Let me start by telling you a short episode. This is an episode of a father and his two sons. When the father was getting old, he
called his 2 sons and advised them of his desire to share his property and his other assets. He therefore instructed his first son to
divide all his assets equally between both brothers. However, the father laid down a simple condition. He told his first son that
although the responsibility of dividing the assets would rest with him, the choice of selection of one share would rest with the
second son. This resulted into one of the smoothest sharing of property deals ever recorded.

    Shortlisting Properties - considering the client's business activities, budget and other preferences.
    Do Diligence - We then find out the legal status of the short listed properties so that both parties are aware of the legal
    status. It helps buyer when he does commercial negotiation. Hence, there are no last minute surprises for anyone.
    Budget Advice - In line with our principle of being "a good broker", we update our buyers about existing market rates
    for preferred location.
    Negotiations - In order to ensure that our clients get good deals; we do first level negotiations during the survey time.
    After client's inspection and shortlisting of the property we conduct another round of negotiations with the landlords so
    that the final rounds with the client results in the best financial deal for him.
    Drafting of Agreement - We arrange the legal person for drafting of documentation like Title Search& Report, MOU,
    Final Agreement etc. Similarly, we help in the process of execution of the agreement so that it saves time of both the
    parties.
    Possession - Generally, the possession is upon the execution of agreement. We give our support and services with entire
    transparency till the possession and even after that.
    Re Negotiations - We often find that after the expiry of the agreement tenure, generally both the parties are reluctant to
    discuss renewal terms, inspite of having the needs. They start hunting for other options. Here, we make both parties
    understand how beneficial it is for them to continue with the same property. We do this by providing a comparisons of
    expenses and benefits between continuing and shifting.
