His ability to successfully blend strong personal skills with an analytic, business-minded approach has
enabled Michael to work with a variety of clients. In addition to serving the needs of buyers and
sellers, he has also developed working relationships with a number of area banks, whom he represents as
an REO and Financial specialist. The diversity in his business provides him with a broader perspective of
the market and the business as a whole, and allows him to offer each client a more
well rounded approach to each transaction.
After visiting a property, he undertakes what he describes as a dynamic approach to
the selection process. “We review each home and rate it, addressing
topics including a property’s potential, any issues that may arise, and
how well they suit my clients’want and needs. After narrowing down
our top choices, we typically go back to those properties so that my clients
can make their final decisions.” The extra work up front, he says,
makes for a more streamlined and efficient process. “When we visit a
home we’re capturing my clients’ feelings about the property, as well
as the basic data,” he explains. “This way,they don’t become
overwhelmed as they preview multiple properties.”
As a listing agent, Michael’s focused approach keeps him in constant
contact with his clients as well as his colleagues. “I visit my listed
properties weekly, contact agents who have previewed the properties
and request their feedback on a home’s salability and price,” he says.
“In addition, I’m in touch with my clients at least twice weekly,
addressing market conditions and offering them the information they
need to help their homes sell.” His role, he says,is to serve as a partner
in the process. “I am not just telling my clients what I think should
be done; I’m pointing out ideas, which we will use to make a collective
decision,” he explains. “As their agent I am always working to advise
my clients and to accomplish their goals, but I like them to be
completely involved in the process of making decisions so that
they are ultimately satisfied with their results.”
Michael’s collaborative approach has served him well in his work
with realestate-owned (REO) properties. The process of preparing
and marketing these homes for sale involves a great deal of preparation,
attention and commitment, and he is well suited for the job. Because
he is attuned to the residential real estate market,he takes great care to
maintain the properties to increase curb appeal. “
Of course, property rehabilitation and maintenance are only
one part of the entire preparation process. From coordinating service
contractors, to determining market value, then advertising and seeing
the transaction through to the closing table, Michael ensures that every
task is completed in a timely and effective manner, relieving banks
and asset managers of the often-overwhelming responsibilities that
accompany REO properties.
In every aspect of his business, Michael counts upon the support of
his extended team, the real estate professionals whose services are an
integral part of each successfultransaction. “It’s very important for
me to be able to call my banking representative,even during
the weekend,” he observes, “and know that my client will be able to
start the loan process for the purchase of a home.” His innate ability
to match the needs of others led Michael to develop a business
networking group in 2006. The Success Express of Laguna Niguel
is comprised of service professionals in a range of fields, all of whom
share the same level of commitment to exceptional client care.
From personal care providers including a dentist, nutritionist and
chiropractor, to individuals in the home repair, banking, mortgage,
escrow,insurance and title industries, Michael has developed strong
collegial networks with many of the area’s top professionals.
As a result, his clients benefit from a wealth of resources who can
offer their assistance and expertise in every aspect of their personal
and professional needs.
