2. WHAT IS HOUSING?
Generally speaking housing may be defined as an
architectural Unit for accommodation in order to protect the
occupant from the forces of nature. But in wider meaning
housing covers all the ancillary services and community
facilities which are essential to human well being. In
addition to the physical structure, it includes water supply,
sanitation and disposal of water, recreation and other basic
amenities of life. Housing means residential accommodation
and facilities, common areas and services used directly with
the residential accommodation.

House being narrower term, may represent only an
architectural structure accommodation. Housing being wider
term includes the family relationships and bonds of
affection which are nurtured within this architectural
structure.

13. BELAPUR HOUSING

The site area of 5.4 hectares was developed to house 500 people (about 100
families) per hectare. The project has a single principle at its roots: an individual
plot for each dwelling to allow for future expansion as and when necessary. The
scheme was designed to cater to a variety of income groups: lower, middle, and
upper. Though the range of income groups is wide (a ratio of 1:5) the plot sizes
vary less, from 45 sqm to 75 sqm. The overall development is low-rise high
density, in-keeping with most of Correa’s other low-cost housing projects. The
smallest open space is the individual yard of each house. Seven dwellings are
grouped around an intimate courtyard of about 8m x 8m. Three such clusters
come together around a larger space of about 12 m x 12 m. Three of these
clusters combine around the largest community space of 21m x 21 m.

14. CONDOMINIUM
A condominium, also known as a condo, is a large housing
complex divided into individual units for the purpose of sale,
with each unit having an individual title and hence could be
separately owned. A condominium refers to a building with
multiple living dwellings in it. Instead of having one person
own the entire property. Individual owners of condominium
units share in ownership of common areas, such as corridors
and recreation rooms indoors and courtyards outdoors. The
association makes sure that the common areas are kept in
good repair. Since condos are generally found in apartment
buildings, you own the interior space of your apartment
outright along with an undivided portion of the building
(known as the common areas or common elements) and
have the right to use the common areas of the building such
as the community facilities, laundry room, parking and
hallways.

15. TYPES OF CONDOMINIUM
Condominiums are classified into two types: freehold
and leasehold. With freehold condominiums, the tenant
owns the unit outright. Leasehold condominiums require
tenants to enter into contracts with their landlord rather
than own the unit.
There are many types of condominium:

4. Private Condo or Private Own Apartment

16. Condo Home
A typical condo home is a residential property in which the
owner owns only the portion of the building that houses
their residence. This contrasts with a single-family residence,
or what is commonly referred to as a “house,” in which the
owner owns both the dwelling and the land on which it is
located.
Condo Share
Typically, a timeshare condo, or condo share, is used as a
second home or vacation residence. Each year, its tenants
are assigned a specific time and number of days to use the
condo.
Condominium shares are typically subject to fees such as
maintenance and property taxes and are not classified as
investment properties. These units can be difficult to sell, but
they provide desirable locations at a fraction of the cost of
resorts or hotels during the vacation season.

17. Detached Condo
Detached condominiums offer all the benefits of
condominium living with the added benefit of low
maintenance and planned communities. The primary
distinction between these types of condos and
condominium homes is the absence of common walls.
Rather than that, a detached condo community is located
near a city, and units are frequently clustered together.
Private Condo
A private condo or apartment is owned by the landlord of
the unit. These condos are typically rented to tenants, but
they differ from standard apartments. The application
process, eligibility requirements, and deposit amounts may
vary for these types of rental condominiums.

18. Condo Building
A condominium building is a complex comprised of
individually owned units. Typically, ownership is controlled
by a HOA or community property management organization
that is responsible for property upkeep and some
maintenance.
Condominium Developments
The term “freehold condominium development” refers to
developments in which the developer owns the land on
which the units are built. When a tenant purchases a
condominium, ownership is transferred to the purchaser. The
primary distinction between freehold condominium
developments and traditional condominium buildings is
that owners are responsible for maintaining their own units,
including exterior walls, while management maintains
common areas.

19. Pros of Condominium Ownership
1. Fewer maintenance and repair responsibilities.
2. Access to on-site amenities, such as a sauna or swimming
pool, which you otherwise might not be able to afford.
3. Enhanced security features in some condominium units.
You’ll also have peace of mind while you’re on vacation
knowing that your neighbours are close by.
4. Monthly maintenance or condo fees are usually
predictable.
5. You have a say in the running of the condominium
corporation. As an owner, you have voting rights and can
be elected to the board of directors.
6. A community that may have a wide range of social,
entertainment and recreational activities sometimes
geared to a specific lifestyle (seniors, for example).

20. Cons of Condominium Ownership
1. You may not be able to decide when maintenance and
repairs get done.
2. You may have to pay for amenities that you might never
or rarely use.
3. Less privacy in some condominium units and possibly
more noise.
4. Possibility of special assessment charges for
unexpected repairs.
5. Like most communities, a condominium attracts
individuals with a variety of personalities. It can
sometimes be a challenge to reach a consensus.
6. Less space in some condominium units.
7. Possible restrictions on things like noise levels, parking,
pets, smoking and even the style and colour of things
like doors and window coverings.

21. HUNHAI LUXURY CONDOS

Hanhai Luxury Condos is an attempt by Archimorphic in the sub-center of
Zhengzhou New District CBD, China: a residence that is in harmony with nature.
The total construction area is 215,000 square meters. It consists of nine high-rise
residential towers and three living facility buildings enclosing the large central
garden. These facility buildings include a public club house, a supporting facility
building, and a nine-classroom kindergarten. The residential units have been
designed for privacy and comfort with ample opportunity for cross ventilation and
multiple spaces with good solar exposure. The large private terraces and small
balconies bring the natural environment to each unit, and the terraces allow each
unit to expand the living spaces into the outdoors through the use of large sections
of operable glass walls. Special features for the larger unit types differentiate the
project with other ones of its kind and include double height living spaces, double
master suites, Chinese kitchens, bathrooms, and terrace swimming pools.

23. CONDOMINIUMS IN BANGLADESH
The number of condominiums – complexes of buildings containing individually
owned apartments across the country has been increasing constantly over the
past two decades. Affluent buyers love these complexes as they leave a significant
portion of the project area for open space. According to the Real Estate and
Housing Association of Bangladesh (REHAB), developers have built 184
condominium projects in the last 16 years across the country, which can
accommodate about five lakh people. The highest number of condominiums are in
Dhaka (80), Chattogram (34), and Sylhet (14). Apartments in the condominium
projects are costlier as they offer more facilities compared to typical housing
projects. It is mainly businessmen, politicians, bureaucrats and expatriates who buy
and live in these luxury apartments, said people involved in this sector. There are
two types of apartments in the condominium projects in the capital – luxury and
ordinary.

One of the real estate developers said luxury apartments in the condominiums cost
around Tk15-25 crore while ordinary ones cost around Tk1-5 crore, depending on
the areas they are located in. Japan-Bangladesh Joint Venture Company started the
first condominium project in the Mohammadpur area in Dhaka in 2004. Later,
Building Technologies and Ideas Ltd (BTI), Concord Real Estate Limited, Navana Real
Estate (NREL), Sheltech (Pvt) Ltd, Nakshi Homes Ltd (NHL), Sanmar Properties
Limited, Rangs Properties Limited, ASSURE GROUP, ABC Real Estate Company,
Artisan Real Estate Company, Dom-Inno Real estate company, Alliance Properties,
Epic Properties Ltd, Edison Real Estate, Regent Design and Development Ltd (RDDL)
started building condominiums in the city. Sanmar Properties was the first to
implement such a project in Chattogram, while East Valley Development Ltd built
the first condominium in Sylhet. The condominiums attract buyers with modern
amenities, but some of them have failed to deliver on their promises.
