CARLOS LAMAS
Carlos Lamas is an established and highly-respected Argentinean
architect in Marbella and is locally and internationally known as
one of the most forward-thinking architects in Southern Spain,
with an impressive portfolio of contemporary houses, urbaniza-
tions and public buildings to his name. Carlos’ work has been fea-
tured in both national and international press, publications and
architectural magazines.
His architecture workshop has been established on the Costa del
Sol for more than 25 years and offers a complete service rang-
ing from advice before purchasing a plot to main design concepts
and site supervision during construction. Carlos Lamas’ work com-
bines architecture and interior design in a global styling concept.
You can find his distinctively designed villas in residential areas
of Marbella such as Sierra Blanca, Lomas de Puente Romano,
Camoján, Guadalmina Baja, La Zagaleta, Los Monteros, Elviria,
Hacienda Las Chapas, Marbesa, Los Flamingos and Sotogrande,
and internationally, such as Monaco, Dubai, Northern & Eastern
Europe countries.
PATRICK VAN DAM
Dutchman Patrick van Dam has a Master degree in business eco-
nomics (Erasmus University Rotterdam) and has lived since gradu-
ation in Marbella, starting his own real estate business. Patrick has
vast investment experience in the local property market and acts
as a real estate consultant in the higher segment of the market,
mostly through referrals or private bank clients.
Patrick has developed a strong passion for modern, contemporary
architecture and interior design, inspired by different architects
and styles all over the world. His ability to convert tendencies, ide-
as and market knowledge into a appealing product design, serves
both investors and end-users and adds value to the Essenza con-
cept and villas.
In charge of the commercial side of Essenza, Patrick has his focus
on new business opportunities, marketing and sales, both locally
and internationally.

We coordinate all phases of a villa buil-
ding project by understanding clients’
needs, establishing the project objec-
tives, and controlling delivery of the
project in terms of quality, budget and
schedule.
Once the design and specifications are
agreed between client and architect,
we will review them for budget conside-
ration, and then put the project out to
tender to principle building contractors.
All contractors’proposals are considered
and compared before being presented
to the client with recommendations and
contractual advice regarding terms and
conditions, retentions, late completion
penalties etc.
Only those builders will selected with
a strong reputation & track record,
experience with our contemporary
styleandstandardsofconstructionand
meet financial requirements in terms of
solvability.
Obviously, we will also assist the
client in selecting finishing materials,
kitchens, bathrooms, domotics, home
cinema, tiling, carpentry, etc. We have

ppliers, (sub) contractors and profes-
sionals, both locally and at national &
international level.

FEASIBILITY
· Find the right investment (location) for new construction or refurbishment
· Assist with all legal and technical matters concerning the investment
· Architectural Report & Construction Survey by the technical archi-
tect (engineer) in the case of an existing house
· Design project and building project by Carlos Lamas Architects
· Preliminary budget costing and planning of project
PRE-CONSTRUCTION
· Obtaining required licences and permits to build or renovate a house
· Tender between qualified and reputable construction companies
and assistance in the selection process
· Preparation of works planning, project cash flow programme and
building contract
CONSTRUCTION
· Supervision on-site during construction process, including valida-
tion of works executed
· Assisting in selection of suppliers and materials for kitchens, do-
motics, bathrooms, etc.
· Project management: regular reports with updates, images,
briefings, etc.
· Gardening and landscape design project
· Interior design
· Obtaining First Occupancy Licence after completion to connect
utility suppliers
