2015 HEEF Midwest Real Estate Competition: Fulton City Center

Teams of six undergraduate and/or graduate students from each represented university were assigned a real-world case, and then present the final cases to a prestigious panel of industry professionals. We at UIUC planned Fulton City Center, a $684M mixed-use development that would cover six blocks of the Kennedy Expressway between Chicago's CBD and West Loop neighborhood. Fulton City Center has a total of 1.8 million leasable SF. Along with my focus being on the marketing, tenant selection, market analysis, and some of the architectural/structural design, I was able to assist and be involved with all other areas of the development process.

Station at 63rd was financed through a creative structure using $2.1M of public incentives, $1.53M of strategic corporate partnerships with Dell and Follet, $31.47M of debt, and $22.35M of equity. The foundation of Station at 63rd is to offer the citizens of Englewood, Chicago with an economic foundation to catalyze future prosperity throughout the entire neighborhood.

The site consists of a culmination of parcels, owned by Motorist's Mutual Insurance, that forms three lots along the northeast corner of the Topiary Park. The development strives to enhance and improve this land to create a synergy with surrounding institutions. Competing teams were tasked with creating a proposal that includes:
-Proposed Site Entitlements, Site Programming, Site Plan
-Proforma, 10-year Cash Flow Projections, IRR Analysis
-Market Research
-Project Cost Estimating/Budget
On November 2nd, 2017, we presented our development proposal to a panel of eight judges, who are all in executive positions within their respective companies in Columbus, Ohio. After executing our presentation and listening to competing groups, the judges awarded our team, Discovery City Development, First-Place for our development concept on the Northeast corner of the Topiary Park.
March investor update
PREIT provided an investor update on its portfolio of quality shopping malls located in compelling markets. It outlined its strategic vision to achieve 6-8% NOI growth and leverage below 47% by 2020 through a balanced plan. Notable redevelopment projects underway include the Fashion Outlets of Philadelphia, additions to Exton Square Mall like Whole Foods, and Sears replacements at malls like Capital City Mall. PREIT has taken bold actions to strengthen its portfolio such as dispositions, adding dining and entertainment, and the Springfield Town Center acquisition.
Rebirth of Schenectady - Galesi Properties

3) A collaborative, long-term planning approach is needed between the City, property owners, and other stakeholders to leverage projects and apply standards consistently.
Wheels of Progress: Downtown Planning 2.0 Beyond the Vision
The document outlines a Downtown Advance plan for Wooster and Medina, Ohio to guide redevelopment. For Wooster, the plan identifies redevelopment opportunities through community engagement and market analysis. It recommends projects like streetscape improvements, converting alleys to greenspace, and developing a downtown park. For Medina, the plan conducted outreach and identified target redevelopment sites. The market assessment found demand for apartments and office space. The plan recommends developing these sites to advance the cities' goals and catalyze continued private investment downtown.
