Data on property values within the census tract
study area was obtained from The Buffalo Niagara
Area Realtors (BNAR) for 2000 to 2008. All
properties demonstrated a 53 percent increase in
price per square foot during the eight year period.
The values of commercial properties per square foot
increased the most, demonstrating an increase of
397 percent per square foot from 2000 to 2008
(from $3.38/sq. ft. to $16.80/sq. ft.), followed by
condominiums which illustrate an increase of 197
percent in value during the same time period. Table
1.3 summarizes the change in value by property
type from 2001 through 2007 based on the trend
line for the data.
The West Side of Buffalo is a diverse neighborhood.
According to the 2000 Census, approximately 36
percent of the population spoke Spanish as their
primary language; this was second to residents who
spoke English (55 percent). Additionally, the
majority of the neighborhood was made up of
African Americans and Whites.10 Figure 1.11
summarizes the racial composition of D’Youville
College’s neighborhood.
At the time of the 2000 census, the campus
neighborhood was home to approximately 16,300
residents, a 20 percent decrease from the 1990
Census. In comparison, the city of Buffalo lost
approximately 11 percent of its population during
the same time period.9 Within the neighborhood,
only one‐quarter of residents were home owners as
opposed to renters, indicating that home‐ownership
has been relatively stable since the 1990 Census. As
of D’Youville College’s fall 2008 enrollment,
approximately 99 students (excluding those in
dormitories) indicated off‐campus local addresses
within the neighborhood, which reflects less than
two percent of D’Youville College’s total
enrollment.11
