2. Company Overview
With a corporate history dating back to 1995, CREMAC Commercial Finance (CREMAC) is a
fully integrated commercial real estate finance company. CREMAC's primary activities in‐
clude originating, servicing, and securitizing commercial mortgage loans.
CREMAC is a direct lender. Our loan program provides permanent fixed rate commercial real
estate loans for the acquisition or refinance of income producing commercial real estate
properties located in most markets, including secondary and tertiary markets, for commercial
mortgages over $3 million.
As one of the first conduit lenders to re‐enter the market, CREMAC is actively pursuing lend‐
ing opportunities with property owners across a full range of commercial real estate asset
types.
CREMAC's policy is to originate loans that have been made based on sound underwriting
practices, risk parameters, and underwriting guidlines. Underwriting is performed taking into
consideration the strengths of both the borrower and the property. Each loan is reviewed
individually with focus on credit metrics as well as the unique attributes of each property's
financial condition.

Borrower Single‐Member LLC Special Purpose Entities with sponsor
guarantees/indemnities for non‐recourse carve‐outs. For
owner‐occupied properties, owners must sign market rate
lease for the term of the loan with increases in proportion
to the space

Prepayment Defeasance and yield maintenance options available

4. Environmental Phase I Environmental Assessment along with
consultation of an Environmental Database to ensure
that neither the underwritten property nor the
surrounding properties are contaminated by hazardous
materials
Property Condition Property Condition Report must be completed by an
approved provider
Escrows Property casualty insurance and real estate tax escrows
are required
Property/Liability Real estate must be continuously insured with property,
Insurance liability, fire and casualty (including acts of terrorism),
and rental interruption insurance
Title Insurance Title insurance policy is required from a nationally
recognized company
Survey Each loan is required to have a Survey or Survey
Endorsement on the Title Insurance Policy
