Observations/Objections:SD18A/0225
I have a numberof observationsand objectionstothe planningapplicationSD18A/0225.
I have livedinSpringvalesince April2007 and have enjoyedthe factthatit isrelativelyquiet,stable
estate withresponsibleresidentswholookafterthe estate. The homes are attractive indesignand
surroundedbybeautifultrees. There isa communityspiritasresidentscome togetherto address
to addressicyroads and footpaths inthe estate.
In reviewingthe planningapplicationImake the followingobservations/objections:
1. ProposedThree Story House – Reference E1 32 on the planningapplication
I objectto the proposedheightof the three storyhouse (Refence E132) on the planning
applicationform.
Our back gardenenjoyssunshineuntil late inthe summerevenings andIam concernedabout
the proposedthree storyhouse (ReferenceE132)andwhat shadow thiswill castdirectlyintoour
back garden.Thisone three story will towermassively andbe sooverwhelmingoverthe back
of the residentshomesin22-28 Springvale; mine beingclose inproximity. Isitreallynecessary
for one three storyhouse tohave such an impactitemsof:
- Impact onlight,& shadows inthe winterandsummermonths – we have seennolight
assessmentreportsforwinter/summersun.
- Privacy - wheninthe garden,we will be facingthe three storyhouse andwe are not clearif
there will be windowsinthe house thatwill be able tolookintoourgardens.Atthe moment
we have lovelytreesbehind.
- From the planningapplication,there isappearstobe space infront of thisproposedthree
storyhouse (reference 490) I am notclear whatthisspace will be usedforasthere isno car
park numbering.

2. 2. ProposedRamped Path
I objectto the proposed path access – it will almostbehindmyhome. While pathways look
goodon planningapplications,the realityendsupbeingtotallydifferent –paths endup being
poorlymaintainedif maintainedatall ,encourage anti social behaviousandprovide easyescape
routesforwouldbe burglers.Inthat regard, I would encourage youtolookat the pathbetween
Springvale andBrookvale –itispoorlylitand maintainedandinthe darkeveningsormornings.
Havinguseditonce, I fearedformysecurity and have neveruseditsince.
Withincreasedpedestrianaccess,Iwouldbe concernedaboutanti-socialbehaviourbehindmy
home and the increasedpotential forbreakinsintoback gardenas well increasedrubbishbeing
thrownintothe back of mygarden.
I believe these iswidespreadagreementbetweenthe residentsof Springvale thatthe proposed
path innot intheirbestinterestsforthe reasonscitedabove andultimatley will leadto the
value of theirhomesbeingdevalued.
3. ProposedPlaygound
- Who isgoingto be responsible forthe maintenance of the playground?
- Who will cerfitythe safetyof the playgoundequipmentonanongoingbasis?
- Who isgoingto be responsible forthe securityof the playgound?Will the playgoundhave
opening/closinghoursandlockedinthe eveningsto preventitbecomingadrinkingdenin
the earlyhoursnot to mentionthe noise andanti social behaviour.Residentsof 22-30 would
be impacted.
- We wouldstronglyurge youtospeakthe residentsof Glandore andthe the impactof anti
social behaviourishavingontheirdailylives,especially the elderly. Given the age profile of
residentsinSpringvale,the playgoundwouldhave littlebenefitforexistingresidents.
4. Proposedshop
What isthe proposal forwhatthe proposedshopcan/canotsell. Will the shopbe
permittedtosell alcolholand tabacco?If this isthe case and there isnosecurityforthe
playgound, thiswill encourage anti social behaviour.
5. Noise levels
The developersare planningcarpark spaces ( Carparkspaces25-31 plusI thinkcarparking
for the three storyhouse E1 32) behindmyhome and there will be constantnoise outside
our back bedroomfrompeople cominginandoutof cars.
6. Streetlight
It isnot clearfrom the planningapplication,how muchmore streetlightingwill be installed
behindourhouse

3. 7. The overall designof the development
We have nodrawingsshowingwhatthe lookof the new houseswill be andwill theysuitthe
environment.The planningapplicationseemstobe squeezingeverylasthousepossible
withoutdue considerationtothe noise,trafficdispruptions,adverse impactonaproud
stable communityof Springvale.
For the above reasonsI objecttothe planningapplicationaspresented.
