TYPES LAND DOCUMENTATION
Land Documents: Formal piece of writing that provides information or acts as a record of
events; they include:
Survey Plan
Excision
Gazette
Deed of Assignment OR Registered Conveyance
Certificate of Occupancy (C of O)
Governor’s Consent
SURVEY PLAN
Gives an accurate measurement and description of a land boundary
A survey plan must contain the following information: 
The name of the owner of the land surveyed
The Address or description of the land surveyed
The size of the land surveyed
The drawn out portion of the land survey and mapped out on the survey plan document
The beacon numbers
The surveyor who drew up the survey plan and the date it was drawn up
A stamp showing the land is either free from Government acquisition or not
EXCISION
Excision
A portion of land, legally free from govt. acquisition & documented in a state/federal
govt. gazette to indigenous settlers (Villagers)
Thus, C of O could be easily processed on such property.
GAZETTE
A govt. official record book of locations or areas acquired by govt., or released to
communities or a families
FUNCTIONS OF A GAZETTE
It shows the communities or villages that have been granted excision
It determines the area of a land i.e. the number of acres or hectares of land excised
It gives the coordinates e.g. the Beacon Numbers
Can replace a Certificate of Occupancy (C of O) to grant title to theVillagers.
DEED OF ASSIGNMENT
Deed Of Assignment
A legal document that transfers a land/property title, right of interest to someone else.
A deed must to be recorded in the land registry to show a legal proof of transfer.
 Deed of Assignment comes with a Governor Consent OR Registered Conveyance
CERTIFICATE OF OCCUPANCY (C OF O
Certificate of Occupancy (C of O)
A certificate which officially leases all State’s land to applicant for 99yrs
An officially recognized Document for demonstrating Right to a Land/Property.
Given, ONCE ONLY, to the first person on aVirgin Land devoid of govt. acquisition.
Can be used as a collateral to finance another project.
Prevents a situation where a single property is claimed by multiple owners
GOVERNOR’S CONSENT
 A legal document that subsequent land/property buyers
MUST obtain before transaction.
 Servers as a legal document to directly transfer a
land/property title, right or interest to another without going
to the “Omoniles or Family Baale” to sign your deed and Form
1c.
