Project Description
In a strategic partnership between Delos and Chinese developer,
Sino-Ocean Group to advance healthy building in China, Sino-
Ocean committed to pursue WELL Certification for over 26 million
square feet of their projects in the next five years. One of their
flagship projects, Tianjiao Garden is the first new development to
pursue WELL Multifamily Residential Pilot Certification in China.
Located in the Tianhe District of Guangzhou City (approximately
75 miles north of Hong Kong in southern China), Tianjiao is
comprised of 10 residential towers (1,415 units) and one commercial
center including an office building and two commercial
condominium buildings. The project features luxury residential
condos with individual air and water purification system to each
unit, extensive landscaping that totals over 300,000 square
feet as well as a river, an outdoor theatre and multiple sports,
fitness and entertainment venues. A school is also planned and is
anticipated to pursue WELL Pilot Certification.
Sino-Ocean Group was founded in 1993. It’s a publicly listed
company on the Main Board of the Hong Kong Stock Exchange
(stock code: 03377), and one of the top ten Mainland real estate
companies listed in Hong Kong. In March 2008 Sino-Ocean
Group was selected as a constituent of the Hang Seng Hong
Kong Composite Index and the Hang Seng China-Affiliated Corp
Index. Sino-Ocean is mainly engaged in the development of mid
to high-end residential properties, premium office buildings, retail
properties and serviced apartments; the sale of real estate and
related business, landscaping, property management and hotels
and club operation.

Working closely with local sustainability consultant EMSI with support by Delos Solutions, Tianjiao plans to
integrate 26 Preconditions and up to 25 Optimizations in its pursuit of WELL Certification at the Gold level.
From the onset, the project’s fundamental design incorporated many elements that related to the WELL Building
Standard™ including the 323,000 square feet of green space as well as the community fitness facilities. The
adoption of the WELL Building Standard™ is helping Sino-Ocean connect these seemingly disparate features
and celebrate them for their health and wellness benefits. In doing so, WELL is enhancing the promotion of the
project’s health attributes and as a result, Tianjiao is achieving greater publicity and exposure.
Sino-Ocean is fully embracing the implementation of the WELL Building Standard™, enforcing the new standard
for construction practices, healthy building materials, and resident by-laws (including a complete ban of smoking
both inside homes and in outdoor public spaces).

Ranked as One of China’s Most Anticipated Development of 2016
Market demand for Tianjiao’s residences has been extremely high, largely due to the
project’s pursuit of WELL. Differentiated by the wellness accreditation, Tianjiao is able
to promote its pioneering pursuit of the performance-based WELL Building Standard™
and benefit from the validation that it is verified by an accredited third-party institution.
Tianjiao has been ranked as China’s most anticipated development in 2016 by various
real estate search engines and media outlets including LEJU (of Sina.com), www.focus.
cn (a real estate portal of sohu.com) and chinarehh.com.
The Black Friday Effect
On the first day of pre-sales (of the 380 units), significant buyer demand resulted in
$181 million (¥1.2 billion) in sales. Buyers waited in line, despite sweltering summer heat,
eager to purchase residences.
Sino-Ocean’s sales team believes that the design features and protocols based upon
the WELL Building Standard™ are why approximately 40% of their buyers purchased
Tianjiao residences over other comparable developments.

Although the pursuit of WELL was
initiated after much of the project had
already been designed (and LEED
certification was not pursued), Tianjiao
was able to integrate many features
and design strategies appropriate for
achieving WELL at the Gold level through
a collaborative and innovative design and
construction process. Tianjiao does not
receive credit for approximately 15% of the
features that would have been typically
included in a LEED certified building.

COST IMPACT ANALYSIS
Estimated Incremental Costs
Because Tianjiao is a new, large-scale development and because it is a global prototype, many WELL features
and construction costs are still being determined. As of October 2016, Sino-Ocean’s preliminary estimate for
premiums range from $6.13/ft2 and $6.87/ft2 (RMB450 – RMB500/m2).
Construction costs vary greatly by location, size, building type and timeframe. The costs of the Tianjiao project
are provided for reference only and may not be directly transferable to other projects.

WELL FEATURES AT TIANJIAO
Air
Air quality control presents a major
challenge for projects pursuing
WELL Certification in China. Sino-
Ocean made two major commitments
to achieve suitable indoor air
quality. Tianjiao is installing first, an
independent air ventilation system
for each residential unit with 100%
outdoor air and second, a 3-tier
filtration system that achieves indoor
air quality at MERV.13.
Furthermore, Sino-Ocean is instating
a bold policy for China, advocating
smoking free homes and banning
outdoor smoking on the project’s 1
million square feet of grounds.
MindNourishment
To encourage residents to adopt a
healthier lifestyle and stay connected,
Tianjiao is providing a library and
reading facilities for families to come
together, learn and spend time with
each other.
One of Tianjiao’s selling points is its
extensive outdoor gardens and green
space, providing biophillic benefits.
Approximately 70% of the landscaped
grounds are covered by trees, tropical
plants, and tree canopies, which in the
sub-tropical climate are relatively cost
effective to maintain.
Tianjiao is located on the site of a
former industrial park, including a
river that used to contain industrial
wast. By instituting a government
water treatment program, Tianjiao was
able to utilized the river and turn it
into a community resource and visual
amenity by improving landscape on
the banks.
As part of the Nourishment concept,
Tianjiao will encourage its residents
to eat healthfully. Advertising or the
commercial display of unhealthy foods
or beverages will not be permitted
throughout the entire community. The
project will also feature a produce
market and an on- site nutritional
consultant.
Water
To encourage residents to drink tap
water, Tianjiao will incorporate a
three-stage water treatment system
in addition to the installation of
ultraviolet germicidal irradiation
(UVGI) to filter the development’s
water source.
Additionally, a publicly accessible
water fountain will be installed by
the outdoor walkway to encourage
frequent hydration.
Fitness
Tianjiao will provide numerous
fitness facilities on the premises. In
addition to multiple fitness centers,
an illuminated running path will
connect the outdoor green spaces
with all of the residential towers.
Playgrounds and senior exercise areas
will encourage physical activity for
residents of all ages. Additionally,
bicycle stations throughout the
development will help encourage
cycling. Finally, the incorporation of
water fountains, a plaza and gardens
will help encourage pedestrians to
walk the grounds.

Project Description In a strategic partnership between Delos and Chinese developer, Sino-Ocean Group to advance healthy building in China, Sino- Ocean committed to pursue WELL Certification for over 26 million square feet of their projects in the next five years. One of their flagship projects, Tianjiao Garden is the first new development to pursue WELL Multifamily Residential Pilot Certification in China. Located in the Tianhe District of Guangzhou City (approximately 75 miles north of Hong Kong in southern China), Tianjiao is comprised of 10 residential towers (1,415 units) and one commercial center including an office building and two commercial condominium buildings. The project features luxury residential condos with individual air and water purification system to each unit, extensive landscaping that totals over 300,000 square feet as well as a river, an outdoor theatre and multiple sports, fitness and entertainment venues. A school is also planned and is anticipated to pursue WELL Pilot Certification. Sino-Ocean Group was founded in 1993. It’s a publicly listed company on the Main Board of the Hong Kong Stock Exchange (stock code: 03377), and one of the top ten Mainland real estate companies listed in Hong Kong. In March 2008 Sino-Ocean Group was selected as a constituent of the Hang Seng Hong Kong Composite Index and the Hang Seng China-Affiliated Corp Index. Sino-Ocean is mainly engaged in the development of mid to high-end residential properties, premium office buildings, retail properties and serviced apartments; the sale of real estate and related business, landscaping, property management and hotels and club operation. Working closely with local sustainability consultant EMSI with support by Delos Solutions, Tianjiao plans to integrate 26 Preconditions and up to 25 Optimizations in its pursuit of WELL Certification at the Gold level. From the onset, the project’s fundamental design incorporated many elements that related to the WELL Building Standard™ including the 323,000 square feet of green space as well as the community fitness facilities. The adoption of the WELL Building Standard™ is helping Sino-Ocean connect these seemingly disparate features and celebrate them for their health and wellness benefits. In doing so, WELL is enhancing the promotion of the project’s health attributes and as a result, Tianjiao is achieving greater publicity and exposure. MARKET DEMAND & PRESS Ranked as One of China’s Most Anticipated Development of 2016 Market demand for Tianjiao’s residences has been extremely high, largely due to the project’s pursuit of WELL. Differentiated by the wellness accreditation, Tianjiao is able to promote its pioneering pursuit of the performance-based WELL Building Standard™ and benefit from the validation that it is verified by an accredited third-party institution. The Black Friday Effect On the first day of pre-sales (of the 380 units), significant buyer demand resulted in $181 million (¥1.2 billion) in sales. Although the pursuit of WELL was initiated after much of the project had already been designed (and LEED certification was not pursued), Tianjiao was able to integrate many features and design strategies appropriate for achieving WELL at the Gold level through a collaborative and innovative design and construction process. Tianjiao does not receive credit for approximately 15% of the features that would have been typically included in a LEED certified building. COST IMPACT ANALYSIS Estimated Incremental Costs Because Tianjiao is a new, large-scale development and because it is a global prototype, many WELL features and construction costs are still being determined. As of October 2016, Sino-Ocean’s preliminary estimate for premiums range from $6.13/ft2 and $6.87/ft2 (RMB450 – RMB500/m2). Construction costs vary greatly by location, size, building type and timeframe. The costs of the Tianjiao project are provided for reference only and may not be directly transferable to other projects.

WELL FEATURES AT TIANJIAO Air Air quality control presents a major challenge for projects pursuing WELL Certification in China. Sino- Ocean made two major commitments to achieve suitable indoor air quality. Tianjiao is installing first, an independent air ventilation system for each residential unit with 100% outdoor air and second, a 3-tier filtration system that achieves indoor air quality at MERV.13. Furthermore, Sino-Ocean is instating a bold policy for China, advocating smoking free homes and banning outdoor smoking on the project’s 1 million square feet of grounds. MindNourishment To encourage residents to adopt a healthier lifestyle and stay connected, Tianjiao is providing a library and reading facilities for families to come together, learn and spend time with each other. One of Tianjiao’s selling points is its extensive outdoor gardens and green space, providing biophillic benefits. Approximately 70% of the landscaped grounds are covered by trees, tropical plants, and tree canopies, which in the sub-tropical climate are relatively cost effective to maintain. Tianjiao is located on the site of a former industrial park, including a river that used to contain industrial wast. By instituting a government water treatment program, Tianjiao was able to utilized the river and turn it into a community resource and visual amenity by improving landscape on the banks. As part of the Nourishment concept, Tianjiao will encourage its residents to eat healthfully. Advertising or the commercial display of unhealthy foods or beverages will not be permitted throughout the entire community. The project will also feature a produce market and an on- site nutritional consultant. Water To encourage residents to drink tap water, Tianjiao will incorporate a three-stage water treatment system in addition to the installation of ultraviolet germicidal irradiation (UVGI) to filter the development’s water source. Additionally, a publicly accessible water fountain will be installed by the outdoor walkway to encourage frequent hydration. Fitness Tianjiao will provide numerous fitness facilities on the premises. In addition to multiple fitness centers, an illuminated running path will connect the outdoor green spaces with all of the residential towers. Playgrounds and senior exercise areas will encourage physical activity for residents of all ages. Additionally, bicycle stations throughout the development will help encourage cycling. Finally, the incorporation of water fountains, a plaza and gardens will help encourage pedestrians to walk the grounds.
