Triumph Mountain Properties has several rules for guests renting their properties. No overbedding such as sofa sleepers, airbeds, or rollaways are allowed. Pets and weddings or major events are also prohibited. Cancellation policies vary depending on when the cancellation occurs, with cancellations less than 45 days before arrival resulting in forfeiture of deposits. There is an automatic damage waiver fee charged to cover accidental damages up to a certain amount depending on the property. Smoking and unauthorized pets are not permitted and will result in cleaning fees. Special rules apply to certain properties requiring screening or approval by Julia prior to booking.

Once the Guest is Booked
Once a guest has booked, Lois our concierge will reach out to them and
start arranging their arrival. We meet the guest at the residence and walk
them through the property, showing them how to turn on their hot tub,
work the theater room, etc. We don’t just give them their keys and go!
Cancellation
Cancellations that occur 45 days or longer prior to arrival are subject to a
full refund of any deposits held, less a $500 cancellation feeand any
booking fees. Any deposits held on reservations that are cancelled within
45 days of arrival will be forfeited by the Tenant. If Triumph Mountain
Properties can re-book the entire range of dates associated with the
cancelled reservation it will refund any forefeited deposits, less a $500
cancellation fee and any booking fees.
Damage Waiver Fee
There is an automatic charge for Damage Insurance assessed on all
reservations. Depending on the property you are staying in, this insurance
provides between $3,000 and $10,000 in coverage for accidental damages
that occur during your stay.
Smoking
Smoking is not permitted in any of our rental properties. Violation of this
policy will result in additional cleaning charges to return the property to a
smoke-free environment. These charges may include, but are not limited
to, steam or dry cleaning of all carpeting, area rugs, drapes, bedding, linens,
and other furnishings at the discretion of Triumph Mountain Properties.

2. Pets
Unless otherwise stipulated, pets are not allowed in any of our rental
properties. Triumph Mountain Properties will require the immediate
removal of any unauthorized pets from the property. Tenant is responsible
for the costs associated with boarding an unauthorized pet and for any
cleaning charges associated with returning the property to a pet allergyfree environment. These charges may include, but are not limited to, steam
or dry cleaning of all carpeting, area rugs, drapes, bedding, linens, and
other furnishings at the discretion of Triumph Mountain Properties.
