     LCI Builders (“LCI”) is an extraordinary organization that blends partnerships, world-class
     experience in the development & homebuilding process and capital resources to development
     projects across the western territory (California, Nevada and Arizona) of the United States
     with our core market in Southern California. This vision document exemplifies our capabilities
     as a full service development enterprise seeking to deliver “winning” opportunities that will
     enhance stakeholder value. The thought process of our vision roadmap statement will provide
     an overall framework that describes:

 LCI is focused on developing residential subdivisions to large-scale, mixed-use master
 planned communities. Our mission and value proposition is to create sustainable
 competitive advantage and optimized value creation for our stakeholders, including our
 joint venture partners (landowners, developers, other builders), capital provider partners,
 jurisdictional officials, horizontal & vertical trades and homebuyers, by:




 Providing excellence in execution of the development and homebuilding process to yield
  maximized investment returns;

Builder Profile


    As a “total” solution enterprise, LCI transforms the entire development process from
    “thought to finish” for our partners. LCI is a full service development and homebuilder
    company managing the entire process from design to completion including land acquisition,
    planning & design, entitlement processing, improvement of infrastructure, construction
    of product mix, sales & marketing and customer service.

                    The core of LCI’s development framework is to align incremental cost to the overall expected
                    market value within each underlying exit strategy over a given period of time. The basic
                    fundamental notion provides that as costs are infused into a development project, incrementally
                     the asset valuations increase because of the improvement and build-out elements influencing
                     the environment. Through our value-added framework, LCI drives the gap between costs

LCI has modeled various Joint Venture structure solutions that maximize our partners’ return
on investment, securitization of assets, and tax minimization implications. Through a creative
