The geographyof PulauLalang comesintwo islands.While thereare small sectionof the areaare
coveredinsand,the otherpart of the area, inmajority,are rocksand soilsthatmake up its
mountainousfaçade.The island,aside fromthe beach,issurroundedwithrocks,makingthe area
have greatercurrentsin thatarea especiallybetweenthe two islands.Fromthe beach,the view of
the sea isspectacular,the change of color froma cyanto blue creatingbeautiful scene.

towardsthe east coast,Sabah and Sarawakas well tobroadenthe target in the future.Once we

use of stainlesssteel pipesisforitsanti-corrosive properties,especiallyunderwater.Submarine
powercableswill be appliedtothe system toprovide powertothe resort,where the powercables
will be laidonthe seabedtoensure the resortremainsaestheticallyassured.Before adoptingthe
submarine powercablesasourmainpowertransporter,we will investinthe testsneededtobe
carriedout to ensure thatthe typesof material anddesignsof the submarine powercablesare
suitable tothe resort.The testswill be runby the IEEE or the Institute of Electrical andElectronics
Engineers.Theyare one of the largestprofessional associationsthatspecializeinensuringthe
appropriate usage of submarine powercables.Mechanical testswill be completedtotestthe
submarine power cables to demonstrate their ability to withstand any kinds of stresses andincidents.
The powersource will be suppliedbycomponentsthatactas one of the resort’smaindifferentiation
factors fromotherresorts.Differentiationisanimportantkeyaspectinanybusinessasthis
separatesa businessfromthe othersintermsof marketsegmentation.Thisfactoritself canputa
companyina skyrocketinglevelof competitiveadvantage withease.Accordingtoourresearch,Asia

Both solarpanelsandhydroturbineswill definitelybe expensiveatinitial cost,butof course,
alongside withthe assurance of long-termqualityandcostsavingas well astheirprovisionof
environmental friendliness.

There are a lotof resortsinMalaysiaand inthis sectionof the report,we will discussaboutthe
strategyto gainthe advantage and ultimatelydominatemarketshare aswell asincreasing
stakeholdervalue.

architectsinMalaysiabut alsothe all over the world.The ideaitself attractsanumberof customers
fromboth Malaysiaand othercountrieswhofindinterestinthe innovative ideaof havingaresort
above andunderthe seathat ispoweredbygreenreusable energy. Inotherwords,thisinnovative
strategyinspiresnotonlycustomersbutalsoprofessionalsrelatedtogreenbuildingsuchasstudents
and professorstovisitandstudythe implementationof the idea.

expandthe value of these servicestoitshighestvalue.Thiswouldinvolvethe use of latest
technology,humanresource managementandfacilitymanagement.While the costmaybe highbut
we believethatprovidingourcustomerthe bestvalue of whatwe dowill glorifythe reputationof Le
Luxe Resortand ultimatelyprovideaninformal advertisingthroughchit-chat.
Despite the factthat we couldeasilymanage the use of latesttechnologythroughthe use of money,
we findthe true challenge wouldbe creatingvaluethroughourworker’sperformance.Due tothis,
we intendtostudythe operationeffectivenessdone inJapan.InMichael Porterfoundoutthat
Japan,in the late 1970s, do not use anyform of strategy.Instead,majorityof Japan’scompanyfocus
on the use of operationperformance tooutperformtheirrivals. Japanhasbeenwell-knowntobe a

Environmental Concerns
Constructionworkoftendisturbsthe natural balance existedwithinanecosystemanditsresources.
Such damage iscommonand unavoidable duringdevelopmentof landincludingPulauLalangitself.
As a responsible developerandinvestor,we needtocontrol andreduce the damagesthat could
inflictonthe islandduringconstructiontonone throughproperplanning.
Firstand foremost,here are some suggestionsonhow tominimize the impactdone tothe natural
environmentbeforewe trulydevelopPulauLalang.Mostof the soil compactionare causedby
constructionequipmentexempli gratia,heavytractorortruck. Compactioncanalsobe causedby
stockpiledbuildingmaterialsandexcessivefoottraffic.Hence,bycontrollingthe equipmenttraffic
pattern,soil compactioncanbe prevented.Projectmanagersshouldreroute trafficawayfromtrees,

put upfencesandsignsand mulchthe equipmentrouteswithseveral inchesof woodchips and
locate materialsstorage areasawayfromdripline of the forest.
TreesinPulauLalang shouldbe fertilizedandwateredbefore constructionbeginstoaidthemin
resistingstress.Hence, sitemanagershouldconstructasimple barrier,suchaswooden barrier,
plasticbarrieror chainlinkfencing,thatwouldbe suitableforeachtree or groupingthemtogether
to keepthe trunksandroot systemawayfrom danger.The barrierwill be installed2feetawayfrom
the trunk foreveryinchdiameterof thattree’sdiameterbreastheight.The barrierprotectsa
portionof the tree’sroot zone.Inaddition,projectmanagershouldmarkthe constructionzone
boundariesbyobtainingacomplete setof site developmentplans,includingthe proposedlocation
of the buildingandutilitylines.The site managerorworkersshouldmarkthe areaswhere heavy
equipmentwill be used,where soilwill be permanentlyaddedorremovedaswell asthe
specificationof the depth,locationof fillingandbuildingmaterialsthatwill be temporarily
stockpiledbyusingmeasuringtapes,stakesandstringtotemporarilymarkthe boundariesof
constructionactivitiesonsite whichhelptorestrictthe accessof workersor equipmentthatmay
cause unnecessarydamages. A surveyorinvestigationshouldbe performedif some protected
wildlife speciessuchassea turtle are present,NPWS(NationalParksandWildlife Service)staff must
be informedandadvice shouldbe takenonthe besttime of the yearfor the work to be done.
Duringconstruction,preservationandprotectionof natural environmentwill be carriedout.The
siltationwouldcause damage toaquaticlife andultimatelyaffectingterrainwildlife aswell due to
the increase inwaterturbidityandlossof amenity.Due tothis reason,itis importantforthe site
managerto ensure thatthe siltis notdirectlyreleasedintowatercoursesandkeepall the activities
away fromriverandstream banks. The impactof root severingof plantscanbe minimisedby
avoidingconstructionduringhotanddryweatherwhile keepingtreeswell wateredbefore andafter
diggingandcoveringexposedrootswithsoil ormulchas soonas possible.Furthermore,we will not
allowequipment,vehicles,ormaterialstobe storedonthe boulevardtoavoiddamage tosoil.
Hence the site managershouldestablishaseparate stagingandparkingarea ona pavedareaaway
fromthe tree lawn.If thisisnot possible,cushionthe boulevardwithatleastsix inchesof wood
chipsappliedasmulch.Anyforeignmaterialsare notallowedtobe buriedordepositedintothe
boulevardsoil.Debrissuchasconcrete or washout equipmentortoolswill notbe allowedtobe
buriedinthe boulevardsoil areatoo.
Site managerhas to ensure thatthe adequate percolationareaisspecifiedorinstall some treatment
systemif necessaryinordertopreventsewage pollution.The use of constructedwetlandorreed
bedtreatmentsystemcouldalsobe consideredwhichalsoprovidesanew wildlife habitat.Afterall

the constructionworksare finished,the nature environmentshouldalsobe preservedandprotected
to minimise the damage onit.Forexample,the sitemanagershouldmake afinal inspectionof the
site.Afterconstructionhasbeencompleted,site managerandthe workersshouldevaluate the
conditionof the remainingtreesandlookforindicationsof damage orstress.Althoughitmaytake
several yearsforsevere problemstoappear,the managerhasto carry out some careful monitoring
and preventive treatmentsuchaswateringwhich mayhelptominimize the damages.
Shouldthere be anydamage occurreddue to the construction,workershave torepairitas soonas
possible byinformingthe managerimmediately toavoidanyviolationsinthe landscape protection
contract and picture of the damage shall be taken. We wouldalsoinsistthatthe protective fences
remaininplace until all constructionworkersleftthe site.Lastly,whennatural vegetationand
topsoil are removedduringconstruction,the landbecomesvulnerableasthe enrichedorganiclayer
of the soil ismissingwhichcausedthe habitatof wildlife todisappear.Thusthe topsoil shouldbe
restoredtopreventerosionandimprove the habitatof wildlife.Seedingisoftenthe most
economical methodof replantation.Preservation of the natural environmentisessential for
maintainingcommunitysustainability.Ournatural resourcesexistinadelicate balance andare
vulnerable toenvironmentalchanges.Hence,itisimportantthatwe all shoulddoourpart to
conserve,preserve,andcare forthe nature resourcesandprotectthe environment.

intoan effluentthatcan be eitherreturnedtothe watercycle withminimal environmental issuesor

environmentdue tothe waste productsfromthe resort.Since the projectis emphasizinggreen
buildingconcept,we wouldsuggestforthe the STPto follow the same concept,namingitas Green

The locationof the islandfloatingonthe Malacca Strait and beingquite farawayfromthe mainland,
allowedthe islandtoexperiencedlotsof natural phenomenonsthatcreatedenergysuchaswind
and waves.Devicesare thencreated tocatch these energyandconvertthemtoelectrical energy.
The placementof the machineryroomforthe generatorswouldbe inside the resortavoidingusing
islandspace itself.

emissiondue toburningof fossil fuels.The design,energyandcostvariesandhighlydependedon

onlybe usedinlimitedareasandincertainperiodsonly(e.g.,earlyandlate inthe year) andcost
about$40k to 80k fora 10kWatt windturbine.
Withthe availabilityof waves,we are goingtosuggestthe use of wave energydevice.To be
specific,the ideal device like Carnegie’sCETO.Theirwave energydevice advantage are :-

Flexible –operatesinvarietyof waterdepths.
Storm Survivability –fullysubmerged&energydampeningsystem

Beingable toproduce an energyupto 240kwh, the device canuse the energytodesalinate the

educationprogramor activity,where we caneducate the guestof the importance of the natural
habitat.
For floras,facilitiessuchasa Greenhouse,gardenandfarmcan be constructedinthe appropriate
area withoutenforcinganyloggingactivitiesforspace.While forfaunas,asimple wildlife
rehabilitationcentre issufficientaswe donot intendtostart a caged zoo,insteadmakingitanopen

the planshall be carriedout withoutdisturbingthe ecosystem.
In termof targetedgroupof people,itwouldbe studentwhowantedtodoresearchandstudies.

nurturingyounganimalsonthe island.Furthermore,byrecognizingthe available speciesexistonthe

Cooperatingwiththe Reef Ball association,placementof the coral reefscan be controlledand
positionedstrategically. Thisallows ourresorttomonitorthe coral reefsprogresswhile increasing
value towardsourresort.The coralswill then house muchdifferentkindof seacreaturesallowing
the ecosystemtobe fixedandgetsbetterdue tothe changeshappenedfromthe constructionof our
