FIRST QUARTER OF 2018
In termini di andamento dei prezzi al
mq degli immobili si registra nel I trime-
stre 2018 una nuova contrazione pari al
-3,9%. In particolare, gli immobili usa-
ti -3,5% delle loro quotazioni rispetto al
primo trimestre 2017, mentre il prezzo/
mq dei nuovi immobili mostra dinamiche
positive segnando un incoraggiante ma
modesto +0,9%.
In terms of property prices, the price per
square meter in the first quarter of 2018
decreased of 3.9%. In particular, the used
properties -3.5% of their prices compared
to the first quarter of 2017, while the price/
sqm of the new buildings shows positive
trends marking an encouraging but mo-
dest + 0.9%.

IL FUTURO DEL LUSSO
NELLA SMART CITY
Nel 2045 le città saranno popolate da circa sei miliardi di persone
secondo le stime di McKinsey, mentre nel 2030 il mondo è desti-
nato ad avere 41 mega-città con 10 milioni di abitanti o più. Lo
spostamento massiccio della popolazione nelle città, avrà come
diretta conseguenza l’introduzione di nuovi modelli di sviluppo
immobiliare e di edilizia smart. Così il lusso nell’immediato futuro
potrebbe essere collegato all’esigenza di vivere in una smart city e
in smart building con ogni comfort e con grande efficienza ener-
getica. Qual è il futuro del luxury real estate e verso quale direzio-
ne le imprese immobiliari si avviano? I particolari architettonici, la
storicità dell’edificio, gli interni ricercati non smetteranno di essere
desiderabili per chi vuole comprare proprietà di
lusso ma saranno sempre più coniugati con la
necessità di vivere in un contesto ad alto poten-
ziale tecnologico. I nuovi sviluppi immobiliari del
segmento luxury, quindi, potranno interessare la
ristrutturazione o la realizzazione ex novo di mo-
delli architettonici assolutamente integrati con la
tecnologia di cui si doteranno le città più all’avan-
guardia. Dal punto di vista strettamente immobi-
liare, la riorganizzazione degli spazi interni darà
più spazio agli ambienti in condivisione, mentre
molti servizi si sposteranno nelle aree comuni.
Lusso significherà anche poter fruire di servizi
di alto livello direttamente nel proprio stabile, riprogettando l’espe-
rienza quotidiana di fruizione attraverso le nuove idee del modern
luxury. Perché ormai lusso è anche tutto ciò che ci circonda. Gli
edifici connessi e intelligenti hanno quindi il potenziale per diventare
le proprietà luxury del futuro, offrendo ad esempio la possibilità di
utilizzare le tecnologie per raccogliere informazioni e, successiva-
mente, analizzare i dati per evidenziare le inefficienze. L’industria
immobiliare ha tantissime opportunità per integrare le soluzioni del-
le smart city e dare forma così all’evoluzione del settore in modo da
accompagnare lo sviluppo di queste proprietà futuristiche.
In 2045, the cities will be populated by about six billion people
based on data from McKinsey, while in 2030 the world will pro-
bably have 41 mega-cities with 10 million inhabitants or more.
The massive movement of the population in the cities will have
as a direct consequence the introduction of new real estate mo-
dels of development and smart building. So luxury in the im-
mediate future could be linked to the need of living in a smart
city and in a smart building with every comfort and with great
energy eﬃciency. What is the future of luxury real estate and
to which direction do real estate companies start? The archi-
tectural details, the historicity of the building, the elegant inte-
riors will not stop being desirable for those who
want to buy luxury properties but will be more
and more conjugated with the need to live in a
context with high technological potential. The
new RE developments of the luxury segment,
therefore, may involve the restoring or the new
building realization of architectural models ab-
solutely integrated with the technology of whi-
ch the most innovative cities will be equipped.
From the real estate point of view, the redesign
of the interior spaces will give more attention to
the shared environments, while many services
will move in the common areas. Luxury will also
mean being able to take advantage of high-level services directly
in your building, redesigning the daily use experience through the
new ideas of modern luxury. Because now everything around us
is also luxury. Connected and intelligent buildings have the po-
tential to become the luxury properties of the future, offering for
example the possibility of using technologies to gather informa-
tion and, subsequently, analyzing data to highlight ineﬃciencies.
The real estate industry has many opportunities to integrate the
smart city solutions and thus shape the sector’s evolution in or-
der to develop these futuristic properties.

Gli scenari cittadini evolvono insieme con
le politiche economiche e urbanistiche
attuate a livello locale e nazionale. Se si
è soliti pensare che le nuove costruzioni
contribuiscono in grande parte al cam-
biamento urbanistico, va considerato che
i progetti di riqualificazione architettonica
di edifici preesistenti stanno assumendo
sempre maggiore importanza e peso.
I quattro principali trend in atto nel-
le città più innovative d’Italia mo-
strano le direttrici verso cui si muo-
ve la trasformazione urbanistica.
Spesso può essere la cultura il
motore di questa trasformazione,
come è accaduto a Milano con
l’esperimento riuscitissimo della
nuova “Torre Prada” che, con l’im-
ponenza dei suoi 60 metri altezza
e le sue splendenti superfici bian-
che, ridisegna lo skyline della zona
ovest della città.
Interventi distanti dal centro storico ca-
nonico che hanno disegnato un nuovo
scanario, sono volti invece alla riqualifica-
zione delle aree periferiche, con l’obiettivo
di migliorare la qualità della vita degli abi-
tanti e valorizzare le risorse sul posto. Un
esempio è il grande intervento condotto
a Torino da Lavazza, con la realizzazione
del nuovo headquarter ribattezzato Nu-
vola che dà nuova vita al quartiere pun-
tando sulla condivisione degli spazi.
Non va inoltre sottovalutata la spinta
dell’edilizia ecosostenibile e della rifore-
stazione urbana, che stanno divenendo
un trend in continua crescita. L’archistar
Stefano Boeri sostiene che l’aspetto
delle città nel futuro sarà assolutamen-
te green, grazie a una serie di interventi
congiunti: creazione in aree dismes-
se di community garden; introduzione
di sistemi ombreggianti realizzati con
piante in grado di assorbire inquina-
mento acustico e smog, i cosiddetti ca-
nopy; nuove costruzioni progettate per
ospitare strutture vegetali.
Infine, i nuovi sviluppi luxury dan-
no una forte spinta ai processi
urbanistici trasformativi perché
permettono una libera speri-
mentazione delle forme e del-
le strutture. Le residenze e i tre
eccentrici grattacieli del City Life
si stagliano sulla più grande area
pedonale della città, liberata da
una grande aerea di terreno tra-
sformata. Il primo grattacielo di Roma,
Eurosky, spicca nello skyline della ca-
pitale come fulcro del nuovo volto del
lusso immobiliare della città.

The Cityscapes evolve together with the
economic and urban policies botht local
and national. If it is usually to think that
new buildings contribute to a large part
of urban transformation, it should be
considered that the architectural redeve-
lopment projects of pre-existing buildin-
gs are becoming increasingly important
and weighty. The four main trends taking
place in the most innovative cities of Italy
show the directions towards which ur-
ban transformation moves.
Culture can often support this transforma-
tion, as happened in Milan with the very
successful experiment of the new “Torre
Prada” which, with its 60 meters height
and its shining white surfaces, redraw the
skyline of the west area of the city.
Operations distant from the historic cen-
ter that have designed a new city shape,
are aimed instead at the redevelopment
of suburban areas, in order to improve
the quality of life of the inhabitants and
to enhance local resources. In Turin, for
example, Lavazza company has built its
new headquarter called “Nuvola” throu-
gh an important redevelopment opera-
tion that gives a new life to the neigh-
borhood focusing on sharing spaces.
Furthermore, the thrust of green real
estate and urban reforestation, that are
becoming a constantly growing trends
should not be underestimated. The Ita-
lian archistar Stefano Boeri argues that
the cityscapes in the future will be ab-
solutely green, thanks to a combined
series of interventations: creation in di-
sused areas of community gardens; use
of shading systems made with plants
capable of absorbing noise pollution and
smog, the so-called canopy; new buil-
dings designed to host plant structures.
Finally, the new luxury developments
give a strong boost to the transformative
urbanistic processes because they al-
low a free experimentation of forms and
structures. The residences and the three
eccentric “City Life” skyscrapers stand
out on the largest pedestrian area of the
city, got back with the transformation of
a large land area. The first skyscraper of
Rome, Eurosky, stands out in the skyline
as the center of the new luxury real esta-
te’s face in the city.
