Our real estate needs are rather unusual. As a music production and audio post-
production facility for film, TV and advertising, we need surroundings that are centrally
located, yet – for recording purposes - relatively quiet. After 18 years at our current
location, growth and construction in our neighborhood become problematic. So, we
began to contemplate relocating. When we received an unexpected offer on our current
property, we decided the time was right – and began the search for a new home.
We came across Aberdeen Place through an Internet search and called Scott Hensley at
Piedmont Properties for more information. We arranged a meeting to view the site, and
almost from the moment I met him - I could tell what a professional Scott is. He was
friendly, well informed and eager to help us in any way that he could.
But that’s just the beginning. Because of our unconventional needs, a great deal of
effort was required to determine the viability of the location. This meant multiple site
visits from my architect and studio designer, and a good deal of communication with the
owners about our unique plans…even before we made the decision to purchase. Then
at the last moment, plans changed when it was decided to structure the purchase as a
1031 exchange. It had to be exasperating. But if he was frustrated, Scott never let it
show. He was always calm, professional and reassuring.
As a small business that’s been in the same location for a very long time, these kinds of
real estate transactions are rare for us. As such, we needed someone we could trust to
consider our interests and guide us through the process. That person was Scott
Hensley.
It’s likely we’ll be doing business at our new location for another 18 years. We’re excited
about the move, and we’ll always remember Scott’s terrific help in making it happen. I

On recommendation, we met with Scott Hensley and Lester Osborn to lease or sell our
property in Charlotte. Being located out of state, we needed to be assured that we
would have a diligent team who would pay close attention to our property given that we
were out of state owners. Moreover, Piedmont’s expertise and presence in the Charlotte
market was paramount, as we recognized that was critical in procuring a tenant or buyer
in the tough economic market that we found ourselves in. The piedmont team success‐
fully negotiated an equitable structured lease for both the tenant and our company,
while providing ongoing service throughout. Because the negotiations lasted longer than
typically expected, Piedmont was also were asked to go above and beyond in their ef‐
forts, by making sure the requested tenant improvements and repairs were executed
successfully. Not only did Piedmont arrange other vendors to contract these
improvements, but they monitored their progress throughout. In the end, we were com‐
pletely satisfied with Piedmont’s team performance and would recommend them to
