Good morning! I’m Ron Stupi and I’m here representing Quality Project Management…QPM for short. I’m here today for a couple reasons. First, I’ve got many many years of experience in the construction industry, and much of that in the project management field. I have personally managed projects—just like this one. This is an important consideration; at QPM, from senior management to the folks who do the day to day interaction with contractors—all of us have experience managing similar types of programs. Second, I’m here because I am one of the managing owners at QPM. This is also important. QPM is different than a lot of organizations and larger corporations in the construction industry. We have employees, of course, just like everyone else. But the senior account management roles—the people who oversee the project managers and the entire project—are all senior managers within our organization and, for the most part, owners. Unlike some of our competitors who assign salespeople or junior level employees to this role, we think it is important—for quality more than anything—that a senior manager is overseeing your program, and that you have access to senior management. If you ever have an issue that isn’t being resolved through normal channels, you have my direct number. Call me. Whatever it is, I’ll fix it. OK, that’s a little about who I am and why I’m here. Now lets talk about you. As I said, I’ve had so much experience in this industry, I know you folks have a tough decision to make. You’re getting ready to select an organization that is going to manage your office construction projects. That’s an important role. <<Pause>> A project manager is responsible for using their knowledge and experience to represent your interests. Their job is to complete (point to the title on the screen) your projects on time and on budget…and to the quality standards you expect. So it IS a tough decision. And yes, there is risk involved. That’s a big part of what I want to talk about today. See, our organizations never worked together before this RFP project started, so you don’t know much about QPM. For a program this important, not having that history can feel like a big risk. My mission today is twofold:First, my mission is to help you understand that QPM is exceptionally well qualified to manage your program. We’ve got the experience, we’ve got the qualified project management staff, we’ve got the systems, and we have a track record of completing projects on time and on budget. I’m going to prove this to you. Second, my mission is to convince you that, among all the different organizations that are qualified to manage this program, QPM is the best. Best in quality. Best in people. Best in focus and mission. We’re going to talk a lot more later about focus and mission. When you walk away today, my goal is that you walk away with these two ideas; <<hold up one finger>> QPM is well qualified, <<hold up a second finger>> and among the various organizations that you’ll be talking to over the next week, we best overall solution with the least overall risk. OK, let’s begin by reviewing some of the many things that make us qualified to manage this program.

OK, I began today by acknowledging the tough decision you’re facing, and the inherent risk that’s involved in the decision. So far, I’ve shared information that demonstrates that, in fact, QPM is exceptionally well qualified to handle your project. But here’s the thing…I know that we aren’t the only company that is qualified to do the work, there are a few that have the qualifications. The real question is this: of all the organizations who are qualified, which one is the most qualified to give you the results you expect. I argue that QPM is better qualified to manage your program than any other project management company currently competing in this sector. That’s a big claim, I know, but let me explain why it’s true.
Lemme ask you a question. If you are having a dispute with an insurance company over a claim you think they owe, would you hire an attorney to represent you who also represents the insurance company? Of course not. That’s a conflict of interest. But that’s exactly what a lot of the major construction companies do. Construction can be a very complicated and complex field, so when you’re dealing with construction firms and contractors, you want to be certain your interests are being well-represented. This is what project management is. We manage projects, and as part of that, we hold contractors accountable for scheduling, planning, and for completing their portion of a project on time. This is a tough thing to do if the contractor is another division of the same company you work for! What happens when representing the interest of the client is at odds with representing the interests of the company? While we’re asking tough questions, what happens when a construction company—whose main business is construction—needs more resources for their projects? Where do they go to find those additional resources? At QPM, we don’t have any of those problems or conflicts of interest or even competing interests because our mission—our sole focus—is project management. At QPM, we will never be in a position to put anyone else’s interests ahead of yours. Oh, and that last point, about investing in project management…the advantage of having a singular focus is that we’ll never be tempted to redirect resources from one division to offset losses or make investments in another division. All of our revenue is invested back in our business. This gives us the resources to invest in training, adopt and implement PMI principles, etc.

Of course, the best judge of our work is our customers. And we regularly receive awards from our clients for outstanding performance and contributing to their bottom line.By the way, I’m not going to go through each of these individually, but I did want to point out one award that we are exceptionally proud of. The Employee of the Month award given by Home Depot was not for our company, it was for one of our project managers. It marked the first time in their history that they gave that award to a contractor—someone who was not an employee. We’re really proud of this. It reflects what we try to do as a company—be an extension of your staff. It’s completely successful for us that we are seen as one of them rather than one of us. That’s what we try to achieve. In the proposal we sent, we provided some references for you to call. I encourage you to call these people. There is no better way to learn about the quality of our service and the competence of our staff than talking to the people who have used our services.
