1. Cherrytree Group Tax Credit Services
The Cherrytree Group is a Newton, MA based group of entities that offer tax
credit consulting, brokerage, syndication, and specialty finance services. We serve
developers of all sizes, general contractors, engineers, geotechnical scientists,
individuals, and investment partnerships to assist them in applying for, securing,
and monetizing available Federal and State tax credits. The services we provide
include the following:
Consulting Work
i General development finance and transactional structuring;
i Analysis of a project’s tax credit eligibility;
i Preparation and filing of tax credit applications;
i Due diligence and underwriting services, including project budget and pro-forma creation
and analysis;
i Accounting services, such as building of tax credit eligible cost spreadsheets, accumulation
and verification of back-up documentation to substantiate tax credit eligible costs such as
invoices, cancelled checks, or statements/registers;
i Strategic advice on regulatory tendencies, direct interaction with regulators on the state and
federal level;
i Direct engagement within the tax credit regulators and response to any auditing questions,
and document requests.
Legal Support
i Legal support from our Staff Attorney to resolve any denial(s) of specific line-item tax credit
eligible expenses;
i Filing and handling hearings on proposed tax credit denials; and
i Closing on the Tax Credit investment or purchase using our Staff Attorney, and outside
Counsel if necessary.
Brokering & Syndication
i Securing a Tax Credit purchaser for the State Tax Credit or syndicating the Federal Tax
Credits; and
i Structuring the transaction to meet current IRS guidelines, or to achieve tax neutral status.
