The LEED plaque on a building is a mark of quality and achievement in green building.
Leaders across the globe have made LEED the most widely used green building rating system in the
world with 1.85 million square feet of construction space certifying every day. LEED certification
provides independent verification of a building or neighborhood’s green features, allowing for the
design, construction, operations and maintenance of resource-efficient, high-performing, healthy, cost-
effective buildings.
LEED is the triple bottom line in action, benefiting people, planet and profit.
WHY LEED?
LEED certification means healthier, more productive places, reduced stress on the environment by
encouraging energy and resource-efficient buildings, and savings from increased building value, higher
lease rates and decreased utility costs. In fact, 88 of the Fortune 100 companies are already using LEED,
for example STARBUKS, MARRIOTT, WELLS FARGO, KOHL’s etc.
LEED IS :
LEED is pushing the green building industry to go further. Developed in a transparent, consensus-based
process that includes several rounds of public comments and approval from USGBC members, LEED
ensures that leaders can demand more from our buildings, creating healthy experiences, conserving
precious resources and benefitting the business bottom line.

ACHIEVEMENT:
Based on the number of points achieved, a project earns one of four LEED rating levels:
NOTE : * PLATINUM needs 80+ points. *GOLD needs 60-79 points.
* SILVER needs 50-59 points. *CERTIFIED needs 40-49 points.
LEED RATING SYSTEMS:
LEED works for all buildings at all phases of development, from new construction to existing buildings, as
well as all building sectors, from homes to hospitals to corporate headquarters. There are five rating
systems that address multiple project types:

CERTIFY A PROJECT:
Each rating system is made up of a combination of credit categories. Within each of the credit
categories, there are specific prerequisites projects must satisfy and a variety of credits projects can
pursue to earn points. The number of points the project earns determines its level of LEED certification,
i.e. Platinum, Gold, Silver or Certified.

The Location and Transportation (LT) category rewards thoughtful decisions about building location, with credits that

the SS category now specifically addresses on-site ecosystem services, the LT category considers the existing features of the

elements, integrating the site with local and regional ecosystems, and preserving the biodiversity that natural systems rely
on.

Water efficiency :
The Water Efficiency (WE) section addresses water holistically, looking at indoor use, outdoor use, specialized uses, and

water efficiency and reductions in potable water use alone. Then, the WE credits additionally recognize the use of non
potable and alternative sources of water.

associated with the extraction, processing, transport, maintenance, and disposal of building materials. The requirements are
designed to support a life-cycle approach that improves performance and promotes resource efficiency. Each requirement
identifies a specific action that fits into the larger context of a life-cycle approach to embodied impact reduction.

Indoor environmental quality:
The Indoor Environmental Quality (EQ) category rewards decisions made by project teams about indoor air quality and
thermal, visual, and acoustic comfort. Green buildings with good indoor environmental quality protect the health and
comfort of building occupants. High-quality indoor environments also enhance productivity, decrease absenteeism, improve
the building’s value, and reduce liability for building designers and owners1. This category addresses the myriad design
strategies and environmental factors—air quality, lighting quality, acoustic design, control over one’s surroundings—that
influence the way people learn, work, and live.

continually introduced to the marketplace, and up-to-date scientific research influences building design strategies. The
purpose of this LEED category is to recognize projects for innovative building features and sustainable building practices and
strategies.

Bangladesh’s garment sector is moving towards green building initiatives to impress the growing tribe of eco-
minded international retailers, and in the process, grab more work orders.
So far, 14 garment factories from Bangladesh have received LEED (Leadership in Energy and Environmental Design)
certification from the United States Green Building Council, according to Bangladesh Garment Manufacturers and
Exporters Association.
Of the factories, five were conferred the platinum status, five gold, one silver and the other three received just the
normal certification from the US agency.
Fifty more factories are in queue to receive the LEED certification, as they have already passed the selection
criteria, according to BGMEA.
LEED is a green building certification programme that recognizes the best-in-class building strategies and practices.
To receive LEED certification, building projects must satisfy prerequisites and earn points to achieve different levels
of certification.
Prerequisites and credits differ for each rating system, and teams choose the best fit for their project.
By the end of 2016, more than 150 factories are expected to be given the LEED certification, according to
Shahidullah Azim, vice-president of BGMEA.
The construction of more green factories means higher export growth of garment items from Bangladesh, he said.
The factory owners, especially those who are expanding their operations, are going for green buildings, mainly to
bag more work orders from international retailers.
The benefits of green buildings are quite long, including reduction of energy consumption by more than 24 percent
and water consumption by 50 percent.
Since Bangladeshi garment makers are going for high-end garment production, green initiatives will help a lot in
building their confidence, as LEED certification indicates practice of good compliance and environmentally safe
procedures, Azim said.
The other direct benefits of green buildings include enhancement of image of the factory, protection of health and
safety and higher productivity by the workers in a good environment.
In Bangladesh, green building initiatives are mainly undertaken for marketing reasons, as having such structures
increases the confidence of retailers, said David Hasanat, managing director of Viyellatex Group that has
operations in two gold LEED certified buildings.
“The retailers do not ask so many queries if they see that the goods were made in a factory housed in a green
building,” he said, adding that the company could reduce electricity and water consumption due to the green
building initiative.
“I could also maintain the air quality for efficient use of energy and water.”
Fazlul Hoque, managing director of Narayanganj-based Plummy Fashions, said he received the platinum LEED
certification after scoring 93 from the available 110 points.
The plant will be the first LEED platinum factory in the world in knitwear sub-sector, Hoque said, adding that he will
start production in the structure by this month.
There are two LEED platinum factories in Sri Lanka, but they are not in the knitwear business.
The establishment of such high-quality green structure has opened up new avenues for Hoque, as he is currently in
talks with Marks & Spencer, Espirit, Li & Fung and Carrefour, some renowned global retailers.
Zillur Rahman, managing director of Ishwardi EPZ-based Vintage Denim Studio, said his factory is also a platinum-
rated building in denim sub-sector, after it scored more than 90 points.
“I started the operations of the factory three years ago and now I have been receiving overwhelming responses
from retailers in Europe and the US due to the green initiative,” said Rahman.
He produces 4.5 lakh pieces of denim products a month, while employing 2,000 workers. “I could save a lot of
electricity and water due to the green building.”

During renovations, the project team made a priority to ensure that all materials were selected with
environmental considerations. Over 75% of construction waste and packaging debris was diverted to recycling
centers instead of being sent to the landfill.
Jones Lang LaSalle, committed to driving sustainable practices in the region, sought to create a healthier and more
productive workplace in their Hong Kong offices. The 27,000 square foot office was an opportunity to develop a
green workplace that demonstrated their continued commitment to the environment and the health, comfort and
well-being of their employees and customers. In July 2011, their office earned the Platinum certification in the U.S.
Green Building Council’s LEED for Commercial Interiors rating system, achieving the highest score of any other
Commercial Interiors project at that time.
As a long time supporter of LEED, Jones Lang LaSalle placed an emphasis on choosing a building with
environmental commitments for their Hong Kong offices. By selecting a building with green design features, they
were able to take advantage of high levels of natural daylight, an efficient layout and an adaptive control scheme
to optimize energy consumption.
During renovations, the project team made a priority to ensure that all materials were selected with
environmental considerations. Over 75% of construction waste and packaging debris was diverted to recycling
centers instead of being sent to the landfill. The team also focused on the impact materials had on the indoor air
quality during the renovation process. Efforts to improve air quality resulted in a marked increase in occupant
health and satisfaction. An analysis of sick days per employee during the first seven months of moving into the new
office translated into a 32% reduction in absenteeism.
While the company sought to create a healthier and more productive workplace, they also focused on reducing
both operating costs and the impact on the environment. The energy-related systems utilize efficient layout and an
adaptive control scheme to optimize energy performance, including daylight sensors, infrared occupancy sensors,
and programmable timers. Their efforts resulted in a 13% reduction in energy consumption per square foot.
Additionally, potable water use was reduced through the building’s Seawater Flushing System and provision of low
flow-rate and flush-rate water fixtures, resulting in a 40% reduction in water consumption.
