Individuals or entities loaning funds to other individuals or entities
• The loans can be secured by real estate, inventory, accounts receivable, boats, heavy
equipment, mining rites and an array of other types of collateral
•Interest rates vary from 12% to 18%
•Interest rates include a liquidity premium
•Short term loans usually between 6 months to 24 months

real estate loans with an average loan term of approximately 10 months
with an average loan amount of approximately $300,000 with a loan-to-
value averaging approximately 55% to 65% on a regular an ongoing
basis.

•A Real Estate Backed “Pooled” Investment Fund predominately investing in first lien positions, like a
bank, using promissory notes and deeds
•A team of professionals including: lawyers, paralegals, real estate agents, title insurance agents
•Third party independent loan servicing and investor relations agencies are used to review and
validate transactions and reporting for accuracy and consistency.
•Founded in 2015 by Aaron Gillingham who is a generational private money lender with over 30 years of
experience, Aries has positioned itself as a Conservative Investment Vehicle in the small cap real
estate industry in the Northwest. The Fund “pools” money from accredited investors to investment in
“dirt” (real property and real property with improvements) collateralized investments.

Fund Lending Fund 1, LLC invests in high interest rate real estate loans throughout
the Northwest, allowing it to pass along attractive, well secured returns to investors.
Leveraging relationships created through 30 years of private money lending,
Fund 1 invests in first trust deeds and promissory notes secured by
quality real estate at conservative loan-to-value (LTV) ratios.
Governed by a Private Placement Memorandum (PPM) which is set of
operational guidelines constructed to mitigate risk. Ask for a copy.
Fund 1 has a comprehensive set of underwriting guidelines it uses to
evaluate an investment opportunity. Ask for a copy.
LTV is currently capped at 80% with individual investments less than $1,500,000
