ith the structure of
Phuket Province
being a fabled
tourist destination surrounded
by nature and the beauty of the
sea coupled with its distinctive
culture and supported by the
inherent charms of the Thai
people, this province has always
been the dream destination of
tourists.
Phuket, with its 570 square kilo-
metres of land area is Thailand’s
biggest island. It has a registered
population of about 300,000
people although migrants and
transients number about as many
more. The province grows
rapidly due to the annual increase
in the number of tourists as well
as Thais from other areas who
move there to work. At the same
time, the development of basic
infrastructure such as big mass
transit systems, consumer
support systems and residential
development are keeping up
with the demand.
One main driver of the popularity
of Phuket as a destination for
foreign tourists is the increase in
the number of direct flights to
this resort island. The statistics
show an 8.98 percent increase
in the number of international
passenger arrivals to 5.13 million
from January to September 2015.

Attracted by these positive
factors, foreign investors show
healthy interest to make Phuket
their homes. This is evident in
the growing purchase of real
estate in Thailand by foreigners.
Buying land in Thailand is
relatively easy. Foreigners may
have possession of a piece of
land for up to 30 years if they
are registered as juristic persons,
and may own up to 49 percent
of any condominium project.

A group of foreign investors
which have a close relationship
with Thailand for a long time is
the Chinese. Businessmen from
China have long given importance
to the growth of Phuket. Especially
if looking at the cordial Thai-
Chinese relationship over the
decades, it is irrefutable that the
Chinese give high priority to
investment in Thailand – with
the statistics showing that
Thailand is the recipient of the
biggest Chinese direct investment
in Southeast Asia. In addition,
the tourism conduits between
the two countries have become
more developed and intercon-
nected. At present, Bangkok,
Chiang Mai and Phuket have
direct flights to and from Beijing,
Shanghai, Guangzhou, Shenzhen,
Chengdu, Chongqing, Xian,
Kunming and Guilin – each of
these cities are major economic
centres of China.
In addition to tourism, the
exchanges between the two
countries also extend to science,
technology, culture, health,
education, sports, legal and
military, all of which have made
steady progress. The two countries
have entered into several formal
agreements while China has
inaugurated new general
consulates in Chiang Mai and
Songkhla in addition to Bangkok.
Meanwhile, Thailand has set up
general consulates in Guangzhou,
Kunming, Shanghai, Hong Kong,
Chengdu, Xiamen, Xian and
Nanning.* Furthermore, Thailand
and China have also established
city pairs and province pairs
consisting of 15 pairs, such as
Beijing-Bangkok (city pair),
Shanghai-Chiang Mai (city pair),
Yunnan-Chiang Rai (province pair),
Henan-Chonburi (province pair), etc.

由于普吉岛特殊的地理结构,其

再加上独特的文化背景和泰国人
的友善及热情好客,使得普吉岛
一直是游客心目中的旅游天堂。
普吉岛,土地面积570平方公

highest growth rate
after Metropolitan Bangkok as
measured by the 35.5 percent
economic growth pertaining to
tourism and tourist statistics
between 2010 and 2013. Foreign
tourists accounted for 70 percent
and the rest being Thai tourists

The increasing number of visitors
along with the continuous town
planning development in
anticipation of the future growth
has led to the rapid increase in
numerous construction and
renovation of transportation
projects in Phuket.

huket is a cultural
melting pot and has a
unique character that
overtime has become its special
charm, such as the Baba Yaya
dresses which have remained
unchanged for over a hundred
years and have had a mixture of
Chinese and Malay influences.
Also notable are many cultural
peculiarities derived from many
races and beliefs that can be
found only in Phuket – including,
of course, the distinctive
architecture.
The “Sino-Portuguese” architecture
that can still be found in Phuket
is a wonderful fusion of Chinese
and Portuguese styles of archi-
tecture commonly found in the
Malay Peninsula ever since the
early 1500s. It started off as
abodes built by the Portuguese
in Malacca, Malaysia, further
influenced by the Dutch settlers,
followed by the British. The design
took its current form when the
Chinese settlers in the area
became more affluent and built
their own houses to reflect this
eclectic heritage.
普吉岛具有历史悠久且丰富的混
合文化,这个显著耀眼的特性使
普吉岛拥有独特的魅力。无论是
传承了100多年,被称为“巴巴
亚亚”的服装服饰,此特有的服

Phuket’s Sino-Portuguese buildings
are divided into two types – row
houses, called “Tiem Ju” in
Hokkien Chinese; and mansions,
called “Ang Mor Lao” meaning
the foreigner’s house. The notable
features of the Sino-Portuguese
architecture are the thick walls,
arched entrance doors decorated
with stucco in Neo-classic or
Art Deco styles. Sometimes,
Thai and Indian designs are also
incorporated. When the original
occupants are Chinese, the
designs of doors, windows and
floor plans would reflect the
Chinese influence, along with
profuse use of wooden decorations
on window frames and doors
on the ground floor, etc. All
these soften the overall ambience
with the added dimension of
Eastern esthetics.

为二类,一是排屋,或被称为“
透天厝”(翻译为“排屋”),
二是洋房,或称为“红毛楼”(
翻译为“洋房”)。这些叫法为
中国福建话。这些建筑物值得留
意的相似处为建筑物的厚度、西
方拱形大门,其结合了古典石雕
艺术、德科艺术、泰国式的艺术
曲线、印度风格等,在加上当地
居民大多为中国人,使得建筑
物的大门、窗户及屋形又加入地
道的中国文化,用木雕装饰窗
框和一楼大门等,使得这些建
筑物更具有东方艺术的柔和美和
立体感。
Over time, the old colourful,
stately houses and buildings fell
into disrepair so the Phuket
provincial administration initiated
a renovation and conservation
project together with academicians
and the local population in
1998. Since then, Phuket’s old
Sino-Portuguese buildings started
to regain their past glories while
older sections of the town have
attracted tourists to come and
admire these preserved antiquities.
随着时间的流逝,使得这些具有
历史意义的建筑物破旧不堪,于
是普吉市政府已着手进行普吉旧
城商业区的维修保护项目,并
与相关的学术人员和当地居民
合作,从1998年开始进行修复工
作。自此,全普吉岛的中葡式

路线2. Phang Nga路  Phuket路和 Montri路:从
Ranong路和Yaowarat路的交叉路口,Suriyadech

Route 2 (Phangnga Road-Phuket Road-Montri
Road): Start off at the corner of Ranong and
Yaowarat roads around the Suriyadej Roundabout,
then head along Yaowarat Road. Turn right onto
Phangnga Road and when you get to the intersection
with Phuket Road turn left along Phuket Road
until you get across to Montri Road intersection.
Along this route you will find Chinese shrines,
old buildings and renovated stately government

路线4. Krabi路和Satun路: 从Krabi路和

Route 4 (Krabi Road-Satun Road): Start off
from the Krabi-Yaowarat roads intersection then
walk west until you come to the tri-section with

Mr. Pracha Tanthavanij (a magnificent mansion)
then retrace your steps to the tri-section with
Dibuk Road. This route is full of old buildings and
food shops selling local cuisine – boiled rice soup,
rice noodles and other types of noodles.

路线6. Krasatri路: 此为Rommanee巷的连接道

Route 6 (Thepkasattree Road): Starting off
from Soi Rommanee, turn left through to Thalang
Road. When you come to the intersection turn left
towards Thepkasattree Road. On this route your
will find the exquisite Hongyok family mansion
tracing back to King Rama VII era. Well worth a visit.
Route 5 (Yaowarat Road-Sun-uthit Lane-Dibuk
Road): Start off from Dibuk Road intersecting
Satun Road, then walk along Dibuk Road until
you come to the intersection with Yaowarat Road.
Then turn right onto Yaowarat Road then retrace
to the intersection before turning onto Dibuk
Road. You will find Soi Rommanee which in the
past proliferated with brothels, but the buildings
have now been renovated and beautified.

Patong(巴东)海滩
The all-time favorite beach in Phuket, due to its 9-kilometre crescent
shape beach. Patong is considered the year-long “in” place for all
tourists. All types of activities can be found here, including just
sun-bathing, swimming or jumping onto a jet ski. Numerous kinds
of boats and elegant yachts are at anchor andh form a memorable
backdrop for Patong Beach. Onshore, the actions go on for almost

not far from the beach.

be found. This beach is only a 17-kilometre drive
from Phuket town.

Naiyang(奈阳)海滩
A destination for those who want to enjoy a
fun-filled day on the wide expanse of the beach.
The water is clear and much of the beach is
shaded by pine trees. Towards the end of the year,
turtles also emerge to lay their eggs on this beach.
Every day at low tide, corals can also be seen. For
more of nature, Sirinat National Park is in the area.

The Sea Gypsy village located in the vicinity gives this beach a special

tourists. Those who would like to take in a little cruise around small
islands may hire a converted fishing boat from this beach. In the
evening, a super-fresh seafood dinner will not let anyone down.
Leisurely biking along country roads is also recommended.

their nesting ground. Tourists would come to
Maikao Beach to relax in its quiet surroundings
and drag the sand for mole crabs – small bug-like
creatures, delicious when deep-fried – while nearby
is the enchanted Sirinart National Park. Today,
Maikao Beach is also home to 5-star, high-end
hotels – the hideaway destination for well-heeled
tourists seeking privacy and solitude.

This is the beach for surfers. Big surfs materialize
due to the beach’s location at the base of a cliff
– especially during the monsoon season. Nearby
is Phuket’s first golf course dating back to King
Rama VII era. Also available are some leading hotels,
making this beach the destination for sports lovers.
But just a romantic sunset dinner is fine as well.

food and toilet facilities. But do not ask for shops or spas, as this
beach only offers sun, wind and sea at their most peaceful.

This is the beach preferred by locals as it is friendly
and quiet and has a sprinkling of restaurants touting
international cuisines. The sand here is rather
coarse and the beach is only two kilometres long,
so it is not popular for beach activities. However,
the “Jit Jrakawal” monument to the 2004 tsunami
is worth a visit for its artistic value.

Diving spots around Phuket are numerous, with
corals that are still intact and alive and full of many
species of fish. The area most visited by divers is
the Similan Marine National Park which consists
of the islands in the Similan group whose beauty
is evident both in the sea and on the islands. The
undersea eco-system that is still vibrant, while the
undulating slope of the sea floor makes for either
shallow or deep dives. The beauty of Similan’s
coral bed is ranked among the world’s top 25.
S u r f i n g
Surfing is another fun activity in Phuket. Many
people may not know that Patong Beach, Kata
Beach and Kalim Beach as well as a few other
beaches are perfect for surfing because the
undersea terrain is conducive to generate waves,
especially Patong which is open to strong winds
from the Andaman Sea. That is why many of the
world’s surfers travel to Phuket.

Freehold condominiums are
the best purchasing option in
Thailand for foreign buyers. With
a special status, outlined by the
Condominium Act B.E. 2522
(1979), freehold condominiums
allow foreigners direct freehold
ownership of the condominium
unit, as well as common property
co-ownership. In other words,
freehold ownership grants
absolute ownership of the
property, and it is the best form
of tenure that foreigners can
be granted in Thailand. Sansiri

• 	 Completed property requires
100% payment of the

Alternatively, foreigners may register leasehold
rights of a property with the District Land Office.
This includes the lease of condominiums and
freehold land. Through this process, foreigners
can effectively use land with a leasehold tenure
and are permitted to own buildings or structures
erected on that land. Thai law limits the duration
of leases to a maximum of 30 years, after which
the lease term can be renewed. With a registered
company in Thailand, foreigners may also buy land
or a house.

Non-resident foreigners who buy a condominium in Thailand must present a Source
of Funds Declaration to the District Land Office when registering ownership. All funds
must be remitted into Thailand as foreign currency, after which the receiving bank will
exchange the amount into Thai Baht.
Foreign Exchange Tr ansaction:
The receiving bank will issue a Foreign Exchange Transaction Form (FET) for amounts
greater than USD 50,000 and a Credit Note for lesser amounts.
Customs Decl ar ation Form:
It is necessary to declare the amount and currency to customs, who will issue a receipt
for incoming funds. The receipt can then be presented to the bank in order to acquire
a Confirmation Letter. It is recommended that foreign buyers consult a lawyer to assist
with their purchase.

Taxation is another factor that needs to be taken into account when
making your purchase. Those considering investing in property in
Thailand are often unaware of the taxes that may arise when buying
and selling property.
•	 Tr ansfer Fee
	 The Transfer Fee applies to purchases of freehold properties. It is
equivalent to 2% of the official appraised value of the property.
Whether the buyer or the seller pays the Transfer Fee depends
on the terms agreed to by both parties in the Sale and Purchase
Agreement. At the date of the ownership transfer, the Transfer
Fee is paid to the District Land Office where the property is
located.
• 	 Lease Registr ation Fee
	 If the lease term is less than 3 years, a lease registration is not
required for the lease to be legally enforceable. Leases exceeding
3 years, and up to 30 years, should be registered with the Land
Office in order to ensure enforceability in court. Currently, the
Lease Registration Fee is calculated at 1% of the total rental fee
for the entire lease term. This cost is often borne equally by the
lessor and lessee upon mutual agreement by both parties.
• 	 Specific Business Ta x (SBT)
	 SBT is payable by companies and individuals who wish to sell a
property that has been held for less than a period of 5 years.
The tax rate is calculated at 3.3% (including Municipal Tax) of
either the sale price or the official appraised value of the property
(whichever is greater).
• 	 Stamp Dut y
	 Stamp Duty is imposed at varying rates on certain legal instruments.
Stamp Duty is only applicable in cases where SBT is not applied.
R e m a r k s :
When transferring funds in a foreign
currency into Thailand, it is required that
the name of the beneficiary listed in the
Foreign Transaction Form is the same
as that of the buyer, as written in the
Sale and Purchase Agreement. The total
amount of transferred funds must not be
less than the net price (Thai Baht) of the
condominium unit specified in the Sale
and Purchase Agreement. In the transfer
instructions, please clearly specify the
purpose of the transaction as: “For the
purchase of a condominium in Thailand”.
• 	 Withholding
Ta x (WHT)
	 Where the seller is a company,
the WHT is calculated at 1%
of either the Land Department’s
official appraised value or
the contracted sale price
(whichever is greater). An
individual who earns income
from selling a property,
which includes condominium
units, is subject to WHT
under the Revenue Code
of Thailand. The WHT is
calculated at a progressive
rate based on the official
appraised value of the
property.

  • 17. 17 泰 国 普 吉房 地 产 A R T 艺 术 P huket is a cultural melting pot and has a unique character that overtime has become its special charm, such as the Baba Yaya dresses which have remained unchanged for over a hundred years and have had a mixture of Chinese and Malay influences. Also notable are many cultural peculiarities derived from many races and beliefs that can be found only in Phuket – including, of course, the distinctive architecture. The “Sino-Portuguese” architecture that can still be found in Phuket is a wonderful fusion of Chinese and Portuguese styles of archi- tecture commonly found in the Malay Peninsula ever since the early 1500s. It started off as abodes built by the Portuguese in Malacca, Malaysia, further influenced by the Dutch settlers, followed by the British. The notable features of the Sino-Portuguese architecture are the thick walls, arched entrance doors decorated with stucco in Neo-classic or Art Deco styles. Sometimes, Thai and Indian designs are also incorporated. With a special status, outlined by the Condominium Act B.E. 2522 (1979), freehold condominiums allow foreigners direct freehold ownership of the condominium unit, as well as common property co-ownership. In other words, freehold ownership grants absolute ownership of the property, and it is the best form of tenure that foreigners can be granted in Thailand. Once the project has been completed, the remaining amount should be paid in full. Sansiri also requires a copy of the buyer’s national passport. For foreign buyers who have previously purchased property in Thailand, it is necessary to ensure that the spelling of the buyer’s name in Thai is identical to that used for previous purchases. Buyers can purchase property in Thailand via: • Booking by cash or credit card • Overseas foreign funds transfer The requisite information a buyer needs in order to transfer payment to either a Sansiri bank account or an account designated by Sansiri is as follows: • Bank account name • Bank name • Bank account number • Bank address • SWIFT code • Purpose of transfer (i.e. Purchase of property) Source of Funds Decl ar ation Non-resident foreigners who buy a condominium in Thailand must present a Source of Funds Declaration to the District Land Office when registering ownership. All funds must be remitted into Thailand as foreign currency, after which the receiving bank will exchange the amount into Thai Baht. Foreign Exchange Tr ansaction: The receiving bank will issue a Foreign Exchange Transaction Form (FET) for amounts greater than USD 50,000 and a Credit Note for lesser amounts. Customs Decl ar ation Form: It is necessary to declare the amount and currency to customs, who will issue a receipt for incoming funds. The receipt can then be presented to the bank in order to acquire a Confirmation Letter. Those considering investing in property in Thailand are often unaware of the taxes that may arise when buying and selling property. • Tr ansfer Fee The Transfer Fee applies to purchases of freehold properties. It is equivalent to 2% of the official appraised value of the property. Whether the buyer or the seller pays the Transfer Fee depends on the terms agreed to by both parties in the Sale and Purchase Agreement. At the date of the ownership transfer, the Transfer Fee is paid to the District Land Office where the property is located. • Lease Registr ation Fee If the lease term is less than 3 years, a lease registration is not required for the lease to be legally enforceable. Leases exceeding 3 years, and up to 30 years, should be registered with the Land Office in order to ensure enforceability in court. Currently, the Lease Registration Fee is calculated at 1% of the total rental fee for the entire lease term. This cost is often borne equally by the lessor and lessee upon mutual agreement by both parties. • Specific Business Ta x (SBT) SBT is payable by companies and individuals who wish to sell a property that has been held for less than a period of 5 years. The tax rate is calculated at 3.3% (including Municipal Tax) of either the sale price or the official appraised value of the property (whichever is greater). • Stamp Dut y Stamp Duty is imposed at varying rates on certain legal instruments. Stamp Duty is only applicable in cases where SBT is not applied. R e m a r k s : When transferring funds in a foreign currency into Thailand, it is required that the name of the beneficiary listed in the Foreign Transaction Form is the same as that of the buyer, as written in the Sale and Purchase Agreement. The total amount of transferred funds must not be less than the net price (Thai Baht) of the condominium unit specified in the Sale and Purchase Agreement. In the transfer instructions, please clearly specify the purpose of the transaction as: “For the purchase of a condominium in Thailand”. • Withholding Ta x (WHT) Where the seller is a company, the WHT is calculated at 1% of either the Land Department’s official appraised value or the contracted sale price (whichever is greater). An individual who earns income from selling a property, which includes condominium units, is subject to WHT under the Revenue Code of Thailand.
