• There is a Perception everywhere that Property never

• To Many extent this is a right perception, but some
property are there in Noida which has given Negative
responses, People bought flats for Investment, but has
never given Appreciation, I don’t want to disclose their
names here…..

• Always Try to go for Construction Link Payment Plan & when Banks
are available for us then why should we go for Self Funding ???
• Always try to go for a Bank Loan because Bank is a Financial
institution. Security is also there if we prefer Bank’s

• A never easy task, it requires the intelligent efforts to reach on the final decision. There is
always a way out with a very intelligent solution in our surroundings, the only thing is that we
need to analyze the pros and cons of those projects. This is a never ending debate of where
to invest money and we most of us are unaware about the opportunities available in
different sector like Equity, Real Estate, Mutual Funds, Savings, and Fixed Deposits. Now here
I am going to discuss the Real Estate opportunities in India and options.

Now what are the pros and cons in this industry?
We need to penetrate each and every aspect like Location, Connectivity, Possession,
Builder history, Market Value of Builder, Liquidity. Investment is a mixture of all these
things.
Investment Cycle: We need to understand the investment cycle as well. How this
Property Investment works? It works same like Demand and Supply of goods, Birth-
Maturity-Decline. But here we need to understand the when to buy and when to sell the
property we buy
» Liquidity: Investment is fully dependent on liquidity, means whenever you want to sell
your property, it should always ready to sell, always high in demand.
» When to Buy-(Birth/Launching) - In India, Property should be bought on its
launching, so that maximum return can be avail out of it. So buy always at the lowest
prices and sell at higher prices always, now when to sell? :
» When to sell-(Maturity)- After the launching of the specific property, we need to wait
for the time for the maturity phase to come. This maturity Phase comes after 30-40%

Appreciation is Possession, normally very good appreciation can be avail at
the time of possession because the Possession of property makes the

the property and if the Builder’s reputation, their work, on time possession,
