The RiverPlace Hotel

Originally built in 1984, the RiverPlace Hotel is sited in
downtown Portland along the Willamette River,
adjacent to the very popular Tom McCall Park.
The RiverPlace is a unique hotel with 15 room types
including eight two-story suites above the river and
marina. The hotel renovation included furniture and The RiverPlace Hotel - Portland, Oregon
finishes in all rooms, complete gutting of the lobby, bar
and dining area.
A new lobby, bar and dining area were reconfigured,
with a display kitchen, new hardwood bar, guest lobby
and registration area and state-of-the-art business
center.

The Tiburon Lodge
Tiburon, California

Originally built in 1968, The Tiburon Lodge on San
Francisco Bay quickly became a destination resort with
a colorful past. In response to market demand at the
time, the previous owner decided to theme many of
the rooms. The names spoke for themselves--the Roman,
the Licorice Room, the Cave, and the Emperor’s Room.
Larkspur Hotels & Restaurants, LLC purchased this hotel
in 2005 and renovated, rebranded and re-marketed it
with an updated image for a new discriminating
clientele. The transformation took almost a year and a Tiburon Lodge - Tiburon, California
half and is an example of how a creative team of
players, with excellent planning, design and execution
skills, can deliver a state-of-the-art hospitality product.
It was a $4M renovation of 102 rooms and all public
spaces. The main entry was opened and a fireplace
and reading room were added to the newly renovated
lobby. A new dining room and bar were created as well
as a private dining area. Sustainable bamboo flooring
was used throughout. The entire exterior was themed,
walkways created in public spaces and the pool
renovated. All meeting room spaces were reconfigured
and renovated. A new boiler and HVAC system were
also added.

The Casa Munras Hotel, Circa 1820
Monterey, California

Portions of the hotel were originally built in 1820 as the
personal residence of Don Esteban Munras, the last
diplomat from Spain to Mexico. The residence was a
traditional Spanish mission-style home with three foot
thick walls, twelve foot ceilings on the first floor and The Casa Munras Hotel - Monterey, California
ten foot ceilings on the second floor. All original wood
joists were hand cut redwood--some over thirty feet in
length.
The one year renovation included the main building,
partial kitchen, bar, courtyard, pool, 196 guestrooms
and the creation of a new spa in former commercial
tenant spaces. The lobby and meeting room floors are
Australian Eucalyptus and the retrofitted windows are
Brazilian Mahogany - both sustainable building
products.
A significant amount of the Carmel stone used to face New lobby and guest registration

old footings of removed adobe walls. The remaining
original walls were reinforced with inlet steel moment
frames and drilled epoxy all thread rods.
The main building was gutted on both floors. New HVAC,
plumbing, and a new electrical service was installed.
The upper floors are configured to accommodate five
new luxury rooms with soaking tubs and separate Kohler
designer series showers. All of the quest rooms were
renovated with new interior surfaces, appliances,
furniture and window treatment.

The Monticello Hotel, Circa 1908

The Monticello Hotel (now named the ABRI Hotel) was
originally constructed in 1908 in the heart of San
Francisco and named after the home of Thomas
Jefferson. Over the years it had gone through several
renovations, all with a Jeffersonian theme.
Now renovated by Larkspur Hotels & Restaurants LLC
in an ‘Urban Edgy’ theme, all existing rooms were gutted
and reconfigured with new lobby space, guest
registration area, furniture, fixtures, finishes, appliances,
and window treatments. A total of 56 guestrooms were
renovated.
The ABRI Hotel - San Francisco, California
A state-of-the-art data transfer, internet and television
system was installed including multiple Cat 5e drops
per room.
The 1908 elevator cab was renovated as well as the
hoist way. Prior to the renovation, a new seismic
restraining system was installed to improve the stability
of this five story unreinforced masonary structure. The
exterior historic windows were fitted with insulated glass
to reduce noise and save energy.

The Cartwright Hotel, Circa 1915

The Cartwright Hotel (now Larkspur Union Square) is an
eight-story concrete structure originally built in 1915.
The renovation of this hotel included the creation of a
fire protection ‘safe zone’ at each elevator lobby, the
addition of eight new ADA rooms, renovation of 64
guest rooms, and a complete lobby reconfiguration The Larkspur Union Square - San Francisco, California
and renovation.
The lobby renovation included a new HVAC system to
the first floor, updating of the meeting room with state-
of-the-art lighting in the ceiling, new carpet and
refinished walls, addition of a new library/bar space
with fireplace and a new entrance lobby.
The clear fir wood flooring in the meeting room, library
and lobby was salvaged from a sub floor in the hotel
and refinished.

Functional Fuel Restaurant

Functional Fuel, Inc. is a new upscale restaurant built
along Harbor Steps in downtown Seattle. The
construction included the interior renovation of
approximately 2400 SF of vacant space. The design
was modern industrial with several complex
construction components.
The restaurant features a new structural steel frame
glass canopy, with rolling radius doors, providing cover
for the main entry.
The interior is a natural concrete floor with inlaid
granite slabs including black alcohol stain highlights.
The kitchen was installed with concrete countertops
and top of the line cooking appliances. The dining room
features a raised bamboo dining floor area.

On the Green is a 48 building, 552 unit apartment
complex surrounding the North Shore Golf Course in
Tacoma, Washington.
The renovation involved the removal of the exterior
vinyl siding and decks, structural repairs, installation
of a state-of-the-art waterproofing system, new
downspouts, siding, decks, deck coatings and roofing.
The project was eighteen months in duration and
realized a significant savings for the ownership.

Alki Condominiums
West Seattle, Washington

Alki Condominium is a six story, 10 unit stucco exterior
building sited along Alki Drive in West Seattle.
The project consisted of complete removal of all
building exterior elements and windows.
The structure was remediated for any areas of
suspected mold and structural damage. All windows
were removed and a state-of-the-art waterproofing
system was installed under a new stucco exterior.
All of the wood/metal railings were replaced with a
glass railing system. A new entry canopy and landscape
design was installed.
The project was seven months in duration and realized
a significant savings for the client.

This project was the first Hilton Garden Inn for the Hilton
Corporation in Washington state.
It features 150 studio units, including full individual
kitchen facilities.
An upscale hotel, catering to the discriminating
business traveler, the Hilton Garden Inn also features
an impressive indoor pool and exercise facilities.
The project is wood frame construction with Magna
Wall exterior. The interior package includes signature
Hilton Corporation furnishings.

hospitality corporation. It was in the process of final
design as construction began, challenging the
project’s architectural, construction and
management professionals.
The upscale extended stay hotel features state of the
art telecommunication, entertainment and meeting
facilities, including a fully equipped business center.
The building includes 127 units composed of a
combination of studios and larger suites.

The Candlewood Suites Hotel

This project was the first Candlewood Hotel in
Washington. It features extended stay studios and
suites with in-room telecommunications services.
It has a fully covered parking garage as well as
extensive spa and fitness facilities.
The hotel includes 128 studios and larger suites, with a
wood frame and Magna Wall exterior. The interior
furnishings package is typical of the Candlewood Hotel
franchise including complete individual kitchen
facilities.

This project consisted of a 5 story building over a 12’
thick slab. The 44 unit 32,360 S.F. structure was
constructed in approximately 10 months.
Construction design of the project was a 30 cm
concrete matt foundation, with 5 stories of wood frame,
utilizing an integrated wood post and beam structure.

The interiors were partially finished with painting and

The Parkridge Apartments consisted of four 5 story
buildings enclosing a central courtyard, all constructed
over a parking garage. This 220 unit 292,500 S.F. complex
was completed in just over 12 months.
Construction design of the project was spread footing
with 5 stories of wood frame over a post tensioned
concrete deck. A fire protection system was provided

The Vermont Inn consisted of 5 stories of apartments
over one story of parking. This 177 unit, 68,970 S.F.
building was completed in just over 10 months.
Construction design for the project was concrete
spread footing with 5 stories of wood frame over a
post tensioned concrete deck.
The entire structure was fully sprinklered.
The exterior facade was a combination of dryvit, metal
roofing and vinyl windows and doors. The interiors were
completely furnished with highly compact efficiencies,
utilizing built-in cabinets and sleeping
accommodations.

This project consisted of 5 stories of dual level
condominiums, over one story of retail, all over 2 stories
of parking.
This 56 unit, 102,155 S.F. structure was completed in
approximately 11 months.
Construction design was auger cast piles under
concrete grade beams, under a structural concrete
ground slab. The first suspended deck was post Nautica Condominiums - Seattle, Washington
tensioned concrete with 5 stories of wood frame.
The exterior facade was dryvit with vinyl windows and
doors.
The interiors were partially finished.
