search icon on Market Comparison chart (on previous page) Select ‘Search listings’ from city pop-up on map Select Search listings’ from city pop-up in table Enter city name in the search bar 4 2 3

Set Advanced Search Filters Click on “Advanced Search” to optionally, narrow your home search using two types of search filters: Investor criteria: Strategy, Score, Cash Flow, Price, School and Safety Ratings Property attributes: Type, Bed, Bath, Size, Lot, Price per Sq.Ft. 1

Review, Sort & Filter Home Search Results to Finalize your Choices Re-sort list based on other preferences Narrow your results using search filters Review investment data by hovering over a listing View Foreclosures or re-sale listings Show (or hide) map to see listings on a map Click ‘Details’ to view property details 2 5 4 1 3 6

Review Property Snap-Shot Listing price and property attributes Property’s Growth & Income Scores Investor SmartFacts on the property For more details on listing, go to listing website

Review Property’s Investment Facts Star-ratings compare property’s investment value against other properties in its city, metro and state

Analyze Property’s Cash Flow Default cash flow based on SmartZip analytics on rent, vacancy, maintenance expense, etc. Assumes 20% down, 30-year fixed loan Customize cash flow by changing parameters

Analyze Property’s Return on Investment (ROI) SmartZip forecasts 5, 10 and 15 Year appreciation ROI based on total income and expenses over the holding period Customize ROI by changing forecasted appreciation or commission at sale

Rate & Analyze ANY Property We have rated all properties (in CA & FL, two of the most opportunity-rich states) Enter address of ANY single family home (includes 1 to 4 units homes, condos and townhouses) to get its SmartZip Score and evaluate its investment potential
