What is resort?
Resort
Is a compound building and
facilities located in a scenic area,
providing lodging, entertainment
and a relaxing environment for
people on vacation.

1. Compound of building
and facilities
It is a complex that is composed of different
buildings and facilities.
Have massive structures that could not be limited
only in the construction of a single building.
Others include a separate lodging facility to house
guests who opt to stay for longer period of time
2. Located in a scenic
area
Resort guest is of main consideration if we will be
developing facilities inside the resort.
A guest wants to see something out of ordinary,
everyday life that could make them getaway from
it all( city life).
One of the requirements of a resort is to be
located in a place which is very pleasing to the
eyes.
The landscape or the surroundings where the
facility is suited is very important for this is where
the concept of the resort services could be derived
from.
3. Provides lodging,
entertainment and a relaxing
environment
Services such as lodging and entertainment also
poses a basic need in the construction of a resort.
Most guests want their vacation fully-spent and
would want to maximize their experience,
specifically if it is a destination resort.
4. For People on Vacation
The target market of a resort: Vacationers.
Resort target leisure people specially vacationers
who tend to stay a little longer.
They want their experience memorable and that
every detail of their stay id beyond compare.

According to Gee(2010) resorts can be classified
in diverse types:
By seasonality
By location
By size
By form of ownership
By designation

 Categorize resorts into:
 Proximity to primary market
 Setting and Primary amenities
 Mix of residential and lodging properties

market
Resorts can be classified as:
1. Destination resorts- are many miles away from
their target market. Usually reached by the use
of air transportation to minimize the travel time
and maximize the guest experience.
- Usually travel to these resorts once or twice a
year.
- Example: if Manila, a destination resort for you is a
trip to a resort in Davao or Boracay.

2. Non-destination resorts – which can be reached
upon when travelling
-you drive to the resort for about 2 -3 hours and can
be frequented whenever the guests wishes.
-example: Manila – Caliraya Resort club in Laguna

1. Ocean based resort/ Beach resort – hotels which
have the ocean as the location.
- Rely on sand and sunshine together with various
activities that could be done within the setting. Like
Boracay and Puerto Galera are famous sites in the
Philippines.

2. Lake/ River Based resort – surrounded by land apart
form any body of water or other outlet that serves to
feed or drain it.
-Typically in the Philippines, these resorts are in the
development phase but could be found in Loboc river
resort in Bohol and Caliraya Resort club in Laguna.

3. Golf/ tennis based resort – situated in golf course
or tennis based resorts rely mainly on weather
conditions because of the nature of the activities that
is closely linked with the establishment.

4. Mountain Based/ Ski resorts – mountain resort is a
place to holiday or vacation located in mountainous
areas.
- The term includes ski resorts, where winter sports,
including skiing, snowboarding, ice climbing and ice
skating are practiced as well as places where summer
activities such as mountain biking, mountain hiking.
- In hot climates, hill and mountain resorts are visited
for cooler temperatures at higher elevations.
Example: Baguio and Tagaytay are resort areas that
can be classified as mountain based resort

Based on the scheme on which lodging and accommodation are based.
1. Traditional lodging/ resort hotel
 most common form of resort development.
 Requires a relatively modest financial investment.
 Guest at this will select the property on the basis of convenience.
 For Business travelers, convenience might mean the hotel is close to the highway or to the
business to be visited.
 For Leisure traveler in translate to proximity to the beach or other tourist spot. Fine dining is
additional attraction.

Based on the scheme on which lodging and accommodation are based.
2. Timeshare/ vacation ownership. – is a property with a particular form of ownership or use
rights. Typically resort condominium units, in which multiple parties hold rights to use the
property and each sharer is allotted a period of time( usually one week same every year) in
which they may use the property.

3. Destination clubs- introduced by Rob McGrath. Targeting affluent families
who want the benefits of second home ownership but with more flexibility and

leisurely purposes.
- Very demanding and requires personalized service
to the very detail.
- Guest pays so much just to experience the exquisite
service a resort hotel brags about.

activities that a resort offers(
bigger closet space be
available as well).

1. they should be knowledgeable on the
natural setting on which the resort is based
– taking into account the personality of the
location, nearest establishments and the
risks that the setting may contain

able to suggest compatible setup with his
guests.

themselves working in maintenance.

and relatives. They tend not to participate in activities.

on their desired outcomes. What the
guest do before, after and on the actual
experience could actually be the basis
on how they are classified.

1. Getaway/Family travelers
2. Adventurous/ Educational Travelers
3. Gamblers/ Fun travelers

1. Getaway/Family travelers – These guests are similar to the Nonactive
Friends and relatives, family sightseers and outdoor vacationers. They tend
to visit places like:
• Good place for children
• Where friends and family live
• Scenic
• Places they can rest and relax
• Full of friendly residents
• Within driving distance
• Places where they can learn new things
• Safe
• Good mountain areas
• Congestion-free

2. Adventurous/ Educational Travelers – Similar to foreign
vacationers.
• Tend to engage in cultural activities such as visiting museums, galleries,
opera and theater.

• Someone else they know had been to
• Offer a number of things to see and do
• Are famous cities or places
• Have elegant dining
• Offer a full range of hotel accommodations

3. Gamblers/ Fun Travelers – linked to resort vacationers. They
want a highly popular place where they can gamble, participate
in recreation or sport and enjoy a good nightlife and fine dining.
-they are also concerned about price, the availability of good
beaches, sunabthing and good weather. They are less concerned
about cultural activities, being close to friends and relatives while
on vacation and the presence of amusement parks.

Travelling for different guest activities
are usually linked with adventure travel.
Adventure travel can be considered as
Hard Adventure and Soft adventure.

recreational outdoor
activity of using an
inflatable raft to navigate a
river or other bodies of
water. Done on a rough
water in order to thrill and
excite the raft passengers.

for moving across water.

3. Skydiving – action sport of exiting an
aircraft and returning to earth with the
aid of gravity and the last part of the
descent is by using a parachute.

4. Parasailing- also known as parascending or parakiting is a recreational
kiting activity where a person is towed behind a vehicle usually a boat while
attached to a specially designed canopy wing also known as parasail wing.

that combines elements of surfing and
sailing.

6. Bungee jumping – jumping from a tall structure while connected to a large
elastic cord.
7. BASE jumping – stand for building, antenna, span and earth. Participants
jump from fixed objects and use a parachute to break their fall.

1.Camping- outdoor recreational activity. The participants are called campers. May
involve the use of tent, caravan, motorhome or no shelter at all.

be done with the naked eye, through a visual
enhancement device like binoculars and telescopes
or by listening for bird sounds.

  • 6. Resort Is a compound building and facilities located in a scenic area, providing lodging, entertainment and a relaxing environment for people on vacation.
  • 8. 1. Compound of building and facilities It is a complex that is composed of different buildings and facilities. Have massive structures that could not be limited only in the construction of a single building. Others include a separate lodging facility to house guests who opt to stay for longer period of time
  • 9. 2. Located in a scenic area Resort guest is of main consideration if we will be developing facilities inside the resort. A guest wants to see something out of ordinary, everyday life that could make them getaway from it all( city life). One of the requirements of a resort is to be located in a place which is very pleasing to the eyes. The landscape or the surroundings where the facility is suited is very important for this is where the concept of the resort services could be derived from.

Provides lodging, entertainment and a relaxing environment Services such as lodging and entertainment also poses a basic need in the construction of a resort. Most guests want their vacation fully-spent and would want to maximize their experience, specifically if it is a destination resort.
  • 11. 4. For People on Vacation The target market of a resort: Vacationers. Resort target leisure people specially vacationers who tend to stay a little longer. They want their experience memorable and that every detail of their stay id beyond compare.
  • 12. Resort Categories According to Gee(2010) resorts can be classified in diverse types: By seasonality By location By size By form of ownership By designation
  • 13. Resort Categories  Categorize resorts into:  Proximity to primary market  Setting and Primary amenities  Mix of residential and lodging properties
  • 14. Proximity to primary market Resorts can be classified as: 1. Destination resorts- are many miles away from their target market. Usually reached by the use of air transportation to minimize the travel time and maximize the guest experience. - Usually travel to these resorts once or twice a year. - Example: if Manila, a destination resort for you is a trip to a resort in Davao or Boracay.
  • 15. Proximity to primary market Resorts can be classified as: 2. Non-destination resorts – which can be reached upon when travelling -you drive to the resort for about 2 -3 hours and can be frequented whenever the guests wishes. -example: Manila – Caliraya Resort club in Laguna
  • 16. Setting and Primary Amenities Resort could be categorized based on its location and services. 1. Ocean based resort/ Beach resort – hotels which have the ocean as the location. - Rely on sand and sunshine together with various activities that could be done within the setting. Like Boracay and Puerto Galera are famous sites in the Philippines.

Lake/ River Based resort – surrounded by land apart form any body of water or other outlet that serves to feed or drain it. -Typically in the Philippines, these resorts are in the development phase but could be found in Loboc river resort in Bohol and Caliraya Resort club in Laguna.

Golf/ tennis based resort – situated in golf course or tennis based resorts rely mainly on weather conditions because of the nature of the activities that is closely linked with the establishment. Example: Camp John Hay Gold Club in Baguio Canyon Woods Resort Club in Laurel, Batangas.

Mountain Based/ Ski resorts – mountain resort is a place to holiday or vacation located in mountainous areas. - The term includes ski resorts, where winter sports, including skiing, snowboarding, ice climbing and ice skating are practiced as well as places where summer activities such as mountain biking, mountain hiking. - In hot climates, hill and mountain resorts are visited for cooler temperatures at higher elevations. Example: Baguio and Tagaytay are resort areas that can be classified as mountain based resort

Traditional lodging/ resort hotel  most common form of resort development.  Requires a relatively modest financial investment.  Guest at this will select the property on the basis of convenience.  For Business travelers, convenience might mean the hotel is close to the highway or to the business to be visited.  For Leisure traveler in translate to proximity to the beach or other tourist spot. Fine dining is additional attraction.

Timeshare/ vacation ownership. – is a property with a particular form of ownership or use rights. Typically resort condominium units, in which multiple parties hold rights to use the property and each sharer is allotted a period of time( usually one week same every year) in which they may use the property.

Targeting affluent families who want the benefits of second home ownership but with more flexibility and choice where they can vacation each year. - Different membership types.

  • 31. Management of Resort  Visitor Market- A guest in resort goes there for leisurely purposes. - Very demanding and requires personalized service to the very detail. - Guest pays so much just to experience the exquisite service a resort hotel brags about.
  • 32. Management of Resort  Facilities – resorts are a lot bigger in terms of rooms because of the different activities that a resort offers( bigger closet space be available as well).
  • 33. Management of Resort  Location – remote location. It should be serene, out of familiar that would really take away the concept of work in season. Taking up large amounts of land to facilitate the activities.
  • 34. Management of Resort Recreation – has a lot of recreational activities to offer. Based on the location. - Beach resort will offer beach volleyball, swimming, boating, jet ski, etc.

Peak times are linked entirely with the season. - Beach resort = summer is the perfect time for guests to enjoy. - Need to pushed to do so much marketing efforts to maximize the revenue that they can get from the season.

Management of Resort  Managers – resort managers should exhibit two important assets: 1. they should be knowledgeable on the natural setting on which the resort is based – taking into account the personality of the location, nearest establishments and the risks that the setting may contain 2. The manager should also be knowledgeable with guest activity programming – the manager should be able to suggest compatible setup with his guests.

When a guest is on the property for several days or weeks, a well- designed guest activity program is required to satisfy them. -programs must take into account the demographic, psychographic and physical backgrounds of guests

Management of Resort Corporate responsibility – many resorts are large and located in remote areas, they constitute a minor, if not the major, piece of the local economy. -management takes on certain responsibility to the area. - Has to take into account when making decisions to lay off employees during the off-season.
  • 41. Management of Resort  Employee Housing – based from its location will provide housing for its employees. -as resort employ people from the city, it is important that they provided suitable housing.
  • 42.  Labor skills – employees in resorts tend to rotate into different jobs both during the season and in the off-season. - Especially in the off-season, when being employed means being flexible and having multiple skills. - example: if there is snow at a ski area, employees may find themselves working in maintenance.   • 47. Motivation 2. Friends and relatives: Active city visitors – this cluster of the population seeks out the familiar when they visit friends and relatives. More inclined to see the sights, shops, and engage in cultural activities. 1. Friends and relatives: Non-active visitors- travelers look for familiar surroundings where they visit friends and relatives. They tend not to participate in activities.
  • 48. Motivation 3. Family sightseers – they look for new vacation places that would entertain and enrich their children.
  • 49. Motivation 4. Outdoor vacationers – want clean air, rest and quiet and beautiful scenery.
  • 50. Motivation 5. Resort vacationers – driven by the image, name and prestige of the resort. They usually go to the place because the resort itself is already an attraction.
  • 51. Motivation 6. Foreign Vacationers – consist of people who seek destinations they have never been to before. A foreign atmosphere offering an exciting and enriching atmosphere with beautiful scenery is important.
  • 52. Behavior  Resorts can also be categorized based on their desired outcomes. What the guest do before, after and on the actual experience could actually be the basis on how they are classified.  3 major segments: 1. Getaway/Family travelers 2. Adventurous/ Educational Travelers 3. Gamblers/ Fun travelers
  • 53. Behavior 3 major segments: 1. Getaway/Family travelers – These guests are similar to the Nonactive Friends and relatives, family sightseers and outdoor vacationers. They tend to visit places like: • Good place for children • Where friends and family live • Scenic • Places they can rest and relax • Full of friendly residents • Within driving distance • Places where they can learn new things • Safe • Good mountain areas • Congestion-free

Adventurous/ Educational Travelers – Similar to foreign vacationers. • Tend to engage in cultural activities such as visiting museums, galleries, opera and theater. -Visit places that: • Someone else they know had been to • Offer a number of things to see and do • Are famous cities or places • Have elegant dining • Offer a full range of hotel accommodations
  • 55. Behavior 3 major segments: 3. Gamblers/ Fun Travelers – linked to resort vacationers. They want a highly popular place where they can gamble, participate in recreation or sport and enjoy a good nightlife and fine dining. -they are also concerned about price, the availability of good beaches, sunabthing and good weather. They are less concerned about cultural activities, being close to friends and relatives while on vacation and the presence of amusement parks.
  • 56. Guest Activities Guests could also be classified based on the different guest activities that they enjoy during the time that they are in the resort. Travelling for different guest activities are usually linked with adventure travel. Adventure travel can be considered as Hard Adventure and Soft adventure.
  • 57. Guest Activities  Hard Adventure: 1. Whitewater rafting – recreational outdoor activity of using an inflatable raft to navigate a river or other bodies of water. Done on a rough water in order to thrill and excite the raft passengers.
  • 58. Guest Activities  Hard Adventure: 2. Kayaking – use of a kayak for moving across water.
  • 59. Guest Activities  Hard Adventure: 3. Skydiving – action sport of exiting an aircraft and returning to earth with the aid of gravity and the last part of the descent is by using a parachute.
  • 60.  Hard Adventure: 4. Parasailing- also known as parascending or parakiting is a recreational kiting activity where a person is towed behind a vehicle usually a boat while attached to a specially designed canopy wing also known as parasail wing. Guest Activities
  • 61. Guest Activities  Hard Adventure: 5. Windsurfing – a surface water sport that combines elements of surfing and sailing.
  • 62.  Hard Adventure: 6. Bungee jumping – jumping from a tall structure while connected to a large elastic cord. 7. BASE jumping – stand for building, antenna, span and earth. Participants jump from fixed objects and use a parachute to break their fall. Guest Activities
  • 63. Guest Activities  Soft Adventure: 1.Camping- outdoor recreational activity. The participants are called campers. May involve the use of tent, caravan, motorhome or no shelter at all.
