Moving the Housing Market Forward: Principles for Returning FHA to its Tradit...AEI
FHA lending standards became increasingly risky over time. Originally, FHA loans required a 20% down payment and fully amortizing 20-year term, creating substantial homeowner equity. But starting in the 1950s, FHA raised loan-to-value limits and extended terms, relying more on home price appreciation. Private lenders followed suit. By 2006, FHA allowed 100% financing on 40-year loans, leaving no equity. This excess leverage from low down payments and long terms sowed the seeds of the financial crisis when home prices declined.

2) Key developments included generating a stable yeast seed bank, optimizing fermentation conditions like temperature and harvest time, and improving protein extraction methods.
3) Scale-up studies from flask to 20L bioreactors demonstrated production of HBsAg, as confirmed by SDS-PAGE and western blot analysis. Further work is proposed to develop a chemically defined medium and investigate alternative fermentation strategies.
Porcelain tiles are superior to ceramic tiles in that they are more durable and resistant to damage. Porcelain tiles are vitrified, meaning they have a glass-like surface that makes them very hard and chip resistant. They are suitable for high-traffic areas like kitchens and bathrooms due to their durability and ease of cleaning. Their smooth, polished surface also provides an elegant, minimalist look unlike any other flooring material.

Financial stability" Should we trust in central bank superheroes?AEI
This document provides a summary of a presentation on financial stability and regulation given by Paul Kupiec. It discusses vague concepts of financial stability and systemic risk that politicians have tasked regulators with preventing. Regulators are given broad discretion over the financial system through macroprudential policies with little oversight. New rules like the liquidity coverage ratio are backfiring by pushing liquidity out of banks. Stress tests give the Federal Reserve significant power over large banks through subjective scenarios and models. The rules extend regulatory control over other sectors like insurance and asset management.

Reforms proposed to better support women include expanding and streamlining childcare subsidies, reducing marginal tax rates, boosting the Earned Income Tax Credit, and investing more in women's education from an early age.
The state of housing finance in the United StatesAEI
This document discusses the state of housing finance in the United States. It argues that the government continues to dominate the housing market through Fannie Mae, Freddie Mac, and FHA, accounting for 75-80% of the market. It also notes obstacles to reducing this government domination like a lack of congressional action on reform and the view of the new FHFA director that housing finance reform is not a priority. Additionally, it criticizes the long-standing policy focus on expanding homeownership through increased leverage and assisting borrowers with poor credit, arguing this has not meaningfully increased homeownership rates and crowds out private retirement savings.
Liquidity needs in the post crisis world and liquidity provision for bank res...AEI
- Current regulations like the LCR and NSFR require banks to self-insure against prolonged periods of liquidity stress, which is expensive and restricts credit provision.
- The author proposes that the Federal Reserve sell "systemic liquidity options" to provide liquidity insurance at a lower cost. These would allow holders to repo eligible collateral with the Fed for a month.
- For resolving large, complex banks, relying on the FDIC's SPOE approach may be difficult if a bank suffers large losses and a deposit run exceeding the FDIC's guarantee capacity. The Wells Fargo example shows how losses and deposits fleeing could leave a bridge bank undercapitalized and struggling to fund itself.

The FHA does not produce sustainable homeownershipAEI
The document discusses problems with the Federal Housing Administration's (FHA) mortgage insurance programs. It argues that FHA historically had prudent underwriting standards but became too lax starting in the 1950s. This led to high foreclosure rates, especially in working-class communities. The document proposes several reforms to reduce foreclosure risk such as lowering insurance coverage, limiting seller concessions, using a residual income test, and countercyclical underwriting policies. The goal is to allow more sustainable homeownership while still serving lower-income borrowers.

In response to the urgency and scale required to effectively address climate change, open source solutions offer significant potential for driving innovation and progress. Currently, there is a growing demand for standardization and interoperability in energy data and modeling. Open source standards and specifications within the energy sector can also alleviate challenges associated with data fragmentation, transparency, and accessibility. At the same time, it is crucial to consider privacy and security concerns throughout the development of open source platforms.
This webinar will delve into the motivations behind establishing LF Energy’s Carbon Data Specification Consortium. It will provide an overview of the draft specifications and the ongoing progress made by the respective working groups.
Three primary specifications will be discussed:
-Discovery and client registration, emphasizing transparent processes and secure and private access
-Customer data, centering around customer tariffs, bills, energy usage, and full consumption disclosure
-Power systems data, focusing on grid data, inclusive of transmission and distribution networks, generation, intergrid power flows, and market settlement data
How information systems are built or acquired puts information, which is what they should be about, in a secondary place. Our language adapted accordingly, and we no longer talk about information systems but applications. Applications evolved in a way to break data into diverse fragments, tightly coupled with applications and expensive to integrate. The result is technical debt, which is re-paid by taking even bigger "loans", resulting in an ever-increasing technical debt. Software engineering and procurement practices work in sync with market forces to maintain this trend. This talk demonstrates how natural this situation is. The question is: can something be done to reverse the trend?

Dandelion Hashtable: beyond billion requests per second on a commodity serverAntonios Katsarakis
This slide deck presents DLHT, a concurrent in-memory hashtable. Despite efforts to optimize hashtables, that go as far as sacrificing core functionality, state-of-the-art designs still incur multiple memory accesses per request and block request processing in three cases. First, most hashtables block while waiting for data to be retrieved from memory. Second, open-addressing designs, which represent the current state-of-the-art, either cannot free index slots on deletes or must block all requests to do so. Third, index resizes block every request until all objects are copied to the new index. Defying folklore wisdom, DLHT forgoes open-addressing and adopts a fully-featured and memory-aware closed-addressing design based on bounded cache-line-chaining. This design offers lock-free index operations and deletes that free slots instantly, (2) completes most requests with a single memory access, (3) utilizes software prefetching to hide memory latencies, and (4) employs a novel non-blocking and parallel resizing. In a commodity server and a memory-resident workload, DLHT surpasses 1.6B requests per second and provides 3.5x (12x) the throughput of the state-of-the-art closed-addressing (open-addressing) resizable hashtable on Gets (Deletes).

zkStudyClub - LatticeFold: A Lattice-based Folding Scheme and its Application...Alex Pruden
Folding is a recent technique for building efficient recursive SNARKs. Several elegant folding protocols have been proposed, such as Nova, Supernova, Hypernova, Protostar, and others. However, all of them rely on an additively homomorphic commitment scheme based on discrete log, and are therefore not post-quantum secure. In this work we present LatticeFold, the first lattice-based folding protocol based on the Module SIS problem. This folding protocol naturally leads to an efficient recursive lattice-based SNARK and an efficient PCD scheme. LatticeFold supports folding low-degree relations, such as R1CS, as well as high-degree relations, such as CCS. The key challenge is to construct a secure folding protocol that works with the Ajtai commitment scheme. The difficulty, is ensuring that extracted witnesses are low norm through many rounds of folding. We present a novel technique using the sumcheck protocol to ensure that extracted witnesses are always low norm no matter how many rounds of folding are used. Our evaluation of the final proof system suggests that it is as performant as Hypernova, while providing post-quantum security.

Essentials of Automations: Exploring Attributes & Automation ParametersSafe Software
Building automations in FME Flow can save time, money, and help businesses scale by eliminating data silos and providing data to stakeholders in real-time. One essential component to orchestrating complex automations is the use of attributes & automation parameters (both formerly known as “keys”). In fact, it’s unlikely you’ll ever build an Automation without using these components, but what exactly are they?
Attributes & automation parameters enable the automation author to pass data values from one automation component to the next. During this webinar, our FME Flow Specialists will cover leveraging the three types of these output attributes & parameters in FME Flow: Event, Custom, and Automation. As a bonus, they’ll also be making use of the Split-Merge Block functionality.
You’ll leave this webinar with a better understanding of how to maximize the potential of automations by making use of attributes & automation parameters, with the ultimate goal of setting your enterprise integration workflows up on autopilot.
