I met with three client last week about potentially selling their condo. Two of them decided renting it was the best option, even though they wouldn't cover their costs. They would take too much of a loss if they sold their condo in this current market. The other is willing to take a loss to buy the home she really loves. Now is not a great time to sell a condo. In total, I've spoken with 13 clients this year this year who decided to put it off. Sales are still slow. More condos are coming on the market and very few people are looking to buy right now. New mortgage rules, lots of new construction, more pending new construction, increasing condo fees on tightening budgets all add up. So prices continue to fall. Buying a condo isn't as easy as you'd think either. They is lots of choice, which can be overwhelming. Your expectations still need to be realistic. And don't feel like there is tons of room for negotiating on price. Sellers are willing to stomach a loss, but everyone has financial obligations and expectations of how much money they need to pull of the sale. So many condo sellers are being firm with their pricing.
