OUR NEW
Background
Charlie is originally from Kent in England,
and has been in Dubai since June 2016.
āI wouldnāt say I walked into haus & haus
with the mindset of becoming part of the
directorship, but within the first year here I
noticed I had years of relevant experience
which could allow me to lead and manage
the business. Importantly, I built a very strong
business relationship with the 3 Managing
Directors; Luke, James and Simon. I could then
see myself becoming part of the directorship
and itās a great feeling to be given the Leasing
Director role.ā
Charlieās experience before relocating to
Dubai and joining haus & haus was very much
sales and management orientated. Upon
leaving school he joined one of largest high
street banks in England with little experience.
After his 3rd year within the bank his network
in the city was stronger and new opportunities
were presented. He then joined a brokerage
which dealt with more direct financial sales,
which is where he learnt to sell. āProspecting,
opening questions and closing were things I
knew how to do but this was a new levelā
He joined haus & haus in June 2016 as a
leasing consultant having never worked in
Dubai or worked in Real Estate previously.
haus & haus decided to dedicate him to the
Greens & Views as an area to specialize
in ā an area which hadnāt previously been
dealt with by a haus & haus employee. Within
9 months Charlie successfully hit targets to
cement himself āat the hausā and become a
senior broker. In October 2017, he moved
across to the sales team and due to the
new company kiosk at that time in Emirates
Living he turned his focus to the Springs &
Meadows, as well as the Greens & Views.
Why Dubai?
Charlie came on holiday to Dubai in 2014 with
his brother and a friend. They knew some
friends of friends who were living and working
out here and when meeting them it became
clear they were living a very good lifestyle; not
only with work but in general!
āDubai seems to have history of hiring the right
person for the right reasons and not letting
emotion alter sight and visionā.
How haus & haus?
Charlie came to haus & haus through a
recruiter in the UK and after 2 skype interviews
with James & Luke he was convinced that
there was an opportunity to earn good money.
āJames and Luke came across as genuine and
didnāt just talk about how great the lifestyle
could be, but also about how the people that
make it work are the ones that stay late, work
weekends and fully commit from the outset to
set themselves up for a successful time in the
Dubai Real Estate market!ā
What will he bring to the role?
āThe main 2 things I will bring to this role is
time & experience. Iāll have the time to nurture
and develop the existing team, and nurture the
current highest earners ā to ensure they have
their goals set & everything they need to reach
them. The majority, if not all of the team are
hitting their monthly targets but the consistency
can certainly be improved. Having been there
and done it myself I have relevant advice and a
knack to lead. My focus is now the haus & haus
employees and my sole objectives are where
they now, where do they want be, & how can I
assist them in achieving their goals!ā
The final word
āCompetition is rife in the Dubai Real Estate
market whereby most landlords and tenants
will be speaking with at least 2/3 brokerages
at any time. So I plan make our biggest value
the customer (whether a tenant or landlord);
they NEED to be serviced correctly. This is
already deep in haus & hausā core values;
however with more focus, I know we can do
better! If every client of haus & haus has a five
star experience not only will that help the hausā
bottom line month on month but it will also
help individual brokers consistently achieve
the results they need. Working in Dubai Real
Estate it is inevitable that problems occur that
couldnāt been foreseen. How we deal with
those problems is what counts ā this is what
currently sets us apart in this competitive market
and what will keep us ahead throughout
coming years!
In my opinion haus & haus had a bright future
since I joined nearly 2 years ago. Since then the
team has more than doubled. We even knocked
a wall down in the office for the newest recruits!
We now have a property management team
which has hit the ground running and we are
already seeing the benefits of that ā not only
the leasing side of the business, but also on re-
sale. We are already considered one of the best
real estate companies in Dubai so itās all about
staying on track and getting better and better!
We have some big things planned throughout
2018, so keep an eye out for us.ā

appointed Charlie Bannan as our new Leasing Director
for the company. Charlie fought off very tough opposition
from 9 internal candidates from the current haus & haus
team for what is the first senior management role outside
of the original three Directors. He will be taking charge
of the current team of 28 brokers from the 2nd April 2018
with a view to consolidating the current team before

Once youāve chosen your property,
whether itās for your own use or to rent
out as an investment, you should think
about how to structure that ownership.
There are various options, and here we
will look at owning in your individual
name, in joint names, or in the name of
an offshore company.
Individual Name
If you are buying a property as an unmarried
individual, you may well choose to have the
property registered in your individual name.
In this case the process is relatively easy,
as you only have to produce evidence of
your identity (usually by way of your original
passport) at the transfer office. It is also a
useful option where you are taking advantage
of mortgage finance, as most locally-based
banks will only lend to individual buyers, and
not to offshore companies. Previously, some
individuals were reluctant to buy property in
their individual names, as they were worried
about the inheritance implications at a time
when it was not clear how the local courts
would treat Dubai property succession issues
for foreign, non-Muslim owners. They looked
to offshore company ownership to circumvent
the application of UAE inheritance laws and
regulations. But the establishment of the
DIFC Wills & Probate Registry (DIFC WPR)
has provided individuals with a solution which
gives comfort in that it is designed to ensure
that your property passes in accordance
with the wishes stated in your DIFC WPR
registered Will.
Joint Names
Married couples will often opt to buyĀ a
property in their joint names, but co-
ownership is available to any joint buyers.
They will both be listed as owners on the title
deed, holding equal shares (unless otherwise
specified on transfer). This requires both
parties to be present at the purchase and
any subsequent sale (themselves or through
their duly appointed representatives). Note
that a husband cannot sign for his wife, or
vice versa, without express authority. As with
individual owners, there are advantages of
simplicity and therefore speed and cost in the
conveyancing process. Mortgage finance is
also readily available to joint owners as it is
to individual owners. Once again we would
recommend that joint owners file Wills with
the DIFC WPR (āmirrorā Wills) to ensure that
the property passes in accordance with their
wishes on death. Note that where one of two
joint owners dies, the deceasedās share does
not pass automatically to the surviving owner,
but rather to the rightful heirs of the deceased
(which may or may not include the joint
owner). It is important therefore that a Will is
made to evidence the wishes of the parties in
the event of the death of either of them.
Offshore Company
In the early days of Dubaiās real estate
history, when foreign ownership of property in
designated areas was first introduced, there
were few restrictions on the types corporate
entities that could hold freehold title. Many
properties were therefore bought directly in
the names of companies from the traditional
offshore centres like the BVI, the Cayman
Islands, Jersey, Guernsey, etc. More recently,
the Dubai Land Department has adopted a
policy under which the only offshore entities
that can be registered as owners of Dubai
real estate are Jebel Ali Free Zone (JAFZ)
offshore companies. However, it is permissible
for these JAFZ offshore companies to be
owned by a ātraditionalā offshore company,
which can in turn be owned by the individual
investor. These structures were more popular
in years gone by, as the ultimate ownership
was removed from the local jurisdiction and
hence removed from the vagaries of the local
inheritance position at the time. Since the
introduction of the DIFC WPR however, many
investors have felt comfortable to eschew
such structures for simpler direct ownership
models. Other drawbacks include costs ā
it can be expensive to establish and maintain
an offshore structure, and the legalisation
and translation of the paperwork required
to buy and sell the underlying asset can be
expensive. They do however still provide
a solution that addresses succession
concerns, and they can be used to integrate
local property acquisitions into existing
portfolioĀ structures.
So even before you have identified your ideal
property, whether itās intended as a home
or as an investment, think about how you
want to structure the acquisition. Identify and
consider your concerns, be they succession
issues, costs, tax implications or anonymity
requirements. Then take advice and make
sure you create a structure thatās right for you.

Il Salone del Mobile, the premier destination
for design lovers. We were lucky and privileged
to meet professionals coming from all over the
world for this unmissable event. In truth, there
is no other chance to see gathered in the same
place so many talents, tastemakers, promising
innovations and inspiring visions. I am thrilled
to share a snapshot of the remarkable trends I
have experienced during the most hectic week
of the year for the design industry.ā
1. Fabulous 50ās
Luxury brands and makers are moving
away from the concept of pure design
while welcoming a touch of retro to artfully
emphasise their contemporary interiors.
The Fifties are the ideal source of inspiration
to add delightful contradictions especially in
loose furniture with curvy shapes, rounded
edges and graceful legs. Smart fabrics in
upholstery are highly recommended to jazz
up the atmosphere.
2. The power of colour
The classicism of grey is always cool but
vibrant hues and bold colours for accessories
are decidedly hot in the forthcoming years.
To achieve the look it is better to opt for
matt finishes and master the subtle art of
combinations and contrasts. Colours such as
lake blue, red earth and sage green are totally
fashionable in home decoration.
