Located in downtown Atlanta, it is
immediately obvious where the name Alexan
360° was derived from, its skyline views of
Metro Atlanta are unparralleled. Its
predecessor, however, was a dilapidated
apartment complex that was blighting the
Old Fourth Ward neighborhood. As owner’s
representative; oversaw the development,
construction, marketing and lease-up of the
592 market-rate apartments. In addition,
was brought in to improve communication
and engagement with the neighborhood
representatives in NPU M. Understanding the dynamics of the downtown area,
allowed for a much smoother integration into a tight-knit community that prides itself
on supporting local businesses

This age-restricted community is the first of it’s kind in South Rome. The Owner
worked with a local non-profit to engage the
community and provide critical input. Although
brought in after construction began, was
instrumental in assisting the owner in ensuring
that many of the operational needs and
requirements were addressed proactively;
especially the ones not wholly in the construction
team’s contract. Provided construction over-sight
as well as some development related advisory
services. Prior to completion, additional sites
have been offered up by the City and the non-
profit to provide additional quality housing as represented by this project in the
surrounding community.

As part of a newly approved densification of
a former industrial section of Atlanta, Alexan
MetroWest is in a transitioning neighborhood
that is experiencing the growing pains of being
the next hot spot. As owner’s representative;
oversaw the development, construction,
marketing and lease-up of the 397 market-
rate apartments. Engaging with the ever-
increasing amount of restarants, bars,
neighborhood retail, and start-up firms; was a
necessary marketing activity to keep our pulse
on what demographics were working, living
and playing in this new-found section of town, not far from Atlantic Station. Provided
introductions to key business members of the Marietta Street Artery and other
developers to help foster the comraderie that is a trademark of West Midtow

TOWN | Brookhaven is a 50 acre mixed-use
redevelopment in the Brookhaven area of
Metro Atlanta. As owner’s representative for a
287 unit aparment complex with 40,000 sf of
retail below the apartments, the need for clear
and timely communications is an understatement.
As one of three proposed residential areas
inside the community, Alexan Town Brookhaven
presented a unique opportunity for the owner.
Providing design, development, construction,
marketing and lease-up oversight posed its own
unique set of challenges while the master developer struggled to close on financing
to build the retail portions during the economic downturn.

Provided direction, support and coordination of all development, construction and
management activities for $170 million development know as One River Place. As
point of contact for the Sales, Marketing,
Condo Management, Construction, and
Financing teams; provided a consistent
perspective that reinforced the vision of the
project. Located in Sandy Springs, GA, a new
jurisdictional entity, the project required
proactive coordination with several
jurisdictional departments. The project was a
redevelopment of 3-story office buildings and
surface parking lots. The 28+ acres
transversed by Game Creek, also had
frontage on the Chattahooche River. The three product types were constructed
simultaneously and were brought online within a 1 year period.

Located in unincorporated DeKalb County, this age-restricted project is the second
of three pahses. The project consisted of 60 units in one building that included a full
service amenity package as well as 44ea 1-story units called the Villas. The concept
would allow senior residents to “age in place” – moving from the Villas to the
Gardens (60 unit building). LDG Consulting’s
scope, although brought on after construction
commenced, was to ensure that both the Owner
and the Developer were protected during the
construction process by providing advisory
services as well some development related
services. provided advisory services during the
construction phase which included draw
reviews, answered questions from the architect
and contractor on behalf of Owner. Reviewed
and approved change order requests, payment
applications and time extension requests, etc.

Amenity Package
On the site of a former public housing project,
Capitol Gateway is a mixed-income
communnity that is designed with new urbanist
concepts and typology. As Program Director,
led team in initial planning, design, engineering
and financing of infrastructure. Was
responsible for ensuring demolition of existing
structures was completed properly. Initial
proforma runs that identified the need for gap
financing and public / private ventures was
part of early assignment. In addition,
engagement with various stake holders in the
vicinity as well as state officials proved to be a
long term benefit. Although not completely built out, Capitol Gateway will be the
“pot at the end of the rainbow” once the Capitol Mall becomes a reality.
Involvement in early studies and land swap analyses was of a critical nature.

Anastasia Island, inside the city limits of St. Augustine, FL, had the last zoned multi-
family parcels in the city. As development
manager, was responsible for planning a
context- sensitive development that would
maximize the investment. Provided various
vernacular and functional product types to
owner that adhered to the development vision.
By mixing multiple product types, each with
their own unique offerings, was able to
provide a long-term build-out program that
captured revenue in various forms. Due
diligence and jurisdictional investigations
yielded information that was used to increase
the project’s value. Executed plan to divest of
property at a sales price that exceeded previous financial analyses.

Project Descriptions * Denotes services performed while employed at a previous firm *Alexan 360° Owner: Trammell Crow Residential Location: Atlanta, GA Dates: 2009 - 2010 Size: 592 Units Leasing Office 2 Resident Lounges 2 Roof-top Decks Located in downtown Atlanta, it is immediately obvious where the name Alexan 360° was derived from, its skyline views of Metro Atlanta are unparralleled. Its predecessor, however, was a dilapidated apartment complex that was blighting the Old Fourth Ward neighborhood. As owner’s representative; oversaw the development, construction, marketing and lease-up of the 592 market-rate apartments. In addition, was brought in to improve communication and engagement with the neighborhood representatives in NPU M. Understanding the dynamics of the downtown area, allowed for a much smoother integration into a tight-knit community that prides itself on supporting local businesses Etowah Terrace Owner: Mercy Housing South East Location: Rome, GA Dates: 2011 - 2012 Size: 77 Units Leasing Office Separate Community Building This age-restricted community is the first of it’s kind in South Rome. The Owner worked with a local non-profit to engage the community and provide critical input. Although brought in after construction began, was instrumental in assisting the owner in ensuring that many of the operational needs and requirements were addressed proactively; especially the ones not wholly in the construction team’s contract. Provided construction over-sight as well as some development related advisory services. Prior to completion, additional sites have been offered up by the City and the non- profit to provide additional quality housing as represented by this project in the surrounding community. *Alexan MetroWest Owner: Trammell Crow Residential Location: Atlanta, GA Dates: 2009 - 2010 Size: 397 Units Leasing Office 4 Distinct Courtyards As part of a newly approved densification of a former industrial section of Atlanta, Alexan MetroWest is in a transitioning neighborhood that is experiencing the growing pains of being the next hot spot. As owner’s representative; oversaw the development, construction, marketing and lease-up of the 397 market- rate apartments. Engaging with the ever- increasing amount of restarants, bars, neighborhood retail, and start-up firms; was a necessary marketing activity to keep our pulse on what demographics were working, living and playing in this new-found section of town, not far from Atlantic Station. Provided introductions to key business members of the Marietta Street Artery and other developers to help foster the comraderie that is a trademark of West Midtow

Project Descriptions * Denotes services performed while employed at a previous firm *Alexan Town Brookhaven Owner: Trammell Crow Residential Location: Atlanta, GA Dates: 2009 - 2010 Size: 298 Units 40,000 sf of Retail below 2 Distinct Courtyards TOWN | Brookhaven is a 50 acre mixed-use redevelopment in the Brookhaven area of Metro Atlanta. As owner’s representative for a 287 unit aparment complex with 40,000 sf of retail below the apartments, the need for clear and timely communications is an understatement. As one of three proposed residential areas inside the community, Alexan Town Brookhaven presented a unique opportunity for the owner. Providing design, development, construction, marketing and lease-up oversight posed its own unique set of challenges while the master developer struggled to close on financing to build the retail portions during the economic downturn. *One River Place Owner: CityView Riverplace 442, LLC Location: Sandy Springs, GA Dates: 2006 - 2010 Size: 110 Townhomes 284 Mid-range Condos 38 High-end Condos 8,000 sf Clubhouse 2 Pools Provided direction, support and coordination of all development, construction and management activities for $170 million development know as One River Place. As point of contact for the Sales, Marketing, Condo Management, Construction, and Financing teams; provided a consistent perspective that reinforced the vision of the project. Located in Sandy Springs, GA, a new jurisdictional entity, the project required proactive coordination with several jurisdictional departments. The project was a redevelopment of 3-story office buildings and surface parking lots. The 28+ acres transversed by Game Creek, also had frontage on the Chattahooche River. The three product types were constructed simultaneously and were brought online within a 1 year period. Antioch Gardens & Villas Owner: Mercy Housing South East Location: Stone Mountain, GA Dates: 2011-2012 Size: 60 Apartment Units 44 Villa Units Leasing Office Amenity Package Located in unincorporated DeKalb County, this age-restricted project is the second of three pahses. The project consisted of 60 units in one building that included a full service amenity package as well as 44ea 1-story units called the Villas. The concept would allow senior residents to “age in place” – moving from the Villas to the Gardens (60 unit building). LDG Consulting’s scope, although brought on after construction commenced, was to ensure that both the Owner and the Developer were protected during the construction process by providing advisory services as well some development related services. provided advisory services during the construction phase which included draw reviews, answered questions from the architect and contractor on behalf of Owner. Reviewed and approved change order requests, payment applications and time extension requests, etc.

Project Descriptions * Denotes services performed while employed at a previous firm *Capitol Gateway Owner: Integral/TCR/Urban Realty Location: Atlanta, GA Dates: 2009 - 2010 Size: 420 For Rent Units 370 For Sale (planned) Leasing Office Amenity Package On the site of a former public housing project, Capitol Gateway is a mixed-income communnity that is designed with new urbanist concepts and typology. As Program Director, led team in initial planning, design, engineering and financing of infrastructure. Was responsible for ensuring demolition of existing structures was completed properly. Initial proforma runs that identified the need for gap financing and public / private ventures was part of early assignment. In addition, engagement with various stake holders in the vicinity as well as state officials proved to be a long term benefit. Although not completely built out, Capitol Gateway will be the “pot at the end of the rainbow” once the Capitol Mall becomes a reality. Involvement in early studies and land swap analyses was of a critical nature. *Anastasia Island Owner: Julian LeCraw & Co. Location: St. Augustine, FL Dates: 2004-2005 Size: Zoned for 400 Units 4 Unit Types Anastasia Island, inside the city limits of St. Augustine, FL, had the last zoned multi- family parcels in the city. As development manager, was responsible for planning a context- sensitive development that would maximize the investment. Provided various vernacular and functional product types to owner that adhered to the development vision. By mixing multiple product types, each with their own unique offerings, was able to provide a long-term build-out program that captured revenue in various forms. Due diligence and jurisdictional investigations yielded information that was used to increase the project’s value. Executed plan to divest of property at a sales price that exceeded previous financial analyses.
