Director of Maintenance

 In consultation with the Executive Director, hired, trained, disciplined and terminated
department staff in accordance with Harmony Senior Services and human resource policies.
 Implemented and maintained a preventative maintenance programs. (TELS and a daily
checklist)
 Coordinated compliance with local, state, and federal building codes and guidelines,
MSDS, OSHA, EPA regulations, fire codes and other relevant rules and regulations.
 Coordinated with contractors and venders making sure insurance and licenses are current.
 Conducted regular inspections of all Life Safety Systems including fire extinguishers,
sprinklers and alarm systems.
 Worked closely with the Executive Director in creating and scheduling capital budgets.
 Coordinated the annual maintenance program for apartments and common areas.
 Coordinated the necessary repairs and maintenance in apartments and common areas
including refurbishment for move-ins.
 Ensured that the outside of the property was maintained including landscaping and snow
removal.
 Coordinated the removal of garbage and trash for the property.
 Maintained expenditures within budgetary limits in excess of $200,000.
 Maintained utility consumption and expense files.
 Maintained inventory control for all general supplies parts and equipment.
 Maintained all required maintenance files throughout he community.
 Scheduled and conducted training sessions and department meetings.
 Informed the Executive Director of any resident issues or concerns.
 Prepared resident charges/billing for extra services when applicable.
 Revised and implemented the role of the department’s safety and disaster plans.
 Lead the monthly safety committee meetings.
 Participated in the Manager on Duty program.
 Attend all required training, in-service and staff meetings.
 Ensured that all company uniform and grooming standards for the department were
followed as per the company’s policies.
 Maintained a safe working environment through the preservation of equipment and the
achievement of safe working practices.
 Maintained a positive and professional demeanor towards residents, visitors, families and
co-workers.
 Adhered to all policies and procedures of Harmony Senior Services.
 Performed other duties as assigned.
