  2. Creating your custom platform is easy – but first you need to create your profile. This is about a 10-15 min process and by the end of it you will have created your own custom selling platform.
  3. It starts with your basic profile. In your profile you can choose a local virtual # that allows you to easily outreach to leads and communicate to sellers from within the platform. Not only is the communication within the platform but conversations are tracked, and you have message alerts. Next choose your subscription. The 149 package comes with FSBO, Cancelled and Expired leads in the counties you cover.
  4. To select your coverage area simply select your state and then the counties you which to receive leads in. If there are any cities you do not want leads in, simply de select them.
  5. Once you select you coverage area you now get to begin to truly customize you platform with services offered. This is one of the many features that makes iList unique I the fact you can offer your sellers multiple selling options – Full Service or Flat Fee. PLAY VIDEO HERE. Within in each service you have full control of the variables and amounts as well as you can simply turn Flat Fee off or Full Service off. We highly recommend offering both as each service speaks to a different segment of sellers. For example – out of my last 100 sellers, 34% have been flat fee sellers. Not saying we lost 34% of our full service to flat fee, but we grew our overall listing count by 34% by offering a selling option that was catered to a certain group of sellers. Plus Flat fee sellers pay you up front via our intergration with Stripe. Each selling option has a custom and automated workflow saving you and the seller time.
  6. This is a snap shot of your websites as you change your selling options, marketing messages and graphics. The goal here is to create a service offering and marketing message that will engage sellers in your market.
  7. Once you have you selling options, messaging and images set, it is time to add you important links. Social links, Your Stripe Account links as well as any reviews you would like to display.
  8. Once you links are added, lets tie you platform into other industry partners such as photography, Title, lending and insurance. As your sellers are being guided through your listing platform, they will be asked for pohtos as well as if they would like to work with your preferred title/ closing. So not only can you automate the introduction of new business to your marketing partners, but if you think larger, this could be a great additional revenue source from you marketing partners.
  9. Next you are given Links to your public site and your agent console side. Public site is where you drive potential sellers and the control site is where you receive our leads and manage your listinsgs.
  10. This is a live look at the site you just created. You can see your images, custom selling options, value prop offering as well as reviews and links to your buyer search page. Sellers also can view your partners, about us and other sections of your platform. This is not just a landgn page or a single page site, in 10-15 min you created a full seller automated marketing platform.
  11. You have seen what the public sees, lets see what you as the agent sees. When you go to your console, notice it is empty – there are no sellers yet. But what is live is your Leads.
  12. Day one you leads are loaded into you platform. The are FSBO, Cancelled and Expired leads placed directly into your platform. From here you can easily classify your leads for easy tracking and follow up but also easily call, text and email you leads from directly within you platform. You can also import new leads and export existing leads. Effictive outreach is crucial when working volume leads so not only can you easily initiat conversations, but all conversation histories are stored within the contact for texting, email and calls. If you need to set a follow up reminder you can simply schedule it for you and or your team. We also have a message alerts so you can see when leads are reaching out to you. We are not a CRM but we brought in all of our favorite features from the big CRMs and make them user friendly.
  13. We will touch on Marketplace later, but this allows you to add automated outreach, new leads and even the ability to score your existing contacts. Market place partners are designed to complement your leads and each other to help you drive new and more traffic to your platform without taking you time.
  14. So now that you have seen then public side and the lead side, lets show you what happens when you drive these sellers to your platform.
  15. On a daily basis you or your team can be reaching out the leads and marketing your platform, services, automation, etc. We have several ways we do this and you can find those under marketing in your dashboard. We also offer several ways to automate this process and we will dive into that later, but for now lets assume a seller wans to see what your pltform can do. So a seller at Misty Oaks enters their address.
  16. As soon as they enter their address they are directed to a page that delivers exactly what they are looking for – data on their home as well as selling options. Being able to deliver the seller what they want and allowing them to control their progression is key. Most sites out there that offer valuations, or lead capture stop here. They require seller info and have an agent reach out or follow up – with your platform you all a seller to continue as far as they want to go. If not, a seller will simply bounce to other sites until an agent does follow up. This is why seller automation is crucial.
  17. Data source view- we display several data sources to sellers including Zillow - Sellers will look anyway so we might as well include it.
  18. Once a seller chooses a selling option – in this sample it was 2 % or $2000 flat fee, the seller is taken to a pricing page. Seller is able to adjust the value of their home based on key factors. In this case the seller adjusted positive 12k and set the buyer agent commission at 2%. Sellers have the ability to set the buyer agent commission between 1 and 5%.
  19. Seller now will walk through a series of questions delivering you the information you need to list and market their home. Keep in mind seller is driving this workflow and they can progress as fast or as slow as they want.
  20. Room selection – select as few or as many as the seller likes.
  21. Once rooms are selected you can choose features within those rooms.
  22. Seller conforms the occupancy as well as showing instructions.
  23. Seller provides HOA and property description.
  24. Seller confirms the terms they have selected- Price, Listing Commission and Buyer agent commission.
  25. In preparation for marketing the seller can choose form your preferred title vendor or choose to select on at the time of contract. In this example, First Amercain is selected – your rep at first American will receive a email notfitying them that a seller for you platform would like to use them for closing when the time comes.
  26. Same on photos, seller can order professional from your vendor and or they can upload their own.
  27. The seller is then taken to their dashboard. This is where the seller will stay for the remainder of the transaction . Their dashboard will automatically be updated as their listing moves form Marketing to listed through contract and closing.
  28. As sellers interact with your platform and the automation, you console as a agent is automatically populated with the seller info. In this case you can see you have a NEW flat fee on stop 3 of 11. You also have a seller in Property Review meaning the seller completed all the steps and now it is time for your team to engage this seller.
  29. As the seller progresses through the automation the system wlll begin to task you or your team – ie. Listing agreement, Agent opinion of value, MLS etc.
  30. Sample of key tasks. Top left- Listing agreement task. Notice the grey area, the task brings in key details form the seller to make the completion fast and easy. The Middle task is post to MLS. This is the task that wlill change the status to active as well as display the property in your offer platform. When this task is completed you platform will automatically text and email the seller links to the MLS and showing service and let them know they are active and ready for offers. The task on the right is the agent price opinion task. This is a crucial task that launches the marketing score. Up till this point the seller as moved freely in regards to details and pricing. Now it is time for you to verify the price. Once you input your value on price in this task your platform imitates the marketing score.
  31. You can now see that this listing has a marketing score displayed as well as multiple values . The markeing score is 81%, the value on the top right is the value the seller set, the value under it is the value established by the agent nd the value under the marketing score is the automated system generated value. Form this one screen you can see the values, marketing score, days on market and all property details.
  32. Video of Marketing Score functions - The marketing score is used as an education tool and a conversation starter. The goal is to have all sellers at a 90% or higher- this means they are in the best position to sell based on the major key factors – price, commissions, photos, showings. If the seller is priced high or they are offering a low commission, you are not having to be the bad guy, you are simply showing them the marketing score. It easily identifyes areas that need to approve and allows the seller and or agent to easily make the changes and adjust the scores.
  33. With the seller being in control of their platform and being able to adjust their listing, price, etc the system has to have a way of not only tracking this but notifying your team of changes. Notice her you have a new task that was generated after the seller made changes.
  34. The system has a Pending change to listing task and it tracks every change by every user to ensure accuracy and compliance. In this case you can see it tracked the price and commission change.
