Introduction to Site
The 50m x 60m site is at Bandar Sri Damansara, Kuala Lumpur. The site is adjacent to
Sungai Buloh, Kota Damansara, Kepong and Mont Kiara. It is much convenience to residents
getting around.
Sprawling over 700 acres of freehold land, this mixed development of Bandar Sri
Damansara area consists of bungalows, terraces, flat and apartments as well as shop-offices
lots. It is divided into 2 precincts area which are named Persiaran Perdana and Persiaran
Meranti.
Being a township, Bandar Sri Damansara have its own kindergarten, schools, banks,
clinics, petrol stations, police station, market, surau, mosque, recreation park, hotels, club
house, factories and offices. Schools located with the township are SJK ( C ) DESA JAYA 2 BDR
SRI DMANSARA, SK BDR SRI DAMANSARA 1, SK BDR SRI DAMANSARA 2, SK BDR SRI
DAMANSARA 3 and SS BESTARI BDR SRI DAMANSARA.
The site that we choose is an empty land with recreation park. It is located in East-South
of Persiaran Perdana. This land is filled with lawn and trees which means it does not contain
any hardscape structure or existing structure.
I found that this area is lack of healthcare facilities besides of normal clinic. So, I decided
to develop a private dialysis centre which is under commercial area. The reason for develop a
healthcare clinic is because the site is surrounded by residential area which has a great
potential to develop a healthcare clinic. It will convenience for the residents who suffering
diabetes who have to travel to a further place for dialysis treatment.

Project Concept
As there is lack of healthcare clinic around this area, some residents who suffering
illness having problems for traveling far to get treatment. Therefore, I decided to propose a
project on building a dialysis centre at this site.
The purpose of building this dialysis centre is providing a convenience facilities for
diabetes patient to get treatment easily. It also providing salvation for those who once had lost
their hopes to live.

Design Concept

buildingareaforpeople whocome here. The site Ipropose is50m x 60m (3250m2
) and itis onlywith
One Floorwith60 dialysismachines.
In the design for the center, I designed waiting area, office, water treatment area,
laboratory and exam station, procedure room, nurse station, technician room, reception and
records room.

Requirements of Dialysis Clinic
1. How to Start a Dialysis Clinic
Dialysis clinics provide dialysis treatment services for people with kidney failure. Kidney failure
is driven by hypertension and obesity, and the disease is prevalent and growing in the United
States. The U.S. Renal Data System estimates that by 2010 the number of people in the U.S.
with kidney failure will have doubled, from approximately 320,000 in 2003 to 650,000. Dialysis
clinics provide necessary services that are becoming increasingly critical as the number of
patients with kidney failure grows. Unlike other types of clinics, dialysis centers can be opened
with relatively little capital, making them attractive opportunities for investors and
entrepreneurs.

Instructions
1. Form a partnership with at least one nephrologist--a doctor specializing in kidneys. The
nephrologist will be responsible for treating patients and managing the day-to-day
operations of the dialysis center. In addition to a standard salary and benefits, the
nephrologist may ask for a share of the profits generated by the dialysis center.
2. Obtain the necessary Certificate of Need, which is required before you can begin
construction on a medical facility, from the state the dialysis clinic will be located in. Fill
out a Certificate of Need application form with the state's Agency for Healthcare
Administration. Some states also require an application fee.
3. Register the dialysis center as an Ambulatory Surgical Center with the state's Agency for
Healthcare Administration. You can register the center at the time that you fill out the
Certificate of Need application. The registration forms vary by state, and the person
helping you with the Certificate of Need application can help you with the registration
process.
4. Hire nurses and a medical technician: they will assist the nephrologist in treating
patients. Also hire a receptionist to handle patient scheduling and back-office
responsibilities.

5. Organize the medical office space into one procedure room, patient waiting area, pre-
procedure/recovery area, clean and soiled utility, break room, storage and physician's
office.
6. Lease and install the necessary capital equipment, including the C-arm, examination
table, digital imaging systems, ultrasound machine and dialysis machines. You can lease
this equipment from a number of companies, including GE's medical technology
division. Professional installation of the equipment will be included in your upfront
lease costs.
7. Purchase and install patient billing software. You can purchase this software from a
number of companies, including edgeMED Healthcare Solutions.

1. Undertake a program of study that equips you to practice hemodialysis and peritoneal
dialysis, the two methods for cleaning patients' blood after their kidneys have shut
down. Working as a technician at a hospital, clinic or private dialysis center gives you
the insights, tools and knowledge you need to treat patients; you also become familiar
with the nomenclature, technology, equipment and supplies required to operate a
dialysis center.
2. Find a partner or hire staff proficient in accounting, administrative tasks and practices if
you’re not sufficiently trained to run the business end of your dialysis clinic. There are
plenty of responsibilities that can be shared with a numbers person, including

overseeing supply orders, setting budgets and keeping records. Assume responsibility
for hiring and firing, hygiene protocols and marketing programs — that's enough on
your plate. It also helps to know and keep tabs on your competitors so you're able to
market your services more efficiently and creatively.
3. Apply for funding to underwrite your dialysis center startup. Approach banks, venture
capitalists and lending institutions, particularly those in the business of capitalizing
medical facilities. Present potential lenders with a business plan and prove that you’re
creditworthy and that your center has the potential to turn a profit. Apply due diligence
to identifying license- and permit-granting authorities required by your state and city
for the operation of a dialysis center.
4. Rent a facility. Your dialysis center can occupy any building that can be remodeled into a
patient treatment center. The owners of Liberty Dialysis in Connecticut, for example,
repurposed a building that once served as the cafeteria for Prudential Insurance’s
1,000-person staff. They chose the building for location, plenty of parking spaces and a
10,000-foot expanse that allowed them to set up 18 dialysis units. Today's dialysis
centers can be small or large — your ability to fund and staff yours should be the key
size determinants.
5. Purchase supplies and equipment. The market for used and refurbished dialysis
equipment has exploded, so you can find everything you need to equip your center
without breaking your budget. Contemporary dialysis machines come in myriad sizes
and designs; certain models are made for centers with finite amounts of space and can
be mounted to the wall; others are large, freestanding units with an abundance of
features.
6. Keep patient welfare at the forefront of your business model. Dialysis patients want
cleanliness, diversions such as TV, a helpful staff, adequate parking, handicap
accessibility, a wide choice of appointment times, and assurances that all of the
equipment used to treat their kidney ailments is sterile and state-of-the-art. You also
need employees who are proficient at processing insurance company, Medicare and
Medicaid forms, an essential component for success in this day and age of bureaucracy.

The site is adjacent to Sungai Buloh, Kota Damansara, Kepong and Mont Kiara. It is much convenience to residents getting around. Sprawling over 700 acres of freehold land, this mixed development of Bandar Sri Damansara area consists of bungalows, terraces, flat and apartments as well as shop-offices lots. It is divided into 2 precincts area which are named Persiaran Perdana and Persiaran Meranti. Being a township, Bandar Sri Damansara have its own kindergarten, schools, banks, clinics, petrol stations, police station, market, surau, mosque, recreation park, hotels, club house, factories and offices. Schools located with the township are SJK ( C ) DESA JAYA 2 BDR SRI DMANSARA, SK BDR SRI DAMANSARA 1, SK BDR SRI DAMANSARA 2, SK BDR SRI DAMANSARA 3 and SS BESTARI BDR SRI DAMANSARA. The site that we choose is an empty land with recreation park. It is located in East-South of Persiaran Perdana. This land is filled with lawn and trees which means it does not contain any hardscape structure or existing structure. I found that this area is lack of healthcare facilities besides of normal clinic. So, I decided to develop a private dialysis centre which is under commercial area. The reason for develop a healthcare clinic is because the site is surrounded by residential area which has a great potential to develop a healthcare clinic. It will convenience for the residents who suffering diabetes who have to travel to a further place for dialysis treatment.

Therefore, I decided to propose a project on building a dialysis centre at this site. The purpose of building this dialysis centre is providing a convenience facilities for diabetes patient to get treatment easily. It also providing salvation for those who once had lost their hopes to live.

How to Start a Dialysis Clinic Dialysis clinics provide dialysis treatment services for people with kidney failure. Kidney failure is driven by hypertension and obesity, and the disease is prevalent and growing in the United States. The U.S. Renal Data System estimates that by 2010 the number of people in the U.S. with kidney failure will have doubled, from approximately 320,000 in 2003 to 650,000. Dialysis clinics provide necessary services that are becoming increasingly critical as the number of patients with kidney failure grows. Unlike other types of clinics, dialysis centers can be opened with relatively little capital, making them attractive opportunities for investors and entrepreneurs.
