Linda Martignetti has had the privilege of calling Southeast Florida her home since 2004. Born in New York, she
moved to Minnesota in 1982 with her husband and raised their 3 children. She relocated to Florida once her
grown children all found themselves planted here for various reasons. Linda is now blessed with 8 beautiful
grandchildren that keep her busy when not serving her many clients.
Initially, the challenges of trying to search for a new home while out of state, unveiled the need for dedicated
professionals to assist others trying to relocate and drew her to the real estate business. It didn’t take long for
success to follow as her passion for helping people, whether local or afar, became apparent to those needing real
estate assistance. They needed to find that “trusted advisor”. With the then upside-down market and so many
people forced into short sales to prevent foreclosure, many will tell you that her counseling has helped them see
things in perspective and calmed many a frantic and frightened seller. And most of all, she was able to negotiate a

INSPECTION – It’s time to take a look at your home, note important features, upgrades and improvements,

MARKETING PROPOSAL – We will review of all the marketing, advertising and things we do to find a

To maximize the value of your house we need to implement
the 3 “C’s of Staging:
C 1. Clean! Spotless kitchens, baths, patios, and decks.
Things you don’t routinely clean like ceiling fan
blades, baseboards, ceiling corners, and more.
C 3. Color! Neutral colors are best with color
accents. Bright and bold colors do not appeal to
the broadest base of buyers which is our target.

Unfortunately, you only discover potential deal-killing repairs after you are already under
contract - when the buyer hires a home inspector to scrutinize every aspect of your home.
When you list - and close - your home with me, I’ll walk through your home with you and
make suggestions on items that appear to be needing repair. Although, I am not a licensed
experienced inspector! Sometimes, a pre-listing inspection is one of your best investments
especially if the house has not been maintained as well as it could have been.
Discovering and repairing problems early in the marketing process places you in
control, eliminating the stress of making repairs on the buyer’s schedule. Having your
house in move-in condition also helps you avoid delays to closing and demonstrates to
buyers, agents and the buyer’s home inspector that your house has been very well
maintained. We want buyers to focus on how they would live in your home - not what
they would have to repair.
Additionally, your house will stand out from the competition as a better value and
command a higher price.
I will also recommend trustworthy, professional contractors to address any repairs that are
needed. The extent that these repairs are made will directly affect your listing price. You
have the ability to command a higher asking price, and substantiate it, when your home
is in top condition.

The most effective method of pricing your home is to have a professional
appraisal. Of course, not everyone is in a position to do that and that is
why we take extraordinary care to perform and accurate and up-to date
market analysis of your property.
Benefits of having a professional appraisal:
• You receive an unbiased, third party opinion of the market valueof your
home by a trained professional.
• You are positioned to quickly recognize and respond to a market offer.
• You are positioned to effectively challenge a low lender’s appraisal of

Top 5 Reasons why you can’t trust the accuracy of a Zillow estimate.
1. Zillow doesn’t know anything about the condition of your home or the updates you’ve put in your
home.
2. Zillow has little or no knowledge about your lot, your views, are you walking distance to the best
schools, are you on a water lot, etc.
3. Zillow’s data is often inaccurate and they don’t always compare apples to apples.
4. Another reason their data might not be accurate is because they can’t keep up with the market
shifts going on (interest rates going up or down, or seasonal markets, etc.
5. Zillow is now out there buying homes. Do you think Zillow is going to pay you top dollar for your

  • 3. Linda Martignetti Southeast Florida Linda Martignetti has had the privilege of calling Southeast Florida her home since 2004. Born in New York, she moved to Minnesota in 1982 with her husband and raised their 3 children. She relocated to Florida once her grown children all found themselves planted here for various reasons. Linda is now blessed with 8 beautiful grandchildren that keep her busy when not serving her many clients.
