Expansion in an uncertain economy is a tricky ordeal for businesses, both small and large. With
huge upfront costs, long-term financial obligations and an uncertain tax code, organizations face
numerous obstacles in their efforts to grow. Because of this, some businesses are reluctant to
make the necessary infrastructure additions to increase revenue or enhance their market share.
A temporary building provides a unique, cost-effective solution that enables businesses to
overcome these obstacles, especially when it has an appealing build-to-lease model. In most cases,
these buildings are ready to install in a matter of weeks. Installation is fast and turnkey, completed
in just 21 days. Upon lease end, the removal takes just days.
An added benefit with temporary buildings is that they can be completely customized. Depending on
project needs, it provides a fully enclosed dark interior with lighting, or a naturally lit interior with
windows. These buildings can be insulated, resulting in a CO2 footprint reduction with the use of PV
panels.
Project locations or special circumstances – including the risk of high winds, cooling and/or heating
demand and security requirements – dictate engineering requirements for the structure. It has a
standard wind load of 90 mph, which can be increased with further engineering, as well as a snow
load of 50 lbs. per sq. ft. Security requirements, such as structural hardening, are met thanks to
the metal siding with which these structures are built.

Overview
Tents were sustainable long before there was a green movement. Since 1924, Mahaffey has taken
numerous steps to adapt to these needs and decrease our ecological footprint.
All elements of these temporary structures are carefully deconstructed after each use, and then
refurbished or repurposed for another project. Once the structure has reached the end of its useful
life, it is recycled after selective deconstruction by contacting the local recycling centers and
shipping directly to the nearest mill or smelter. The frame is then melted down and reused.
The Boomerang Building was designed with these goals in mind, resulting from customer demands
to quickly rebuild fire stations and schools following the devastating tornados in Alabama and
Joplin, Missouri.

utility bills – for interior/exterior lighting and heating/cooling.

materials, is 100% repurposed after each project and is itself recyclable at the end of its useful life.
This can contribute to the LEED credit ”Construction Waste Management” and may represent a 1-2
LEED point potential in MRc2.
The structural frame of the Boomerang Building is made from recycled steel and is manufactured in
the United States, less than 70 miles from our headquarters. The total Post Consumer Recycled
Content (Steel) is 80.9%.
Boomerang Buildings use high performance, CFC-free polyurethane insulation, resulting in energy
efficiency, reducing the need for heating or cooling. The metal siding is made from steel that
contains up to 80% recycled material. Insulated structures help reduce CO2 emissions by the lower
energy need of the building climate control systems.
This building’s lighting system is designed using ENERGY STAR certified T5 (5/8" in diameter)
lamps, or LED lighting for improved energy efficiency. Its metal roof is composed of 35% recycled
content and is 100% reusable after each project.

While we typically anchor into the ground, the Boomerang is designed not to require a foundation.
We can erect on a number of different surfaces such as asphalt, concrete pads, gravel or dirt. Local
codes may require a traditional foundation, and the Boomerang can certainly be erected on one.
The design is meant to be “light on the land” causing the least amount of negative impact on our
environment. This also makes the structure easier to move, should that be necessary.
The Boomerang’s lease structure allows for low start-up costs and overall financial savings with a
full deduction of the cost in the same year. It also provides tax relief, as lease payments are usually
considered a business expense.
Future Direction / Long-Term Focus
Think of an actual boomerang. It goes out; it comes back in. This process is repeated over and over,
just as with the concept of repurposing. Maximize your dollar value when possible and keep options
open for using the site for something else in the future.
While Boomerang may not be the only option, it is worthwhile to consider in the short term. Keep in
