Infrastructural development
The Kundli-Manesar-Palwal (KMP) Expressway (also known as the Western Peripheral Expressway) which inter-connects four highways—NH-1, NH-2, NH-8,
and NH-10 in Haryana—is nearing completion. A 100-metre-wide road from the
IGI airport to Narela is the other major
connectivity project in the area.
Apart from road connectivity, the government is also focused on improving the
rail network of the area. Kundli is to soon
have a Metro stop as part of the Rapid Rail
Transit System, which would connect
ISBT in Kashmiri Gate to Sonipat and
take only 20 minutes either way
.

Realty development in Kundli
Kundli's property market offers very lu-

crative investment opportunities with several options in residential and commercial properties. The area is adjacent to the
forthcoming KGP and KMP expressways.
Apart from sale, many commercial and
residential properties are also available
on lease.
Some of the major developers in the region are TDI, Ansal API, Jindal Real Estate, Eldeco, Parker, Omaxe, Parsvnath,
Vardhman, Apex Developers, etc, who
have a number of projects already lined
up; other commercial ventures include IT
parks, SEZs, a biotech city, a cyber city, a
fashion city and entertainment malls.

TDI Group is a major player here; it is
developing TDI City, a residential township over 1,250 acres. The township has
plots of 250, 350, 500, and 700 sq yards, with
nearly eight acres of frontage and two entry and exit points. Over 600 families have
already moved in and by the year end over
2,000 more families are expected to take
possession, a spokesman of the firm said.
Apart from 2,500 ready-to-move-in 2-, 3-,
and 4BHK units in its Kingsbury Apartments, the TDI City offers ready-to-movein units in TDI My Floors, which comes in
the format of ground plus two independent floors and expandable villas. TDI Villas of 500 sq yd built by TDI are fully occupied.

spokesman said that nearly 700 families
have already moved in. Ravinder Taneja,
vice-chairman of TDI Group, says: "Commercial set-ups are an inevitable part in
any township development. TDI City has

The new four-lane Gurgaon-Faridabad Expressway has cut down travel

about 20 minutes now. It takes around
40 minutes to drive from Surajkund to

Surajkund property prices have risen
by nearly 25% in the last
one year. Today flats in many of

which is significantly lower than the
rates in south Delhi, Greater Kailash II,
Saket, etc.

squash court, basketball court, and
multi-cuisine restaurant. The housing
units come in sizes ranging from 2,520
sq feet to 7,450 sq ft. A spokesman of the
firm said that the project would be delivered by the first half of 2014. Club
Aura, one of the largest clubhouses in
the NCR, with a swimming pool, spa,
restaurant, meditation room, gym, etc,

Techman Buildwell Pvt Ltd, says:
"Surajkund scores when it comes to locational advantages, affordability in
comparison to its neighbouring
colonies in south Delhi, and the end
user market character. While property
prices in south Delhi and Gurgaon are
rocketing, Surajkund provides an alternative with rates here being almost
one third to half of those elsewhere.
The area has one of the best green covers in the Delhi NCR region and provides the best civic amenities and options for day-to-day activities like hospitals, connectivity options, malls, markets, etc."

Basic facilities
Many schools and educational institutions like MVN Public School, Aravali International, Manav Rachna
College, etc, are located in Surajkund.
Local transport around these areas is
also improving with a bus stand 1km
from Surajkund, while other transport
facilities like auto-rickshaws and taxis
are also easily available. Being a tourist
spot, the area also has a number of 5star hotels.

Tourist centre
Surajkund is famous for its Annual Crafts Fair organized every year in
February. Launched in 1981 by
Haryana Tourism, the fair is a
platform for artisans and craftsmen
from all over India to showcase their
finest wares in a rural setting, and is
a major tourist attraction in the
Delhi NCR.
