The Buyers Guide to SALES Progression
For most people, purchasing a home is one of the biggest investments they will ever make.
The following information is to help you understand the process of your property purchase.
Seller’s Existing Finance on the Property
It is very important to accurately determine if the subject property you intend to purchase has existing
finance, and from which lender. You should make your Sales Progression Specialist aware of this fact
as early as possible..
Special Conditions on the Offer Letter
If your lender has special conditions that need to met, please arrange to do this as soon as possible,
at least 2 weeks before the settlement date so that transfer can complete.
Documentation
All documentation that is required to complete the transfer needs to be arranged as and when
instructed by your Sales Progression Specialist.
Preliminary Statement
We will provide you with a preliminary statement that will outline the amounts payable to the Real Es-
tate Agent, Developer and Dubai Land Department.
Title Deed
Once the transfer is completed, it takes approximately 2 working days for a title deed to be issued.
If there is a mortgage registered against the property, the bank will keep the title deed as security until
it is paid in full, at which point they release it back to you.
Building Insurance
Building insurance is mandatory in the UAE. Your lender will include this with your mortgage.
Completion and Handover
Once the property has been transferred, the Real Estate Agent will hand over any keys and remote
control devices to the buyer.
General
It is the responsibility of the Seller to apply for a final account with DEWA when he hands over the
keys of the property.
Your Key Responsibilities
It is important that you provide us with factual and accurate information together with originals and
copies of necessary documents in order to progress the transaction.
The necessary funds must be available in your account at least 3 working days before completion
date so that you are able to draw Managers cheques for the relevant parties, ready for transfer.
Connecting Electricity, Water, Gas and other services
Following the completion of the transfer, you should consider these steps as early as possible to
avoid any inconvenience:
• Most utility and service providers require seeing the Title Deed before they will provide you with
their service connection.
• You should obtain a copy of your Title Deed from your lender if your Conveyancer has not already
provided you with a copy.
• For any other services like telephone, internet or satellite TV, speak to your Conveyancer and they
will be able to give you more details.

Discharge of Mortgage
If there is a mortgage currently registered on the property, you need to request a liability letter from
your lender. Liability letters are normally only valid for 15 days (this varies from lender to lender) so
should only be requested once the buyer has signed his offer documents with the bank. Your Sales
Progression Specialist will instruct you to request the liability letter and will forward the original to the
incoming lender so that they can settle within the specified time frame.
No Objection Certificate
If there are no outstanding fees levied against the property a NOC, No Objection Certificate, is issued
by the Developer stating this. Each developer charges an administration fee for the issuance of a No
Objection Certificate. As the current owner of the property, it is your responsibility to meet the cost of
this certificate. This charge is generally due and payable at the time when the certificate is requested
at the Developer’s customer service area.
If Driven Properties Sales Progression has Power of Attorney, the POA will apply for this on your
behalf and make sure it is ready for transfer.
Detailed Financial Statement
We will provide you with a detailed financial statement specifying the full disbursement of the sale
including pro-rata adjustments of maintenance fees and service charges. It will also include the
amount required to discharge your current finance on the property (should this be applicable) and
recover the title deeds of the property from the financier.
Title Deed
Following the completion of the transfer, a new title deed will be issued in the Purchaser’s name.
It takes approximately 2 working days for a title deed to be issued.
Completion and Handover
Once the property has been transferred and you have received payment, the Real Estate Broker will
hand over any keys and remote control devices to the Purchaser.
