What makes Canadian private
equity real estate attractive to
investors?
In general, high-quality, well-managed,
well-diversified commercial real estate
in major markets should be a core
component of portfolio construction for
high-net worth investors seeking
sustainable premium risk weighted
returns, measured over a long-term
horizon. Historically, commercial real
estate has not been correlated to the
equity markets and has served as an
effective inflation hedge over time,
building value from ongoing intensifica-
tion and urbanization.
In Canada specifically, there are several
macro factors that make real estate an
attractive investment for private wealth
managers, assets managers and high-
net worth individuals. First, Canadian
immigration, highest in the G7, will
continue to fuel population growth,
sustaining high demand for all forms of
real estate, particularly in urban centers
across the country. Second, the relative
political stability that Canada enjoys
reduces risk for investors and facilitates
liquidity in the market. Third, there are
persistent structural inefficiencies in the
Canadian market that restrict supply
while demand continues to grow,
particularly in the industrial and multi-
residential sectors.
Given the current economic envi-
ronment, what types of real estate
are ideal for long-term investors?
This is a common question from real
estate investors. In Canada right now,
multi-residential real estate is poised to
be a strong performer in our high
population growth environment. I also
expect we are going to see a reversal of
trend in retail, which has had substan-
tial value reductions in recent years.
That said, diversification and proper
portfolio construction is critical in real
estate investing, to minimize single
asset risk and maximize long-term
returns across asset types.
What do you look for in the assets
and property managers? What is
crucial for success?
At KingSett, we tend to focus on assets
with a high degree of tenant liquidity,
where it is relatively easy to replace an
existing tenant with another. In Canada,
this is achieved by focusing on assets in
urban centers that are close to transit,
have intensification opportunities and
will benefit from long-term employment
growth.
More specifically, we focus on assets
that align with the objectives and risk
tolerance of the specific KingSett fund
the asset is held in. For our income
fund, we look for stable real estate
assets in core Canadian markets with
strong cash flow growth and deep value
creation opportunities.
What risks should investors be
aware of? How can these risks be
mitigated?
In private equity real estate, there are a
few common red flags investors should
be mindful of. These include over-
levered funds in a high interest rate
environment, illiquidity due to restrictive
redemption policies, and NAV valuation
processes that can distort value in the
short term, particularly with debt mark-
to-market adjustments in a high interest
rate environment.
What trends should investors be
aware of and plan for?
We encourage investors not to focus on
trends or short-term factors. The best
advice we can provide in a volatile
environment is to maintain focus on the
long-term. In Canadian commercial real
estate, the best investment is a scala-
ble, well-managed and long-term fund.
