Both ITV News and
Sky News on Tooting
Common covered the
issue of Wandsworth
Council plans to chop
down Chestnut Avenue. The Friends of
Tooting Common already have over 4,000
signatures on their Stop the Chop petition.
Welcome to Ben Kelly, new horticultural
apprentice with the Streatham Common Co-
operative (SCCoop).
We get the ‘ump with Lambeth sometimes,
but we’re pleased to hear there’s a new
reporting app coming from them via which
we will be able to use to report all manner of
things to the council including fly-tipping.
There are competing narratives on the
rumoured demise of Lambeth’s Noise
Enforcement Unit with reports that
they haven’t attended complaints being
contradicted by statements from some
councillors.
Many woke to no water recently when a
main burst in Leigham Vale and there were
reports of ark-building in Tulse Hill. Thankfully
Thames Water had it back up by nightfall. In
related news, several fine rainbows were seen
over Streatham shortly afterwards.
Both we and the Streatham Action Transport
Group, question the legality of Arriva buses
blocking the pavements when parked
outside their garage in Streatham Hill at
night - potentially a danger to cyclists and
pedestrians.
Businesses are about to get a surprise
when they see their rates re-valuations.
Streatham premises seem to be set at the
same levels as those in areas better served
by infrastructure and transport. Hideaway, for
eg, is valued similarly to music venues near
Northern and Victoria Line Tube stations.
The Rookery Café have started
refurbishment work should

December. They continue
to serve outside on the
front picnic area.

In 2014, Cllr. Scott Ainsley and Streatham
Action convened a public meeting about
bringing Crossrail 2 to Streatham. This
coincided with an unpredicted 5 years of rising
population, and consequently passenger
numbers at all Streatham stations yielding
an ongoing dire transportation situation for
Streatham's commuters.
We have supported our local community forum,
Streatham Action’s Transport Group, and their
campaign to bring Crossrail 2 here as the
fastest available strategic solution to this, with
passionate support from the community. Sadly,
Val Shawcross, the Deputy Mayor for Transport
in City hall, has flatly refused to consider
the evidence from Streatham Action's work
that Crossrail2's transport modelling in south
London is likely to be inaccurate, and despite
the fact that Streatham would better deliver
more of Crossrail 2’s published objectives than
any of the areas it is currently planned to serve
south of the river.
Apparently it isn't a priority at Lambeth Council
either, despite their claimed alignment with
the Crossrail2Streatham campaign. The
leader of the council, Lib Peck met TfL’s
Head of Transport at Streatham station very
recently, but focused only on rail devolution,
not Crossrail2. Neither Streatham Action, nor
its Transport Group Chair, nor the safer A23
Campaigners (who are also part of Streatham
Action's Transport Group) were informed of the
visit or consulted about the requirements of
the community. All only found out about it by
seeing the results of the inevitable photo call on
Lambeth Labour's Twitter feed.
There will be a public meeting on the 24th
of November at Immanuel and St Andrews
Church hall. Chuka Umunna MP has
confi rmed he will be there. TfL, Network
Rail and Southern Rail have been invited.
Lambeth councillors and offi cers have said
they will attend. You will have your chance to
hear what’s been done since the spring 2014
and have your say on all transport matters.
Here are a few issues we've been pondering.
Why are all Crossrail 2 stations in the south
in wealthy areas, while in north London they
enable regeneration?
Why is alleviating the Northern Line a focus
south of the river when it doesn’t feature in
Crossrail 2’s published priorities?
Why are Streatham commuters helping to pay
for transport improvements to benefit wealthier
areas that already enjoy superior connectivity?
Why are potentially huge improvements to
journey times in Streatham so much less
valuable to TfL than shaving a minute or 2
off journeys for Network Rail's season ticket
holders from outside London?
How will rail devolution to TfL yield the
necessary capacity and journey time
improvements for Streatham?
When will the Streatham "Virtual Tube" and
other improvements dangled by turning South
London Orange be delivered and funded?
How will TSLO be funded?

The 2016 London to Brighton Bonham's
Veteran Car Run is the world’s longest running
motoring event and takes place on Sunday
6th November. It is one of Britain’s biggest
motoring spectacles, attracting entrants from
around the world, and will go along Streatham
High Rd after 7.15am. It is not to be missed!
“The Emancipation Run” annually celebrates
the passing into law of the "Locomotives on the
Highway Act" on November 14th, 1896, which
raised the speed limit for 'Light Locomotives'
from 4 miles per hour to 14 mph (reduced to
12 mph before the Act came into force), and
abolished the requirement for the car to be
preceded by a man on foot!
This year 400+ vehicles are registered. The
first group of cars will be leaving hyde Park
at approximately 7.02am and the last group
leaves about 1½ hours later. Each group
consist of about 10 to 16 cars with an interval of
about 2 minutes between groups. The full list
of entrants with pictures can be seen at www.
veterancarrun.com.
The 2016 Run will mark the 130th birthday of
the world’s first automobile. The inventor Karl
Benz’s Patent-Motorwagen was a two-seater,
three-wheeler, powered by a single cylinder
four-stroke engine is widely regarded as the
world’s first purpose-designed automobile. Its
first public demonstration run was not very
successful, it collided with a wall.
To celebrate the anniversary this year’s Run
will have a German flavour. Among the 400+
entries taking part are 14 German-made cars,
including examples of long forgotten marques
such as Adler, Delin, and Cudell, which will be
joined by a number of Benz and Mercedes
cars, including a Benz Victoria and a Benz
- the kitchen revolution!

Phaeton, both from 1898, plus a 1901 Benz
Spider and a 1902 Mercedes Simplex.
Last year there were quite a few spectators
out on the High Rd, with particularly good
views opposite Streatham Station, where
unfortunately many of the beautiful veteran
motors stalled at the traffic lights. The Filling
Station was the only café open early enough
to see all the cars and dispense hot drinks last
year, but this year more cafes will be opening
early to enjoy this special Streatham spectacle.
Cafés and bars with a good view (and hot
drinks!) that have confirmed they will open
from 7 am include Deli Lama and the White
Lion, and El Chico's will be open from 8am for
brunch with great views from their terrace –
they're putting together a special menu for the
occasion too! After 10am, head to Hideaway
Cafe, Astoria, Hood, or Boyce De Roca to catch
the last of the cars over brunch.

impressions last. And you
only get one chance to make
a first impression!
There’s also a belief within the
industry that buyers make their
decision on whether to buy within
10 seconds of arriving at your
home. I believe that this is too
simplistic, but the reality is that
when your potential buyer arrives,
if they have a bad first impression
you’re starting off on the back
foot.
Your garden is the first thing
people see when arriving at your
property so it’s crucial your garden
is looking its best! This means
clearing away the children’s toys,
repairing any broken fences, jet
washing the pathways and weed-
ing the garden.

exteriors though, inside your home

The problem faced by most people
when they come to sell their home
is that they fail to see what’s under

look dispassionately at your house
through the eyes of an potential

This is often harder than it seems
and you may need to enlist the
help of a trusted friend who you
can call upon to seek their advice
and tell you the brutal truth!
Ask them; “If I absolutely had to
sell my house and you needed to
help me in the best way that you
can - what should I do to make the
first impression that a buyer
receives as amazing as possible?”
A good way to look for inspiration
on how to improve the appear-
ance of your property is to get
ideas from the best houses on
your street and copy what they’ve
done. But what if you find yourself
in a situation where your house
looks immaculate, but it’s being
let down by a neighbouring prop-
erty? Sometimes, the house next
door can be extremely off putting
to potential buyers.
Most people assume that nothing
can be done in these situations,
but if you’re determined to get a
sale and want the best price, you
can take the initiative.
At the end of the day, it’s simply a
matter of common sense, a bit of
good old elbow grease and a few
quid spent.
All of which will dramatically
enhance and improve the pres-
entation of your property upon
arrival!
After all the hard work you’ve put
in, it’s really important you give the

interested buyers your property.
Make sure the buyers can easily

HuGH CARneGY
Women’s ice hockey is on the march in
Streatham, and the rink is not just home to
the Redhawks. You can also go and watch
Streatham Storm, London’s only women’s ice
hockey team – for free!
“There is a real buzz around the club this year,”
says Hannah Carnegy, the club chair, and
captain. “I’ve never seen so many women on
the ice at our training sessions before. There is
a great atmosphere and we really want to build
the club into one of the best women's’ teams in
the country.”
With more than 35 players registered for the
2016-17 season, there is a surge of optimism as
Storm has teams in both the English women’s
Premier League and in Division One.
Storm just missed promotion to the Elite league
last season, finishing as runners-up in the
Premier league play-offs. Determined to go
one better, the Premier league team started
this season with two cracking wins against
Nottingham Vipers and Kingston Diamonds. An
exciting 4-4 home draw against league leaders
Milton Keynes left Storm in a great position to
push for promotion again.
Most of last year’s Premier team are back
for the new campaign and with lots of new
players joining and five skaters guesting from
Gillingham’s Invicta, the club is also icing
a Division One team, which kicked off their
campaign with another pulsating 4-4 draw at
home against Basingstoke Bison Ladies.
The Storm roster includes players from Canada
and all over Europe but the backbone of the
club are home-grown players such as Fiona
King, a former Gb star, Ruth Cattell, a top-
ranked goalie, and Carnegy, a former GB
Universities and England player.
The club is always looking for more players of
all ages and experience. If you learned to skate
as a youngster and fancy giving it a go, come
and join the action. It's a safe and friendly way
to have a lot of fun. We have members from
age 15 to north of 40!

Chris Holt, Safer A23 Campaign
Transport for London face fierce criticism after
5-year collision statistics for the A23 through
Streatham showed no reduction in serious
injuries and a rise in fatalities. The map on the
previous page shows the worst blackspots.
Between 2011 and 2015 on the 1.8 miles
between the south circular and Streatham
Common, police were called to 389 collisions
– resulting in 8 deaths and 35 life-changing
injuries. On average, there are 6 collisions a
month, 7 people receive life-changing injuries
and 1 or 2 families are bereaved a year.
Most of those killed or seriously injured were
pedestrians (24 including 3 children). 15 were
motorcyclists; 5 were bus passengers; 5 were
in cars and 3 were bicyclists.
Chuka Umunna MP asked TfL: “How many
more people need to be injured and more
fatalities do we need to see before you take
safety as the biggest issue with the A23?” at
a recent meeting involving A23 Campaigners.
In response, TfL has now invited ideas from the
public for redesigning two key danger areas: St
Leonard’s Junction and between Streatham Hill
and Telford Avenue from the public.
Jonathan Bartley (Green Party) said: “TfL must..
show that any talk of reducing road danger is
not just empty words, but matched by real..
action to make Streatham safer.”
The A23 will be on the agenda at a public
meeting on transport be held at 7.30pm
on 24 November at Immanuel and St
Andrew’s Church Hall, 452 Streatham High
Road.

24. SAMUEL ESTATES IN THOMPSON
ESTATE AGENTS ACQUISITION
It gives us great pleasure to announce that Samuel Estates, has acquired Thompson Vales
Estate Agency - a leading estate agency business based in Streatham for over 22 years!
The acquisition will increase the core areas of Samuel Estates giving the company a footprint
that will now extend further into Streatham. We are quite well known in Streatham already
through our existing sales and lettings services and we also acquired the Lettings &
Management portfolio of the former Hooper Jackson Estate Agency in Streatham back in 2010.
We are delighted to have acquired such a long standing reputed local agent, adding to our
existing local expertise as well as our catchment area. Our philosophy has always been to
combine local knowledge with a high degree of customer care. It’s a measure of our success in
these key areas that we can actually expand in what, for some, has been a period of
retrenchment in a tough market. This expansion is part of a continual development driven by
the desire to deliver a better service, more efficiently, to our clients.
Richard Thompson, Managing Director of Thompson Vales said: “In Nick (Samuel) we have
found an exceptional personality to take over the business. Samuel Estates is an
award-winning estate and letting agency with a superb track record in providing a truly
personal and effective service … as specialists in the South and West London area, they know
the local market intimately. So I am absolutely delighted to be able to put the business in such
proven and reliable hands”. The current staff team at Thompson Vales will all be staying on
and are excited at becoming part of a stronger independent estate agency with 4 offices.

Leaseholdproperty-Iownitoutright,right?
When purchasing residential flats most
people overlook the nature of their ownership.
Often they own the property for a finite
period, whether 999 years, 84 years or even
sometimes only 10 years.
In the majority of cases, the freehold will
be owned by the developer or a third party
individual or company. There are various
reasons the leaseholders may want to
get together to purchase the freehold
themselves, as they have a statutory right to
do under the Leasehold Reform Housing and
Urban Development Act 1993 (also known as
Collective Enfranchisement).
If the block qualifies - generally if at least
75% of the block is residential - and at least
half of the qualifying leaseholders want to,
the freehold can be purchased for a fair value
determined by the First Tier Tribunal (Property
Chamber) unless the parties can agree a
price themselves.
Advantages of owning the freehold include
free or below market rate lease extensions,
the ability of residents to manage the block
as they see fit, and the eradication of ground
rents.
If you are interested in buying your freehold
the first step is to find out whether other
leaseholders are interested. Then a
consultation with a solicitor should determine
whether the right to purchase the freehold
applies. After this, a lease extension surveyor
is necessary to have a valuation of the
purchase price prepared for you.
If considering buying out your freehold,
contact Ben Colenutt 0330 2000 063/ben@
jamiesonalexander.co.uk. If you are looking to
sell, buy or rent, please feel free to speak with
me or my Samuel Estates colleagues here in
Streatham on 020 8679 9889.

When Cole Porter wrote “What is this
thing called love?” he hadn’t set foot in
the Streatham Hill Theatre, but on a warm
Wednesday night, 20th November 1929, his
popular aria rang out through the newest and
most decadent addition to the Streatham
skyline.
Opening to a full house of over 2500, Charles B
Cochran’s production of “Wake Up and Dream”
set the tone for Streatham’s great love affair
with theatre which continues today with the
impending arrival of a new space for the arts at
the site of the old Megabowl development.
Walking into the grand foyer, you’re
transported back to a time when architecture
valued beauty and opulence, and a trip to the
theatre was a chance to rub shoulders with
the stars. Legendary figures such as John
Gielgud, Ralph Richardson and Lawrence
Olivier took to the stage here, and it’s hard for
any theatre buff not to feel the magic walking
through the old theatre today. It’s impossible
not to fall in love with the building; the history,
beauty and attention to detail in everything
from the ornate chandelier in the lobby to the
patterns adorning the undisturbed carpets of
the upper floors.
In the last few years, Beacon Bingo Streatham
has opened its doors to the community after
years on the periphery of the public eye in
the face of the growing threat of closure that
haunts bingo clubs. I’ll admit to a vested
interest in the success of the club. As General
Manager; it's my job, but as a writer and
admirer of the arts, it’s my duty to raise
awareness of the building and its history.
Beacon Bingo was thrilled to be awarded
“Best Shopfront or Interior” at the 2016
Streatham Business Awards as we continually
invest in maintaining this Grade II listed
building to keep the story of this great theatre
alive.
On November 26th we’ll cast our eyes back
to the roaring twenties when the Streatham Hill
Theatre was the place to see and be seen in
South London. The original decor will be the
backdrop for a special event celebrating the
building. On One Night Only, there will be tours
of the building, live music, bingo, and for the
first time in 54 years, theatre will return. For the
first time in 54 years, we’ll see theatre return
home with a new preview show that combines
our love of bingo and the stage.
It may not be Cole Porter or Lawrence Olivier,
but it’s a start, and 87 years since the first
curtain opened, we’ll once again get a chance
to wake up and dream.

StreathamRedhawksIceHockey
Update–November2016Jules Cliff
With one win, one loss, and one draw from our
most recent home games, the season is hotting
up!
There have been some early season
changes with David Savage, one of our
most experienced and talented defencemen,
deciding to take the opportunity to play
another season in a higher league at Guildford.
Streatham favourite and long standing goal
tender Will Sanderson is taking a couple of
weeks out from the game but should be back
with us in the coming weeks. Adam Mahoney,
who took a year out from the game last season,
is back in a RedHawks jersey to strengthen our
defence and we have signed a new forward,
Conor Redmond from rivals Invicta Dynamos.
If you are new to ice hockey here is a quick
run down of the league we play in and our
opponents this season.
The team plays in NIHLS1 (National Ice Hockey
League South Division 1) which is made up
of nine teams and is currently composed of
Streatham RedHawks, Chelmsford Chieftains,
Invicta Dynamos, Wightlink Raiders, Milton
Keynes Thunder, London Raiders, Oxford City
Stars, Solent Devils and Bracknell Hornets.
Over the past few seasons, the league has
been dominated by the Chelmsford Chieftains
who have a strong junior and youth programme
and have qualified on several occasions for
the Premier league, the tier above NIHLS1.
But the costs of playing ice hockey at a higher
level have kept the Essex club in NIHLS1.
This season, our league looks very open with
several teams challenging for the top spot as
Chelmsford develops some of their younger
players. So you are sure to see an action
packed match with Streatham RedHawks
giving 100%.
Whilst every game at Streatham is exciting,
the most atmospheric games are undoubtedly
those where our rivals fill the away supporters'
end, like those v. London Raiders and Invicta
Dynamos both of which are fixtures in
November. Ice hockey attracts passionate
supporters and Streatham Ice Arena is not
only one of the best rinks in the league but
the noisiest, our chanting and drums being
legendary and a core element of what makes
being a Streatham fan so special.
We really are a family orientated club. Olly
Wittenburg is the perfect example. 5 year old
Olly (pictured) is the son of former Streatham
player Chris Wittenburg and has recently
started training at the club.
We look forward to seeing you all at some of
our forthcoming home games. Tickets from
streatham-hockey.co.uk or on the door.
