1.1. Security and Fire
24-hour security services is provided for common areas of the Estate. This
includes patrolling all the common areas and securing all the boundaries of
the Estate, including both the main entry and exit gates.
The Security Department also provides trained firefighting team with
equipment on 24 hour emergency call-out, two fire trucks and 69 fire hydrants
all over the whole estate.
The Estate Management policy is for the security team to provide a level of
security appropriate to the estate level. There are additional vehicle checks
and other measures will be applied as necessary.
All residents and guests are requested to comply with the requests of the
security team to ensure a safe environment for all. They do not carry firearms.
1.2. Sanitation and Refuse Collection
The Estate provides daily cleaning of the building’s public areas as well as the
driveway and car parking areas. The Estate provides refuse bags and garbage
collection with our well-trained sanitation crews. They will collect the refuse
from 07:00 to 12:00 daily.
Rubbish bins for the houses are colour coded for recycling purposes. Red bins
are for household waste, green bins for plastic, glass and cans. Kindly contact
Estate Management Department for inorganic waste such as electrical
appliances etc. for safe disposal.
1.3. Electricity
The Estate is supplied with electricity from the authority. The Estate provides
24-hour electricity services to residents to provide a continuous supply of
electricity. In addition, the Estate also operates backup generators, which
remain on stan by at all times to cut in whenever the power fluctuates or
breaks down. Power cuts should last no longer than a few minutes. If your
power supply does not resume in this time, please contact the Estate
Management office.

8. 1.4. Treated Water
The Estate pipes pressurised tap water to all homes on the Estate. This piped
water is purified and processed to international standards with respect to
bacteria and water clarity. However, we do not advise drinking this water. In
additional with the washing of clothing; the Estate does recommend that the
first wash of the day, in washing machines, be of dark coloured clothing, this
will reduce the possibility of any sedimentation from water pipes causing any
staining on white or light-coloured clothing.
1.5. Drinking Water
The Estate can also provide residents with a door-to-door service for bottled
drinking water in 20 litre containers at the price of 600 kyats per bottle. This
water is processed on the Estate via our Reverse Osmosis System, and for
which we offer 100% quality assurance.
1.6. Gas Stove
For residents wishing to connect their ovens to a gas cylinder, please contact
Customer Service at Ext: 1461.Charges are borne by the residents.
1.7. Landscaping Maintenance
The Estate’s Landscaping Department provides comprehensive landscape
maintenance services to the common areas around the Estate. For private
maintenance and care of plantation in your private space, services are
available for a fee.
1.8. Roads and Traffic Management
The Estate provides daily maintenance and upkeep of all the Estate roads.
The Estate is home to many walkers, cyclists including children riding to and
from Dulwich College’s Pun Hlaing Campus. It is imperative in order to avoid accidents that the Estate impose a speed
-limit of 30 km/hr for all motor vehicles driving within the confines of the Estate. It requests that all drivers observe this
strict speed-limit and obey road traffic signs at all times to avoid accidents. Failure to do so will result in warnings, a fine
and /or banning of drivers.
1.9. Mail Delivery
Incoming mail and packages will be delivered to recipients as soon as possible each business day. The Estate has its
own GPO Box 142 at the General Post Office on Strand Road. Specify GPO Box 142 in your mailing address, and all mail
sent to this PO Box will be distributed to homeowners and residences without fail. Please note that many packages sent
from overseas can take longer to arrive in Myanmar. If items need to be sent abroad there is a good DHL service
operating in addition to the local postal service. DHL Myanmar services are readily available online at ww.dhl-mm.com.
1.10. 24/7 Customer Service
In the event of any breakdown of electric power, water supply, elevator breakdown, flooding, emergency cases or any
other request, immediately contact the 24 hours operator on Ext: 1461.
1.11. Telephones
A four-digit PABX Telephone line is provided to all residents with 24/7 PABX operator service.

9. 1.12. Internet Services
All residents can apply to the internet service at Estate Management Office via extension 1461 or direct line 01-3687700.
In addition, we are pleased to inform you that free WIFI is also available at the Country Store, Country Club, Spa and Golf
Club.
1.13. Satellite System
UBC and AsiaSAT3 Satellite dishes are provided for each apartment. Connection to additional satellite services is the
responsibility and expense of owners or their tenants.
1.14. Air-conditioning Maintenance
The Estate Maintenance department provides maintenance services of all air-conditioning at a fee.
1.15. Housekeeping
Housekeeping services are provided as per the requirement of the residents. Please refer to our housekeeping
service list in the handbook.
1.16. Estate Management and Utility Fees
The Estate Management fees are designed to meet the costs of operation the Estate and to provide a fund to meet the
costs of services to all residents on a non-profit basis. Estate Management fees will be collected from the first of the
month following handover of the keys to the owners or tenants on yearly basis; and quarterly for existing owners. The
fees may be reviewed from time to time based on the actual costs in incurred, however this management fees will be
fixed and will not be increased within the respective payment periods.
1.17. Automated Teller Machines
A YOMA Bank and a KBZ Bank ATMs are located in the lobby at the golf club.
2. Estate Management Rules and Regulation
2.1. Registration
All residents residing at Pun Hlaing Estate must submit the details of the persons by filling up the form enclosed
[MH5] and transmit to the Estate Management Department within a week of arrival. However, it is the responsibility of the
residents to make their own arrangements to get the necessary permission from Immigration Department.
2.2. Refuse and Waste Disposal
Residents are responsible for disposing of their own refuse. All rubbish is to be properly disposed of closed in plastic
rubbish bags and deposited into the designated rubbish area. Residents should contact the Estate Management for
assistance for the removal of any large items such as boxes, packaging etc. No dumping of waste, refuse, rubbish or any
other discarded material whatsoever is permitted within the building boundaries, common or adjoining areas. Please
note that where waste is not property disposed of, the residents will be liable for all costs incurred in removal of the
waste and damage resulting there from.
2.3. Animal, Pet and Pest Control
Estate Management does not allow residents to keep pets in apartments. Residents living in houses on the Estate with
pets are requested to keep them under control at all times and not to let them roam around unattended. Dog dropping
must be picked up.

10. 2.4. Vehicle Entry, Movement and Car Parking
Vehicle entry and movement around the site and car parking is controlled by the Security Department.
2.4.1. Vehicle Entry
Residents of the compound who have registered a vehicle with the Estate Management will be issued a car pass,
which will be affixed to far left-hand side of the windscreen. Vehicles displaying the car pass will be permitted entry
to the compound. In the case a Visitor or Vendor arrives at the Main Gate II without prior notice from a resident, the
guard on duty shall attempt to call the Resident to be visited to obtain permission to issue a pass. If the resident
cannot be located, the visitor or vendor will not be granted permission to enter the compound.
2.4.2. Car Parking
Vehicles may only be parked in designated areas. Car parks are strictly reserved for residents of the Estate. There are
limited spaces for vehicles. Guest parking is also limited so residents should make their guests aware of this and ensure
they follow the directions of security personnel when parking their vehicles. No vehicles or bicycle shall obstruct
walkways, driveways or in any way interfere with others occupant’s access to their property. Any vehicles parked on
walkways, lawns or shrubbery will be removed, without notice at the car owners’ expense. Vehicles shall not be
repaired or lubricated in parking areas or on driveways. Any vehicles, including those of guests that leak fuel, oil,
hydraulic fluid or discharge of any kind must be removed. The cost of clean-up and repair shall be the liability of the car
owners.
In the interest of the environment, vehicles shall not be left running whilst parked for any longer than 5 minutes.
2.4.3. Goods or Materials
Goods or materials of any kind are not allowed to be stored in the car park area at any time of the day. Estate
Management reserves the right to remove and dispose of the items at the residents’ expense without giving any notice
whatsoever.
2.4.4. Vehicle Security
As measure of caution, ensure all doors are locked before leaving the vehicle unattended.
2.4.5. Car Washing
Car washing in public area is strictly prohibited.
2.4.6. Drivers’ Shelters
The Estate Management will provide and maintain drivers’ shelter around the estate. Drivers will not be allowed to
be stationed at or found to be loitering in the car park or main entrance lobby.
2.4.7. Car Repairing
No repairing of cars can be done in the park area except in the case of emergency breakdown.
2.4.8. Damaged Vehicles
Disabled and/or inoperative vehicles shall not be allowed within the Estate for longer than 24 hours. If such a condition
continues beyond this time, a notice will be sent to the relevant car owners. The car owners are required to remove the
vehicles within 24 hours from receipt of the notice. After this time, the Estate Management may have the vehicles towed
away at the expense of the car owners.
2.4.9. Over Size Vehicles
Over size vehicles of any kind, including, but no limited to, removal or construction trucks, equipment or service
vehicles, etc., will not be permitted within the compound unless specially approved in advance by Estate Management.7
11. 2.5. No Attachment to the Building Exteriors
No washing lines, aerials, antennae or communication dishes, flagpoles or any other devices may be affixed to or hang
from the balconies or on the exterior of the building. No flags shall be flown from windows or elsewhere in or upon the
building.
2.6. Dangerous Goods and Equipment
Storage of any dangerous or inflammable goods is not permitted within the Estate. Residents may not install their own
power generators or any equipment in their premises or service voids which emits noises or vibrations likely to cause a
nuisance to neighbours.
2.7. Moving Policy for Refurbishment
The Estate’s moving policy of household, furniture, equipment, etc. serves to state the acceptable practice and time
periods in which noise and other disturbances in the apartments are limited. Please inform the Estate Management for
any movement of furniture by staircases and/or lifts at your apartment with a statement for commencement and time of
completion.
Please note that our Security Team has been instructed to refuse entry to any removal company that does not have the
correct documentation and deposit paid. Your co-operation is appreciated. Residents are required to provide a 300,000
kyats deposit to the Estate Management at the time of receiving approval to commence transfers.
The deposit will be returned within 48 hours of confirmation, with full-on verification that no damage has occurred to
public areas. The deposit will be used as part payment for the rectification of damage to public areas. The residents will
be required to pay 100% of the rectification charge. The focus of the moving policy is to create a co-operative and
transparent policy.
2.8. Design Review Committee
The Estate Design Review Committee (DRC) is responsible for the review and approval of all proposed design
documentation prior to construction commencing. The DRC have commission Project Management (SPA-PM) as the
responsible management group to coordinate with the owner Architect, the Estate Architect, the Estate Management
and Estate Utilities Department for all construction within the environs of the housing lots.
The DRC have commissioned an Estate Architect as the responsible Architect to ensure conformance within the
Design Guidelines and endorse these for approval by the DRC.
The Project Management group upon completion of the proposed dwelling will prepare an approval for occupancy
with the owner and officiate a handover to the Estate Management Department. Project Management fees include the
Estate Architect costs for these coordination services and the fees will be borne by the lot owner.
2.9. Signs
No signs of any form are permitted in the common areas of the building
2.10. Unauthorised Persons
The Estate Management reserves the right to refuse entry to persons who are:
•• Not properly attired
•• Selling or soliciting goods or services or distributing pamphlets
•• In its absolute discretion considered to be undesirable from entering the building

event that any changes are made, the revised terms and conditions shall be sent to homeowners, residents and
tenants via email immediately. 8
12. To provide a clean, comfortable environment for the residents to enjoy, the Housekeeping department provide
cleaning services to residential premises. This service is chargeable.

30. Did You Know… and Things to Know
How Yangon got its’ name
The city of Yangon is a combination of the words Yan (enemies) and Koun (run out of) It has been created to signal
the end of strife. The name Rangoon came from the British pronunciation of Yangon.
In the early 11th century (1028-1043CE) the city was only a small fishing village centred around the Shwedagon
Paya, and it was called Dagon it was founded by the Mon. People who originally came from Mongolia. The Mon
dominated Lower Burma (Myanmar) at that time.
King Alaungpaya, the King of Burma (Myanmar) from 1752 -1760 and the founder of the Konbaung Dynasty,
conquered Dagon in 1755, renamed it “Yangon”, and settlements around Dagon were established.
Ethnically Rich and Diverse People
The city is made up of a diverse group of people, cultures and religions to this very day. It has had a history of British,
Myanmar, Chinese and South Asian influences. Development has been slow for Myanmar and as a result much of its
colonial architecture and tree-lined streets still remain. Although modernity is at the doorstep, men and women still
wear the traditional longyi and the street vendors still call out reminding us of an Asian city with one foot still in the
past. This must be the allure, charm and call to Myanmar to increasing numbers of visitors from around the globe.
Customs and Religion
Myanmar is a Buddhist country and 98% of the population are practicing Buddhists. Be mindful and respectful of
local customs and when visiting their religious sites.

Water Festival
Mahar Thingyan (Water Festival) in the middle of April. This is the most important public holiday in Myanmar,
it is part of the summer holidays and the end of the school year. A Buddhist festival celebrated over a period
of four to five days ending with the celebration of the Burmese New Year.
Water throwing starts on the first day of Thingyan. Buckets of water are thrown at everyone; it is a boisterous festival
and lots of fun. If you take part in the all the frolicking or just want to be a spectator a word of advice, be sure to protect
your mobile phone because you will get drenched!
Burmese New Year Day (April)
This day marks the start of the New Year on the Burmese Calendar (hnit hsan ta yet nei) It is a time for people to
visit their elders and pay homage by performing gadaw. Young people perform hair washing for the elderly in the
traditional manner with shampoo beans (Acacia rugata) and bark. Many people will make new years’ resolutions
and perform good deeds for their karma. Food donations are always welcome at this time of the year. In addition
to these traditions, people will rescue fish from small streams and rivers that are drying up in the hot sun. Fish are
placed into earthen pots and released into larger lakes, prayers and wishes would accompany these actions. The
art of capture and release of fish at this time is called nga hlut pwe.
This is also a very auspicious time for monks as they will dedicate much of their time to learning the teachings of their
faith. It is similar to the coming of age or rites of passage in other cultures.
