The upgrades, which included solar panels and efficient lighting, are expected to save $5.7 million in energy costs over the lifetime of the improvements. C-PACE financing covers 100% of project costs and allows owners to repay the loan as a special assessment on their property taxes over 20 years. This makes the project cash flow positive while freeing up capital for other investments. The owners of 100 Roscommon Drive saved an estimated $200,000 in energy costs in the first year after the upgrades.
