Everything to this point in our presentation has been history, issue or hypothetical. In this final segment we will walk you through the practical investment process. It begins with the creating of a Limited liabilty company which enables your transfer of funds into a Florida business entity and ends with your acquisition of property and movement of it into the asset protection structure of a Florida Land Trust.
If your purpose is investment, First Create a Limited Liability Company in Florida. This initializes all other stages for property investment and risk reductionThere is no value for you to derive from the Florida Homestead Exemption. The primary target of your investment in South Florida is the distressed property market. Your LLC is a Florida business entity which can hold yourcash available for funding your purchases. A checking account can be established under the auspices of a recognized Florida business entity. The Florida Limited Liability Company is such an entity.As part of your LLC you are provided an Employer Identification Number; with that number you can establish a checking account and begin to deposit your investment funds in a U.S. Bank via wire from your Jamaican Account.A Florida LLC requires a managing agent who is both a U.S. and Florida resident and a Florida Address. If you do not have either, our Licensed Realtor, Michael Belgeri will serve as your Managing agent and your location will be at 2883 Executive Parkway Suite 103 C, Weston Florida 33331, the corporate offices of Celtic Wind Investment.
Once your funds are transferred to your Florida LLC account, your bank will provide a notarized proof of funds will we will use when submitting offers to purchase properties in your behalf.Documents need to be filed with the IRS, A Closing timetable is required. We recommend, initially that you take a hands on approach to your acquisition, that is, schedule a visit here with us at Celtic Wind Investment, tour the properties with our affilate Realtor.Finally, investment decision need to be well understood, so we’ve provided samples of all necessary documentation for you to download and share with those legal authorities in your homeland with whom you have a trust relationship. We advise and always provide due diligence in the selection of property and we suggest you take the same steps.
Celtic Wind offers you access to our affiliate, Florida 360 Realty Property Management. Once you have made the selection of potential properties for investment our realtor will visit the property and analyze the neighborhood and the potential return on investment based on the neighborhood, competitive rents, repairs and code satisfactions required for habitancy approval.If the property has been vacant for over 30 days we recommend the purchase of a third party, paid, licensed property inspection ($250) to determine Mold and repair issues before making an offer.Our property management partner will provide you with a repair estimate following the inspection. If acceptable we will suggest an offer price based on comparables and valuation results subsequent to the repair needs.If you successfully purchase the property and you would like our property management firm to manage it, interview and investigate rentors and maintain a 24/7 accounting for expenditures and payments for you to access via the internet, we can arrange for these steps to be ready to go on the date of acqusition.
We will then submit the “offer to purchase” in your name as the owner of the LLC. Upon acceptance by the seller, you as the LLC designate your Land Trustee, quit claim the deed to your Trust and names your LLC as the one, or one of many beneficial Interest holders following the closing.The property management team will begin immediate repairs and the recruitment of tenants. You will then receive a link notice to access your private account where you can monitor all expenses, deposits to your account and arrange for automatic funds transfer as you see fit from your new investment in South florida property.
