Fahle Park is a chic, culturally rich business and residential quarter in
the heart of Tallinn. The holistically conceived development offers

Fahle houses the largest office hotel in Estonia, a number of

There is a spacious, partly underground carparking on the premises
which, along with the aforementioned glass gallery, guarantees a

3. Location
Fahle Park is in the centre of Tallinn, situated at the
crossroads of two of the busiest thoroughfares in the city
and indeed the country as a whole: Tartu Highway and St
Petersburg Road. The park is a three-minute drive from
the heart of Tallinn. Conveniently located close to the
Ülemiste intersection, all other areas of the city are within
easy reach. Fahle Park is also well-covered by the city’s
public transport network: tram and bus stops lie within a
200 m radius.
Tallinn Bus Station, Tallinn Airport and the central
terminal of Rail Baltic, which is currently under
development, are nearby, as are several shopping centres:
Ülemiste, Sikupilli, Stockmann and the T1 entertainment
and shopping complex. New and exclusive apartment
buildings are being developed in the surrounding area,
such as Skyline and City Residence.

5. Fahle Street
The quarter will feature an indoor street with a glass roof
connecting the buildings, restaurant terraces and recreational
areas. The gallery will tie the entire quarter together, creating a
unique environment comprising themed parks and squares. The
unique indoor area invites people to enjoy their lunch breaks in
warm outdoor conditions and participate in the events
organised in the quarter in any weather.
Based on the landscaping designed for the street, a selection of
decorative subtropical flowering plants and bushes will be
planted in the gallery and indoor park, including bamboo, citrus
trees (tangerine, orange and lemon) and other exotic plants.
Many of the plants are evergreens and will stay beautiful
throughout the year. Grass will also be sown in the joins of the
pavers and under the trees and bushes, which will eventually
create a pleasant green carpet between the buildings.
6. Architecture
The current buildings with their limestone facades were built
between 1909 and 1913 and were the creation of the greatest
master of Art Nouveau to work in Estonia, Jacques Rosenbaum.
The buildings form the core area of the old cellulose factory in
Tallinn and most of them have been placed under heritage
conservation. The facades will be restored to resemble the
originals as closely as possible, with glass cubes of varying sizes
used to add volume (similarly to Tartu mnt 84A and Fahle
House).
“The buildings under heritage conservation were mainly designed and
built in the Art Nouveau style. The architectural concept of the new
buildings creates a dialogue with Art Nouveau with its soft and curved
geometry, providing a more decorative and at the same time stricter
geometry for the buildings. Where materials are concerned, glass-like
metal surfaces will support the current limestone architecture.”

7. Interior architecture
The buildings, their location on a natural limestone slope and
concepts of modern architecture inspired the buildings’
restoration and the extension’s design. The renovated buildings
have high ceilings up to 7.5 metres on the ground floor and 9.5
metres on the 1st floor. This allows for the functional and
efficient use of the space, incl. construction of mezzanines
should tenants so wish. The technical building systems and
concrete inserted ceilings will be exposed in some places,
creating a stylish blend of old and new.
‘In the historical section of the building, the modern additions are as
simple as possible and clearly distinguishable. We are showcasing the
architecture, the construction surfaces of the former factory building,
to the maximum extent. We are planning to leave the industrial
premises on show as much as possible, working to the architecture of
the specific building, and forming a complete design language.’

8. Environment
We prioritise the well-being of the people working in Fahle Park
by providing a range of opportunities for rest and recreation.
The park is designed to include running, bike and scooter
tracks, playgrounds, an art gallery and an evergreen garden in
the glass gallery linking the buildings.

9. Parking
The inner area of the quarter will be pedestrian-friendly
and designed for light traffic such as bicycles and
scooters, as the area is on the border of the city centre
and has excellent public transport links.
Vehicles enjoy convenient access to the buildings and the
parking station via a number of entrances. These are
located on the outer edges of the quarter, maximising the
pedestrianised urban space.
The parking station also includes a separate parking area
for bicycles and motorbikes as well as charging points for
electric cars.
All clients visiting the offices in Fahle Park
will enjoy 2 hours’ free parking. The quarter
will accommodate around 1500 vehicles.
