3. Identification of the Issue
Background:
Ridgewood towers is residential condominium developed by C5 Mansion
Development Corporation located along C5 Road (Northbound) in
Taguig City.
The total development comprises a total of 957 residential units
alongside very limited parking spaces with a total of 140 parking slots.
Having a limited number of parking spaces in every condominium in the
metro is not an isolated case for property management does various
implementing policies and mediums to enforce the policy are being
applied.

8. Solution
Issues:
• Thru the car sticker, the location of the vehicle owners’ home location
may be exposed. (Security Risk)
• Control for parking space owner with one parking space but more than
one vehicle will be hard to monitor which may to illegal parking.
• Former tenants of a parking space previously rented out may still get
access to the parking area.
• Most of the vehicle owners do not want to have stickers/decals on
their windshield.

Parking Barrier
Proximity card for Parking Barrier – Parking barriers are parking control
mechanism that will allow only vehicles with proximity cards to gain
access to the parking area.

• Vehicles with multiple vehicles may gain access thru the
parking area which may result to illegal parking
• The installation of parking barrier and issuance of parking
proximity cards are costly and requires high maintenance.

• Parking monitoring is less complicated
• Parking control materials was prepared within 1 week amounting
to only Php 100 per set of parking ID
• Parking ID implementation are well received by the parking
owners and tenants hassle free
• Multiple vehicles with only one parking space may not free ride
to another parking space due to a controlled parking area access
• Illegal parkers are easily monitored and prevented, resulting to a
lesser complaints in relation to illegal parking

16. Sustainability of the Solution

Guidelines print out will be provided for the parking space owners
and tenants during the hand over of the Parking ID
•
Parking inspection routine will be conducted accordingly
•
Violation penalty tickets will be issued to parking violators to
instil the thought that the Property Management Office is serious
with the implementation

Monthly Circular will be released to remind all parking space
owners and tenants the proper use of the Parking ID system
