Got referral – client out of state – I am not licensed
Referred him to a GREAT lo – very technically competent – whom I trust greatly….
Here is where the BFO comes in!
LO did good job – but b/c he didn’t use Mortgage Coach – there was confusion…
He spoke to the client and had a GREAT plan…
BUT the client couldn’t SEE the savings…
So I got involved to help him understand the savings – but it took an extra call
THEN…LO locked him in and sent disclsoures
Client FREAKED OUT when he saw the LE - thinking that we had told him a non truth b/c the escrows LOOKED like closing costs
They weren’t, but it created a lack of TRUST between and LO and the client…
All could have been solved by showing the TAC and addressing UPFRONT:
1 – We have to collect escrows on the new loan
2 - AND you’ll skip a payment,
3 – And get an escrow refund
4 - SO your loan amount will be HIGHER than your current loan amount –
5 - You CAN bring that $$$ in, but when we’re borrowing at 3.250% - not sure than makes sense…
Bottom line: Using mortgage coach solidifies the client’s trust in US
We tell folks – use the TCA to see EXACTLY what your loan will look like –
We MUST send disclosures (which take other things into account), but the TCA will show you the EXACT details of your loan!
So…NOW my FIRST question when I refer out is: DO YOU USE Mortgage Coach?
