This Lease Proposal document outlines the proposal terms for lease
of the premises described above by Maho Real Estate.
1. Term of Lease:
The term of lease is minimum three (3) years.
2. Renewal option:
The contract can be renew for another three (3) years
3. Proposed usage:
The store can be used as office or store with possibility
to divide it.
4. Rent:
The monthly rent is $ 3,500.00 + Administration Fees
(6%) + water and electricity. The rental collection will be
increased every year by 5%. The rental must be paid in
advance on the first of each month.
Advance payment of 6 month gives you discount of 10%
+ cancellation of administration fees
Advance payment of 1 year gives you discount of 20% +
cancellation of administration fees
5. Security Deposit:
The security deposit is three (3) months of average
monthly payment for three (3) years
6. Inclusions:
Organized spaces, reception, Manager's office, kitchen
and A/C
7. Exclusions:
The store is completely unfurnished
8. Lease Agreement:
A formal, written lease agreement would be executed
between the Parties that would become the final
agreement between them.

This Lease Proposal does not constitute a contract, or an
offer to contract, but rather an invitation to proceed with
further action by the Parties towards execution of a
formal agreement between the Parties.
