G. Wayne Reyes, CPM
President, American Spectrum Management Group, Inc.
Mr. Reyes has more than 25 years of experience in management, leasing,
construction and allied accounting for portfolios of office, industrial, retail and multi-family
properties in Houston, Austin, San Antonio, Dallas and Corpus Christi. As
President, Wayne’s responsibilities include evaluating and implementing pro forma
performance, meeting target leasing goals and overseeing the property management
and leasing operations for all owned and third party properties throughout the
country. Wayne´s career involvement in the commercial real estate market includes
having twice served as President of the Houston Chapter of the Institute of Real
Estate Management (IREM). He holds a Texas real estate broker´s license and the
designation of Certified Property Manager (CPM®). He attended Texas State
University.
Todd Gresky
Vice President, Asset / Operations American Spectrum Self Storage Management
Todd Gresky joined American Spectrum in July 2010 as Regional Manager in the self
Storage Division for Houston and Ft. Worth. He was then promoted to Director of
Operations overseeing the entire self storage portfolio while supervising 40
properties in nine states. Todd has 22 years of multi-unit management experience
and most recently six years in the storage industry, which include District Manager
with Public Storage, a public company. Todd’s focus is to increase occupancy,
revenue and net operating income for the 1st American Storage properties while
streamlining operations of the Storage Division. Todd has a bachelor’s degree in
business management, having graduated with honors from Texas Christian
University.

Roddy has more than 25 years of management experience in retail, hospitality and storage
industries. The last 16 of those years include multi-unit management experience in all three
industries with sales and profit growth in every industry. Roddy’s mission is to help build a

work for the employees and consistent profitable sales growth for our investors. Roddy has a
master’s degree specializing in organizational leadership and a bachelor’s degree in psychology

Chris Castillo
Regional Manager
Chris Castillo joined American Spectrum in October 2012 as Regional Manager in the Self
Storage Division. Chris currently oversees storage facilities in Texas, Arizona, Nevada and
California. His focus is on increasing revenue, occupancy, people development and setting
standard operating procedures. Chris has 12 years of multi – unit management experience, and
three years in the storage industry, which include Public Storage, a public company.
Kimberly Van Doren
Regional Manager
Kimberly (Kim) joined American Spectrum in December 2010 as a Property Manager in the Self
Storage Division. Kim has over 15 years experience in customer service, retail sales, and office
management. Kim’s focus is on increasing revenue, occupancy, and providing a great place to
work while serving our customers. In July 2013 Kim was promoted to Storage Division Training
Manager a position where she was instrumental in reinforcing the knowledge and execution of
our day to day processes within the entire division. Kim has since been promoted to Southeast
Area Manager. Kim attended Keiser University in Port Saint Lucie, Florida.

Our risk management department is where we can really save our clients significant amounts of money on their insurance premiums. We typically save our clients what they pay us in management fees by brining them under our master policy.
In the event your property has a claim, our division will act as a liaison to manage the claim from beginning to end. They also provide regular training for our property managers and have very detailed preventative maintenance programs in place to avoid pitfalls in the first place.
You’ll probably agree that this will be of particular interest to any properties you have in Harris county.
Here are a few examples of some marketing materials we are currently using on-site. Our marketing department designs all of these materials in-house, which is another avenue in which we’re able to save our clients money. We handle everything from banners, to signage, property brochures, and online marketing initiatives.
We just put up banners at each property to advertise our $1 pays 1st month’s rent. Since installing those, we’ve seen a significant increase in walk-in traffic.
We’re also adding feather flags to attract attention and gain awareness.
And of course, websites and online mediums are of huge importance today.
Once you get to the property page, there’s a wealth of information.
Customers can go online and view photos of the storage facility, get pricing information, coupons, get directions, read testimonials, and even reserve a unit. We also have a convenient pay rent online feature– all from the website.
Since it’s integrated with Site Link, customers see real-time availability and managers are able to manage the content easily from the back-end.
All of our URLs are SEO friendly, meaning they contain the keywords and local qualifiers most internet searchers are using. This helps your facility rank higher on Google when someone is searching for storage in your area.
For example, ASR Advisors recently negotiated a dollar for dollar refinance at our Ft Worth NW property.
The Ft. Worth Northwest property loan matured in January 2011 and at that time the property could not be refinanced. We achieved a one year extension with the lender to provide the property the time to increase value with improved financial performance.
Through 1st American Storage’s cost-efficient branding, aggressive marketing strategies, and streamlined operations, Fort Worth Northwest was able to significantly increase occupancy by 29% in 2012, thus increasing revenue, and decrease expenses thus increasing net operating income.
The increase in income and decrease in expenses increased value of the property and allowed us to successfully negotiate a new loan with C III Commercial Mortgage. The new loan transaction closed in March 2012, reducing the property’s interest rate by nearly 50 basis points

Site Link is the property management software that we use onsite at all of our facilities. The real time integration with our website and ability to reduce theft through retail management has been a huge cost savings to the properties.
We’ve seen that tenant insurance is a product customers like and it provides an insurance bridge between the owner and tenant.
We actually make this mandatory for all customers, and by doing so, we average $8 per move in, which results in a $2 per transaction revenue to the facility.
We also offer a full line of retail merchandising at our properties: from boxes to mattress covers. As you can see from this before and after picture, we can help transform your sites from looking like this…to looking clean and professional like this.
Again, customers like the convenience of purchasing these items onsite and we’re able to increase retail sales from $8 to $35 per move in.
We also have moving trucks at each site so that we can provide the complete moving experience.
