PARTNERSHIP = RISK SHARING :
PK is open to discuss sharing risk and revenue. This PK would require first a deposit which shall be paid accordingly with delivery of
results and PK would require, later, a success fee which would be payable upon the receipt of the first sales of villas. PK’s fundamental
condition for partnership : The developer must provide to PK legal shares of a company or of the ownership of the land. When and if a
partnership is agreed to, the fees designated by PK in this presentation shall be significantly reduced – depending on project conditions
FREE CONCEPT DESIGN :
PK provides a free concept design if the following conditions can be met
 PK likes your project and you
 Signed contract for design and a partnership for risk & revenue sharing

When and if, the developer wants personalized services and wants to change any of the service packages, PK shall accept to change the
package of services and change the fees accordingly, when and if the developer agrees to pay PK fees for this personalizing PK’s
services and fees.

 PK’S INITIAL FEES include CONCEPT DESIGN + BASIC DESIGN + CONSTRUCTION LICENSE. FEE RANGE : Fees vary depending
SITE CONDITIONS & PROJECT CONDITIONS (SPECIFIC REQUESTS) The fees designated above are for use of a design for one
model only. If the developer wants to use the same design for several villas PK shall require a ROYALTY FEE
 ROYALTY FEE : PK’s initial fees are for the design of ONE villa model . The design of the villa model can only be used for the
construction of ONE villa. A royalty fee shall be negotiated for each additional usage of the villa model.
 OTHER DESIGN FEES: PK’s fees include PK’S BASIC SERVICES only . The developer shall engage and pay for the services of all
other consultants required for completing design, branding, marketing sales and construction. Said other consultants include,
but not limited to engineers and a local architect (main consultant /Architect of Record / Executive Architect ) who shall 1.

 SCOPE OF SERVICES & DOCUMENTS :The designated range of Initial fees is based on the developer’s acceptance of PK’s
standard package of services; documents contract for each villa class. Personalized package services are available on request
and for a personalization fee equal to 10% of the personalized contract proposal amount.
 AUTHORSHIP OF DESIGN : The designated range of initial fees are based on the fact that PK shall author personally all
designs except for standard class villas. Standard class villas shall be authored by local class architects under the guidance of
PK.
