PART B:  1‐ Escape to rear garden is allowable since garden length [< 30.0 Metres] exceeds  the height of the building [7.03 metres to ridge]. 2‐ Escape from basement floor new Room
4: "Study." 3‐ Room 5 "Small Bedroom" 4‐ Room 6 "Big Bedroom" 5‐ Room 1B "WC" & 6‐ Room 1C "Bath"do not require fire doors. 7‐ All habitable rooms will include ceiling
mounted,  interlinked, mains connected, and battery back‐up Smoke Detectors and Kitchen Heat Detector. Smoke and Heat Detectors will be Grade D category, LD3 standard.
New Ceilings will provide 60 minutes of fire‐rated separation between the basement and ground floor flats. All flex cables, ceiling lights, and other penetrations will be provided with
fire‐resisting intumescent mastic carefully applied at all penetrations to the 60 minute fire‐separating ceilings. Ceiling Lights will include 60 minutes fire‐rated intumescent hoods.
All new steels will be 60 minutes fire‐rated to include the installation of two layers Fireline boards at all exposed steelwork above basement floor level and steels will be encased in
concrete with at least 75mm of cover below floor level. All new materials within the flat will be Class O for resistance to the spread of flame. Rooms 4, 5, and 6 will have at least one
operable window for each room to serve as Part B secondary fire escape. Open area of each escape window will be at least 0.3 M2, or no less than 450mm X 450mm.
PART C:  Site preparation is indicated in Structural Drawings and Structural Specification. For the full detail sections of site preparation, floor, roof and cavity insulation, and moisture
resistance. Keep current level of airflow through subfloor or 150mm minimum.
PART D: Urea Formaldehyde Foam will not be specified or installed on this project.
PART E:  Basement Floor Room 1‐B, 1‐C, 4, 5, 6,  new internal wall is specified as sound‐insulated stud wall indicated on construction Drawing 03 to meet Part E sound
transmission requirement. No other new internal walls are required within the house. Ceiling will meet and exceed current state of PART E provision.
PART F:  Air Flow through operable windows is provided in all rooms, existing and new. The litres/per second of Air Flow shall be compliant with the Approved Documents.
No upgrade required.
PART G1:  1‐ Mains water will be connected by a competent plumber who will install and certify the cold water supply within copper pipes throughout the house to all bath,
shower, basins and toilet installations. 2‐ Hot water will be piped to all radiators, bath, shower  and basins from a combi boiler located in Room 3 "Kitchen"
PART G2: Existing Thermostatie control on the bath: 48°C
PART H:  1‐ Discharge to drains will be fully compliant for all bath, shower, basins, and toilet installations, new and existing.
PART J:  GAS SAFE Registered Plumber will certify the existing Combi Boiler and the gas installation to 1‐ Room 3 "Kitchen",  2‐  capped off connection for future gas fire in
Room 2 "Living/Dining Room", and to 3‐ Gas Cooker for installation in Room 2 "Kitchen."
PART K:  1‐ Part K ‐ Flat is at ground level, therefore Park K does not apply
PART L1B:  All ceiling will be filled with rockwool thermal Insulation. There is no work proposed for exterior walls and windows. Current performance of windows sash

PART M:  Mobility‐impaired persons will be able to approach the main entrance,
gain access by an ample door, move around at one step‐free level within ground
floor, and use a toilet facility at ground floor designed to comply with Part M to the
standard of a normal dwelling with new extensions. All new switches and socket
outlets will be at the specified heights for AD Part M. Access to the rear garden is
provided by an ample door to step free paving and gently‐sloping ramp to garden.
Part N:  In 2013, Part N of Schedule 1 to the Building Regulations 2010 (as amended)
and the current edition of AD N was withdrawn, with the functional requirements
