James Metcalfe's Market Update January 2012James Metcalfe
The document discusses real estate market trends in the GTA in 2011:
1) The average price of a resale home in the GTA increased 8% to $465,412 in 2011, providing homeowners with over $34,000 in increased equity on average.

w/purpose is a public design studio focused on cities and their future. For us this means not just buildings, but the spaces between two buildings; their neighborhoods; streetscapes; and where people shop or spend their time.
We are a studio that explores the relationship between those elements, their meaning, and how to make them better. Our process considers the interface of creative cultural analysis on one hand and the process of building on the other; a design collaborative fixed on delivering effective ideas about how we live and what our cities might look like.
We call this design w/ purpose - here is why
Form-Based Codes have proven to be highly effective tools for enabling communities to implement their sustainability goals in many aspects ranging from reducing carbon emission by promoting compact development to promoting green infrastructure, stormwater management, and the integration of agriculture into projects. In addition, the Organizing Principle of the Transect is being used to create systems and standards for everything from complete streets and sustainable infrastructure to standards that address complex environmental thresholds at a regional scale. This session will discuss how these tools are being utilized to effectively implement various aspects of sustainability.

The document discusses the future of retail development in light of current crises. It recommends focusing on small to medium sized urban infill projects with high barriers to entry and an emphasis on walkability and sustainability. It provides examples of recent projects ranging from $23 million to $150 million and retail space from 10,000 to 50,000 square feet. Key lessons include making retail self-sustaining, obsessively detailing the retail component, building small retail spaces, placing retail adjacent to residential in a fine-grained mix where possible, and seeding retail to generate momentum.
This document discusses enhancing access to transit nodes in urban areas. It presents a methodology for assessing safe pedestrian access that includes data collection, analysis, scenario building, and consensus building. Case studies of metro stations in Bangalore, India are used to demonstrate the framework. Data was collected through surveys, mapping, and counts. Analysis found poor pedestrian levels of service currently. Proposals are made to improve walking conditions and shift more people to public transit by phases that include street design manuals and development control regulations. The goal is to create more accessible, people-oriented places around transit nodes through a holistic planning approach.

This document outlines the benefits and responsibilities of being certified as a Certified Business Enterprise (CBE) through the District of Columbia and as a Historically Underutilized Business Zone (HUBZone) small business through the Small Business Administration. Key benefits include eligibility for DC government contracts with targets and preferences, reduced competition, and business networking and consulting opportunities. Responsibilities involve ensuring compliance with certification requirements, finding qualified teaming partners, and maintaining certification status. The document promotes these certifications as ways to encourage economic growth and access federal and local government contracting opportunities.
This document discusses infill development and provides guidance on how to implement an effective infill development program. It defines infill development as new construction on vacant or underutilized urban lots. An effective program includes identifying desired areas for infill, development guidelines, and incentives. It recommends involving stakeholders and provides types of infill development and their benefits, such as making better use of land and replacing abandoned areas. Potential barriers to infill are also identified.
The Mitchell Block is a LEED Gold urban, infill redevelopment project that implemented multiple sustainable site and low-impact development strategies. Innovative stormwater techniques include rain gardens, bio-retention tree filter, and permeable pavers.
As with our other presentations, feel free to contact us for high-resolution original files with slide transitions, etc.
The project involves designing a 30,000 square foot mixed-use building containing a physical science museum, residential units, and commercial space. The building aims to revitalize downtown Jacksonville. It will contain a cafe, museum lobby, loading dock, storage, restrooms, exhibit space, gift shop, residential lobby, auditorium, and restaurant. The program includes four residential units ranging between 830 and 1430 square feet. Sections and details are provided for building systems like structure, facade, rainwater collection, and a green roof/urban farm.
The document discusses two projects that creatively develop small, leftover urban parcels in innovative ways:
1) The Micro-Liner project in San Francisco interlocks four units on a narrow, 350-foot long lot leftover from freeway demolition. Each two-story unit has outdoor terraces and a flex-room. Green building elements are incorporated.
2) The Livermore Village project in Livermore, CA converts a dead strip mall into a mixed-use neighborhood near transit. The development includes 281 housing units, retail, and artist space arranged around a series of courtyards. Flexible ground floor spaces and a park-lift parking system maximize density.
This project addresses the deterioration of the edge between the old walled city of Ahmedabad and newer development outside the walls. Specifically, it focuses on the area between the Kalupur Gate and Prem Gate, where an illegal vegetable market had grown. The project aims to legally establish and rehabilitate the market, improve circulation, and prevent further commercial encroachment into the inner city. It proposes a podium to organize the market and office blocks above to incentivize traders to move, restoring the old city edge.
The document discusses Ariat's spring 2015 European marketing guide. It outlines Ariat's values of innovation, dedication, and balance. Urban Infill Duplex
Infilling the urban fabric - This
urban Infill duplex is proposed for
various vacant lots within the resi-
dential neighborhoods surround-
ing downtown. The project is an
effort to re-inhabit the city and
re-build the traditional inner city
neighborhoods.
Building typology - The pro-
posed design is based on the tra-
ditional building form of a “Main
house” fronting the public street
with a “Carriage house” placed
along the alley.
Sculpted forms - These forms west elevation north elevation
(main house and carriage house)
have been articulated as rectangu-
lar sculpted interlocking elements
separated by a small courtyard.
Plan organization - The plan of
the 2 homes is organized by use of
a datum formed by the circulation
along the south elevation which
culminates a bridge between
the forms. The bridge allows the
structures to function as 2 sepa-
rate units or 1 larger house. Addi-
tionally, the carriage house could
function as a rental property.
Context/scale - The Main house
form addresses and activates the
public streetscape with its front
porch, upper roof terrace and
screen-like metal frame and trel-
lis elements. The carriage house south elevation
is scaled to be compatible with the
garages along the alley.
Materials – building forms are fin-
ished in hard-coat stucco in two
colors. Wood (cypress or cedar)
screen elements are placed on
the south elevation, on top of gal-
vanized steel tube frame terrace
structures, at the roof terrace,
front porch, and interior courtyard.
These wood screens provide
shading as well as a platform for
growing vines. Windows are clear
anodized storefront systems. Rail-
ings are steel tube frame & welded
wire fabric.
Main house - 1887 sq.ft.
(3 bedrooms, 2.5 baths)
Carriage house - 1064 sq.ft.
