REGENT POOL CLUB RESIDENCES PORTO MONTENEGRO TIVAT, MONTENEGRO
Following from the successful commissioning and
comple on of an overall Masterplan for Porto
Montenegro Adria c Marinas commissioned the
conceptual design of three mixed use buildings from
the Masterplan with schema c/detailed design and
construc on documenta on to be completed for the
first building.
Located adjacent to the exis ng Regent Porto
Montenegro hotel and connected via a private walkway,
Regent Pool Club Residences are the latest addi on
to Porto Montenegro’s residen al collec on. These
contemporary chic residences, each with a landscaped
terrace, are inspired by the Italian Riviera and have
unobstructed sea and mountain views.
Based on the ‘hotel condominium’ model, the
residences have direct access to the extensive services
and ameni es of the five-star Regent Hotel and an
on site management team that can take care of all
maintenance and rental administra on at the owners’
request.

UP 1 4 PORTO MONTENEGRO TIVAT, MONTENEGRO
Following from the master plan Adria c Marinas
engaged RSA to propose an appropriate massing
strategy and architectural aesthe c for buildings and a
4-Star hotel on parcel UP 1-4. In addi on to massing,
the architectural language, scale and design of the first
phase of buildings was formulated for this parcel based
on a target cost plan.

PORTO MONTENEGRO MASTERPLAN TIVAT, MONTENEGRO
In 2013 Adria c Marinas solicited proposals and engaged WATG to complete a
unified integrated Master Plan for the Porto Montenegro site. The design team
was directed to improve upon the exis ng product and develop new ideas and
forms. Making Porto Montenegro a development with a diverse village style.
This style is dis nctly Montenegrin and also aligns with the best standards
interna onally for developments of this type. The prime focus of the development
is the Marina and part of the Master Planning process was to keep this unique
waterfront as a key to the overall planning.

HOTEL REGENT PORTO MONTENEGRO TIVAT, MONTENEGRO
This spectacular waterfront property comprises a mix of
hotel rooms and private residences all designed by Tino
Zervudachi from Paris. The terraco a roofed building,
inspired by the countless Italianate palazzi around the
Boka Bay, is a tribute to the area’s 400 years under
Vene an rule.
A central, double-height atrium with expansive views of
the sea leads out onto a tranquil water garden while a
ground-floor café, restaurant and library bar provide a
range of dining and entertaining op ons.
Indoor and outdoor swimming pools, combined with a
signature Regent Spa and fitness centre, also make this
an ideal hideaway in the winter months.
Project Managed the Landscape Design effort on
this 5 Star Regent Hotel Landscape and worked with
Project Teams to ensure the landscape designers and
contractors implemented fit for purpose and cost
effec ve landscape and ligh ng solu ons.

KSENIJA PORTO MONTENEGRO TIVAT, MONTENEGRO
The most recent addi on to the Porto Montenegro por olio is the stunning
Ksenija residen al and retail building set to be delivered for the 2015 season.
With spectacular 270° views looking south west across the
Tivat riviera, Ksenija will be the most pres gious waterfront address in Porto
Montenegro. Our seventh building to date Ksenija takes Porto Montenegro’s
Waterfront living to new heights of excellence.

Following success in the 2010 ‘Beyond Horizons’
design compe on, AECOM were commissioned by
real estate giants Qatari Diar to undertake the design,
structural and civil engineering, landscaping and project
management of a brand new exclusive holiday resort.
AECOM’s winning plans draw inspira on from, and work
harmoniously with, the region’s exis ng natural
beauty. The resort’s deluxe accommoda on will boast
breathtaking views of the sea and make the most of the
stunning beach, rocky shoreline and surrounding groves.
The resort will offer a wonderful array of facili es and
places to stay. A stylish piazza leads to the resort’s
centerpiece: a five star hotel, enclosed by luxury villas
and detached suites, as well as two large pools. Each
hotel suite nestles in a different fruit orchard, giving the
suite its unique iden ty. The villas provide alterna ve
accommoda on in the ever-fragrant woodlands. Guests
will dine in style on a generous terrace overlooking the
water, bordered by gardens full of aroma c herbs.
Other ameni es include tennis courts, a resident’s
pool and club and an in mate landscaped garden for
func ons. A holis c spa, with a tranquil sensory garden,
will provide the perfect place for repose. A winding
walk through expansive meadow and olive groves will
open up Montenegro’s na ve ecology, and create the
opportunity for outdoor spa treatments.

RESORT & LEISURE MASTERPLANNING
COVE CLUB MONTENEGRO RADOVICI, MONTENEGRO
In December 2011, AECOM and HKS were re-
commissioned to design the Plavi Horizon resort
in accordance with a new design brief with the
emphasis of crea ng an exclusive but understated club
atmosphere, which is authen c to the region’s history,
nature and cultural quali es. The project was rebranded
as the Cove Club.
AECOM’s design proposal for the Przno 1, hotel site
not only responds to QDHPIM’s brief, but also draws
inspira on from the site’s natural characteris cs, history
and culture. The hotel and spa proposed for the Cove
Club are arranged to maximise sea views and exclusivity,
and take advantage of the site’s natural features such as
the sloping topography, stunning beach, and groves of
exis ng woodland.
AECOM teamed up with local partners MACE, CAU
Studio Synthesis and Dizajn Arhitektura, combining
their local knowledge in order to deliver this project
efficiently and effec vely.

FOUR SEASONS TIRACOL GOA, INDIA
The site for the proposed Tiracol Resort comprises 100
hectares located in Tiracol, Goa at the confluence of the
Tiracol River and the Arabian Sea and is a unique site
of outstanding scenic beauty. Situated in this verdant
tropical forest is the stunning 17 hectares hotel site.
Following this commission AECOM London and WATG
have built upon the work previously conducted, refining
the concept plan in accordance with new findings and
changes to the design brief.
AECOM’s design proposal for the site not only responds
to the brief, but also draws inspira on from the site’s
natural characteris cs, history and culture. The hotel
and spa proposed for Tiracol site are arranged to
maximise sea views and exclusivity, and take advantage
of the site’s natural features such as groves of exis ng
woodland and drama c rocky shorelines.
The central hotel axis and spa serves as the resort
anchor with golf, pools and detached hotel suites
in close proximity. A formal entry piazza introduces
visitors to this first class resort. Guests can enjoy dining
throughout the day while seated on a generous outdoor
terrace on the axis and flanked by sensory gardens that
reference the historical spice trade that brought the
Portuguese to Goa.
The main axis of the resort focuses on the resort’s
primary feature: the sea and three public pool
experiences. Other ameni es include tennis courts, a
quiet pool, a family pool, golf, children’s and young adult
clubs, an in mate outdoor garden for func ons, a spa
with adjacent tranquil sensory gardens and winding
walks through fragrant plan ngs of riotous colour. Each
of the detached hotel suite clusters gains its iden ty
from the spice route in which it is nestled.
This arrangement and mix of luxurious gardens and
in mate neighbourhoods will ensure that the Four
Seasons Tiracol development becomes the premier
luxury resort in Goa.

COSTA TERRA FONTAINHAS DO MAR, PORTUGAL
AECOM were invited to review the Costa Terra
Masterplan, this has been evolving for 20 years. The aim
of the review was manifold: to ensure that the resort
offering was s ll appropriate in today’s market, that
the development strategy was s ll appropriate, and to
provide integrated land planning.
AECOM’s final report documented the planning and
design process; also describing the masterplan vision,
land use, phasing and landscape strategy. A market
study, financial and business planning study was also
completed. These findings and recommenda ons
informed the visioning, development strategy,
programme and recommended land uses.
Following on from comple on of the Costa Terra
Concept
Masterplan, AECOM commenced Concept Landscape
Design for the public realm of Costa Terra’s Beach
Hotel and Branded Residences. Landscape proposals
drew inspira on from Costa Terra’s drama c dune
morphology and exis ng pine and heathland landscape.
In addi on, at nodes in the public realm, agricultural
pa erna on and species drawn from Costa Terra’s
Alentejan context were added as an overlay on the
sculpted earth form to highlight transi onal points.

EDUCATION CITY DOHA, QATAR
AECOM is designing the landscape for one of the world’s
largest academic campuses in the challenging clima c
condi ons of the Middle East.
More than four mes the size of New York’s Central
Park - and over 1000 hectares in area, the Educa on
City development in Doha - features universi es
such as Texas A&M, Cornell, Carnegie Mellon and
Georgetown University School of Foreign Services, which
are accommodated in landmark buildings by leading
architects including Cesar Pelli, Rem Koolhaas, Arata
Isozaki and Legore a+Legore a.
Educa on City has been masterminded by Her Highness
Sheikha Mozah Bint Nasser Al-Missned, to provide world
class educa onal facili es for young Qataris and other
students from around the globe.
A major feature is Oxygen Park, a large and
mul func onal green space. Incorpora ng the latest
in environmental sustainability and responding to the
intense heat and scarcity of water in the region, we
are using na ve plan ng to recreate a year-round lush
desert environment. Our team has worked closely with
local botanists to iden fy appropriate species.
The design team is also developing ways to harness
solar energy and funnel the prevailing breeze for natural
cooling.

UNIVERSITY OF CENTRAL ASIA Naryn, Kazakhstan
The University of Central Asia (UCA) was founded in
2000 by the governments of Kazakhstan, Kyrgyzstan and
Tajikistan, and His Highness the Aga Khan. It comprises
three university campuses. AECOM was commissioned
to review the Kyrgyzstan Naryn campus masterplan,
originally designed by the world renowned Japanese
architect Arata Isozaki (AIA), in light of the latest
geohazard constraints. The new Naryn campus, circa
250ha, will provide state of the art educa onal facili es
for 1200 residen al students together with faculty and
staff.
The Masterplan revision aims at enhancing His Highness
the Aga Khan’s objec ves in building human capital
within Kyrgyzstan, crea ng a unified UCA iden ty with
Khorog and Tekeli campuses, achieving human comfort
and promo ng a strong sense of belonging for those
who will become part of the University. These macro
level goals are addressed in the masterplan through the
composi on of spaces, landscape design and through
the lenses of student life at the micro level - social life,
studying & learning, sports & health, ceremonies &
rituals and reflec on and contempla on.
The con nuous dialogue established between AECOM,
the client and AIA team supported the original
masterplan vision and promoted the economic and
efficiency performance. Spa al composi on and
landscape design captures the magnificent natural
landscape and maintains the spirit of this unique site in
Naryn

During a week long on-site design
workshop worked closely with the
client to develop a long term vision
and masterplan for the 10 acre Helios
estate.
The desire for a second guest house
sparked the conceptual drawings for the
conversion of a shed to a two bedroom
house.

Games, AECOM led a consor um
appointed to develop the Olympic Park
Masterplan and ini ate the design of
the infrastructure elements.
The Headhouse protected the entry
point for u li es into the site and
was conceived as a living wall which
provides habitat and is a visual amenity.

SHAFEE JONES WILSON PROJECT & DESIGN MANAGEMENT: MIXED USE REGENT POOL CLUB RESIDENCES PORTO MONTENEGRO TIVAT, MONTENEGRO Following from the successful commissioning and comple on of an overall Masterplan for Porto Montenegro Adria c Marinas commissioned the conceptual design of three mixed use buildings from the Masterplan with schema c/detailed design and construc on documenta on to be completed for the first building. Located adjacent to the exis ng Regent Porto Montenegro hotel and connected via a private walkway, Regent Pool Club Residences are the latest addi on to Porto Montenegro’s residen al collec on. These contemporary chic residences, each with a landscaped terrace, are inspired by the Italian Riviera and have unobstructed sea and mountain views. Based on the ‘hotel condominium’ model, the residences have direct access to the extensive services and ameni es of the five-star Regent Hotel and an on site management team that can take care of all maintenance and rental administra on at the owners’ request. In addi on to massing, the architectural language, scale and design of the first phase of buildings was formulated for this parcel based on a target cost plan. SHAFEE JONES WILSON PROJECT & DESIGN MANAGEMENT: MASTER PLAN PORTO MONTENEGRO MASTERPLAN TIVAT, MONTENEGRO In 2013 Adria c Marinas solicited proposals and engaged WATG to complete a unified integrated Master Plan for the Porto Montenegro site. The design team was directed to improve upon the exis ng product and develop new ideas and forms. Making Porto Montenegro a development with a diverse village style. This style is dis nctly Montenegrin and also aligns with the best standards interna onally for developments of this type. The prime focus of the development is the Marina and part of the Master Planning process was to keep this unique waterfront as a key to the overall planning. SHAFEE JONES WILSON PROJECT & DESIGN MANAGEMENT: DESIGN & CONSTRUCTION HOTEL REGENT PORTO MONTENEGRO TIVAT, MONTENEGRO This spectacular waterfront property comprises a mix of hotel rooms and private residences all designed by Tino Zervudachi from Paris. The terraco a roofed building, inspired by the countless Italianate palazzi around the Boka Bay, is a tribute to the area’s 400 years under Vene an rule. A central, double-height atrium with expansive views of the sea leads out onto a tranquil water garden while a ground-floor café, restaurant and library bar provide a range of dining and entertaining op ons. Indoor and outdoor swimming pools, combined with a signature Regent Spa and fitness centre, also make this an ideal hideaway in the winter months. Project Managed the Landscape Design effort on this 5 Star Regent Hotel Landscape and worked with Project Teams to ensure the landscape designers and contractors implemented fit for purpose and cost effec ve landscape and ligh ng solu ons. With spectacular 270° views looking south west across the Tivat riviera, Ksenija will be the most pres gious waterfront address in Porto Montenegro. Our seventh building to date Ksenija takes Porto Montenegro’s Waterfront living to new heights of excellence. SHAFEE JONES WILSON RESORT & LEISURE MASTERPLANNING PLAVI HORIZONTI RADOVICI, MONTENEGRO Following success in the 2010 ‘Beyond Horizons’ design compe on, AECOM were commissioned by real estate giants Qatari Diar to undertake the design, structural and civil engineering, landscaping and project management of a brand new exclusive holiday resort. AECOM’s winning plans draw inspira on from, and work harmoniously with, the region’s exis ng natural beauty. The resort’s deluxe accommoda on will boast breathtaking views of the sea and make the most of the stunning beach, rocky shoreline and surrounding groves. The resort will offer a wonderful array of facili es and places to stay. A stylish piazza leads to the resort’s centerpiece: a five star hotel, enclosed by luxury villas and detached suites, as well as two large pools. Each hotel suite nestles in a different fruit orchard, giving the suite its unique iden ty. The villas provide alterna ve accommoda on in the ever-fragrant woodlands. Guests will dine in style on a generous terrace overlooking the water, bordered by gardens full of aroma c herbs. Other ameni es include tennis courts, a resident’s pool and club and an in mate landscaped garden for func ons. A holis c spa, with a tranquil sensory garden, will provide the perfect place for repose. SHAFEE JONES WILSON RESORT & LEISURE MASTERPLANNING COVE CLUB MONTENEGRO RADOVICI, MONTENEGRO In December 2011, AECOM and HKS were re- commissioned to design the Plavi Horizon resort in accordance with a new design brief with the emphasis of crea ng an exclusive but understated club atmosphere, which is authen c to the region’s history, nature and cultural quali es. The project was rebranded as the Cove Club. AECOM’s design proposal for the Przno 1, hotel site not only responds to QDHPIM’s brief, but also draws inspira on from the site’s natural characteris cs, history and culture. The hotel and spa proposed for the Cove Club are arranged to maximise sea views and exclusivity, and take advantage of the site’s natural features such as the sloping topography, stunning beach, and groves of exis ng woodland. AECOM teamed up with local partners MACE, CAU Studio Synthesis and Dizajn Arhitektura, combining their local knowledge in order to deliver this project efficiently and effec vely.

SHAFEE JONES WILSON FOUR SEASONS TIRACOL GOA, INDIA The site for the proposed Tiracol Resort comprises 100 hectares located in Tiracol, Goa at the confluence of the Tiracol River and the Arabian Sea and is a unique site of outstanding scenic beauty. Situated in this verdant tropical forest is the stunning 17 hectares hotel site. Following this commission AECOM London and WATG have built upon the work previously conducted, refining the concept plan in accordance with new findings and changes to the design brief. AECOM’s design proposal for the site not only responds to the brief, but also draws inspira on from the site’s natural characteris cs, history and culture. The hotel and spa proposed for Tiracol site are arranged to maximise sea views and exclusivity, and take advantage of the site’s natural features such as groves of exis ng woodland and drama c rocky shorelines. The central hotel axis and spa serves as the resort anchor with golf, pools and detached hotel suites in close proximity. A formal entry piazza introduces visitors to this first class resort. Guests can enjoy dining throughout the day while seated on a generous outdoor terrace on the axis and flanked by sensory gardens that reference the historical spice trade that brought the Portuguese to Goa. The main axis of the resort focuses on the resort’s primary feature: the sea and three public pool experiences. Other ameni es include tennis courts, a quiet pool, a family pool, golf, children’s and young adult clubs, an in mate outdoor garden for func ons, a spa with adjacent tranquil sensory gardens and winding walks through fragrant plan ngs of riotous colour. Each of the detached hotel suite clusters gains its iden ty from the spice route in which it is nestled. This arrangement and mix of luxurious gardens and in mate neighbourhoods will ensure that the Four Seasons Tiracol development becomes the premier luxury resort in Goa.   • 18. SHAFEE JONES WILSON RESORT & LEISURE MASTERPLANNING COSTA TERRA FONTAINHAS DO MAR, PORTUGAL AECOM were invited to review the Costa Terra Masterplan, this has been evolving for 20 years. The aim of the review was manifold: to ensure that the resort offering was s ll appropriate in today’s market, that the development strategy was s ll appropriate, and to provide integrated land planning. AECOM’s final report documented the planning and design process; also describing the masterplan vision, land use, phasing and landscape strategy. A market study, financial and business planning study was also completed. These findings and recommenda ons informed the visioning, development strategy, programme and recommended land uses. Following on from comple on of the Costa Terra Concept Masterplan, AECOM commenced Concept Landscape Design for the public realm of Costa Terra’s Beach Hotel and Branded Residences. Landscape proposals drew inspira on from Costa Terra’s drama c dune morphology and exis ng pine and heathland landscape. In addi on, at nodes in the public realm, agricultural pa erna on and species drawn from Costa Terra’s Alentejan context were added as an overlay on the sculpted earth form to highlight transi onal points.

SHAFEE JONES WILSON EDUCATION MASTERPLANNING & LANDSCAPE DESIGN EDUCATION CITY DOHA, QATAR AECOM is designing the landscape for one of the world’s largest academic campuses in the challenging clima c condi ons of the Middle East. More than four mes the size of New York’s Central Park - and over 1000 hectares in area, the Educa on City development in Doha - features universi es such as Texas A&M, Cornell, Carnegie Mellon and Georgetown University School of Foreign Services, which are accommodated in landmark buildings by leading architects including Cesar Pelli, Rem Koolhaas, Arata Isozaki and Legore a+Legore a. Educa on City has been masterminded by Her Highness Sheikha Mozah Bint Nasser Al-Missned, to provide world class educa onal facili es for young Qataris and other students from around the globe. A major feature is Oxygen Park, a large and mul func onal green space. Incorpora ng the latest in environmental sustainability and responding to the intense heat and scarcity of water in the region, we are using na ve plan ng to recreate a year-round lush desert environment. Our team has worked closely with local botanists to iden fy appropriate species. The design team is also developing ways to harness solar energy and funnel the prevailing breeze for natural cooling.
  • 20. SHAFEE JONES WILSON UNIVERSITY OF CENTRAL ASIA Naryn, Kazakhstan The University of Central Asia (UCA) was founded in 2000 by the governments of Kazakhstan, Kyrgyzstan and Tajikistan, and His Highness the Aga Khan. It comprises three university campuses. AECOM was commissioned to review the Kyrgyzstan Naryn campus masterplan, originally designed by the world renowned Japanese architect Arata Isozaki (AIA), in light of the latest geohazard constraints. The new Naryn campus, circa 250ha, will provide state of the art educa onal facili es for 1200 residen al students together with faculty and staff. The Masterplan revision aims at enhancing His Highness the Aga Khan’s objec ves in building human capital within Kyrgyzstan, crea ng a unified UCA iden ty with Khorog and Tekeli campuses, achieving human comfort and promo ng a strong sense of belonging for those who will become part of the University. These macro level goals are addressed in the masterplan through the composi on of spaces, landscape design and through the lenses of student life at the micro level - social life, studying & learning, sports & health, ceremonies & rituals and reflec on and contempla on. The con nuous dialogue established between AECOM, the client and AIA team supported the original masterplan vision and promoted the economic and efficiency performance. The Headhouse protected the entry point for u li es into the site and was conceived as a living wall which provides habitat and is a visual amenity.
