Morrison Transaction Services
Our goal is to be much more than the paper-pusher service your brokerage is probably providing.
We are all licensed which gives us a greater capacity to assist you with all of your needs during the
escrow period. Our promise to you is to offer personalized, hands on service, for you and your clients
throughout the transaction. You sell houses—we take care of everything else.
Of course, we don’t get paid unless you do.
SERVICES PROVIDED:
• Send introductory e-mail to title and Cooperating Agent with all pertinent information all
parties will need.
• Send introductory e-mail to your client with important dates, title process and any actions
they need to take at that time (wire deposit).
• Review all documents for accuracy and completion
• Provide copy of contract, addenda and disclosures to your office, client, lender, title and co-
agent as needed.
• Preliminary Title Report and Home Warranty Policy.
• Prepare listing disclosures and review with seller to obtain signatures. We can do this prior
to acceptance of an offer if you prefer.
• Obtain signatures on all documents throughout the closing process.
• Keep track of all the important dates/contingency deadlines and send e-mail reminders to
agent two days in advance. We can invite you to the important deadlines so they appear in
your calendar too.
• Oversee the timely removal and satisfaction of contractual contingencies.
• Follow-up weekly on missing paperwork from all sides of transaction.
• One week prior to closing, verify that all documents, repairs and loan documents are ready
for completion. Prepare any documents to extend deadlines or demand performance.
• Available via e-mail and phone to all parties during normal business hours.
• Coordinate approval with your compliance officer or broker to ensure that all file
requirements are fulfilled and that you get paid without delay.
• Interface with broker software required by your brokerage for document compliance.
• Share the complete file with you and your client at the end of the transaction via zip file or
will copy to a CD.
Your usernames and passwords will be needed for sites such as: DocuSign, CAR ZipformPlus or any
other programs you use in order to best assist you. Please send us contact information for your client
when opening escrow.
FEE:
$500 — Transaction due at close
No charge for canceled files
Payment collected at close of escrow from agent’s proceeds
